Worst maintenance, worst…read moreservice and one of the worst landlord I have seen, I believe Investment Realty is way better than them, Highly unprofessional these people are. Please just ignore Herman and Shields if you are looking for an apartment. Full of bed bugs and roaches. Worst insulation. In other words please do not fall into their trap. They will be sweet to you when you sign the lease and then the real face gets unfolded. They especially prey on international students. So just beware of these landlord.

I've had to go in and go through my statements and ledger to show them I am up to date. Once I think the problem is sorted and everyone has agreed we are on track, they come back and say I'm behind again. What has changed from the last time we went through it? Their direct debt system took out 3 fortnightly payments in 1 week (over 3,000) and I got charged overdraft fees- I had to block them from taking money out with the bank. I didn't receive an apology or compensation. Then their new 'sorted' app which is a third party who handle rent payments. I've had payments missed because it wasn't in their schedule. The property manager then called me to ask why the payment wasn't made and disregarded the fact that it's their product's fault and demands for the payment. No apology or understanding on my behalf was given. Totally rude customer service by senior property managers. It's bad that they don't own up to their issues/mistakes and makes tenant's look bad in front of owners to make themselves look competent. I will be contacting the owner and filling them in.

    Over the past two years Investment Realty has made over $300 off me just from application fees…read more Applications and background checks and FEES for them expire quickly. They play this little game where they put a property up for rent and if they have 50 applicants and your number 40 they just keep your application fee and don't offer you any other homes. They do this on purpose and I have no idea how they legally get away with it. I was without a home from May 2025 till present and desperate to find housing; otherwise I would have NEVER gone thru them. I actually signed a lease on the house that is pictured. It was in such rough shape that the city of Rolla condemned it, and instead of them apologizing to me, they got angry that I called the city of Rolla to assist me with getting a few things that were not up to code fixed. Yes I approached them about these issues first and they flat out told me they couldn't do anything. Living in a home with mold everywhere is detrimental to your health. And the fact that they rent mainly to young college students who may not know any better is horrible. I have no idea how this company is still in business but if I have anything to do with it, they won't be for much longer. Avoid this company like the plague! They are horrible people and they do not care about stealing from you and renting disgusting homes that are falling apart and still dirty from the prior renter.

I had to install weather stripping to make sure there was no leakage as there was a wide gap at the bottom of the French windows. The lock to the front door remained broken and unreplaced for over 6 months . I lived here for 3 years and the problems started appearing in my last year here. Speaking with the owner, a lawyer was a painful experience . Once when I simply told her that I was unhappy that the AC broke down 3 times in 3 years , she said told me to be grateful that I was not in Ukraine. I was also charged a ridiculous cleaning fee of $1600 after I left my apartment. When I threatened to report her to BBB she accused me of harassing her and threatened to report to my workplace . Two ladies who still come over to walk my neighbor's dog A lady whose son did work for Constance Brown. She has canceled work orders to fix appliances that have been broken since I moved in. She abused me verbally until I followed the VA doctors advice and blocked her number and emails. Being 100% disabled I made her aware of my disability so she would stop the threatening behavior and since she persisted I have now filed a formal complaint with adult protective services. She makes up lies to keep your deposit what is worse is she absolutely does enter your domicile without proper authorization. I mean look at this security situation. These keys unlock all of the apartments and the closet they are in doesn't even close. Stay away! She got drummed out of this town (to Canada, conveniently) like 20 years ago and her reputation precedes her.

The employees are mostly family and it shows to get in is a bitch they take all youre personal info check car truck plates and dl even ins cards the gate people esp are very rude and argumentive. Every time i said something to the office people about way they treat people they told me they treat everyone that way .the little store they have charges three times what stuff cost .4hamburgers was 75dollars.and if something happens and you cant pay assessment they lock you out of your property i told them i wanted to pull my camper out and get my personal stuff and put lot up forsale they told me no i had to pay assessments first.thentold meif i didnt pay their assessments the couldnt fix roads wich by the way they dont do anyway . They say they check license ins because they are liable .in that case when the lock an owner out of their property they become liable for any damage and or theft that occurs . They cant just pick and choose. Heres an example where assessments go they paid 65000 on a boat then built private dock .and it just sits but its there incase they need it the trustees sit in back room wont come out to discuss anything . This company is predatory and…read moreviolates tenant privacy on a quarterly basis with full spectrum photos of belongings for owners. Upon move out, families are taken advantage of by an anal retentive inspector who nit picks down to noting dog feces on the yard for which we had no control. Also, I agree with the unfair rekey fee although it is outlined in the document. Pay close attention to your notice to vacate regarding utilities, you will be responsible to pay three business days of service after you vacate or will be charged $150. Be advised read and re-read all documents put in front of you from this establishment. They are iron-clad and there will be no negotiations. 100 percent agree with these well written and accurate comments: "Would not recommend renting. Random BS charges at move out "rekeying locks" and won't do a move out checklist with me present. I hate this company and would NEVER recommend renting from them. Lazy property management company wants to push off all costs onto tenants. For reference the house is very clean and I have always gotten my security deposit back elsewhere minus one or two little charges for things like forgetting to weedwack or couldn't get the oven clean enough. I will be recommending they get put on the "OFF LIMITS" list for Soldiers if I don't get a reasonable refund of deposit. It's not supposed to be free money for the managers. Edit: I was told at move-in that regular wear and tear was permissible but now they are trying to charge me "recleaning" fees and no charges are itemized. No actual prices are listed out, they don't use a checklist with prices like every other rental company. May have to pursue legal action to get anything at all back. They wouldn't accept my notice to vacate at the end of my lease until I signed the agreement they're mentioning, so it's not like the contracts I signed will be enforceable. I had no choice and only signed them hoping to get my deposit back. Very unfair and predatory dealing, normally you can just inform the property manager in writing without signing a contract" "If you lease with them, don't expect to be treated fairly. Do not expect to see your deposit back. They will find any way possible to charge you for anything upon move out. They are all about lining their own pockets. On top of that, they claimed that in the 5 months we were there (I'm military and got orders to move) there was a light cover in one of the rooms that wasn't there when we moved out??? Which I never noticed. And my fiancé and I were totally blind sided by when they said this. They are also terrible with getting work orders done.... $775 taken away from me because it wasn't better and cleaner than when we moved in?"
