I had an attic a/c get clogged by the sticker falling off and clogging it's drain. It flooded, the…read moreceiling above washer area was raining water and the glass bowl filled up with water to the point the light bulb was completely submerged. This apartment had 4 rentals, this easily could have burned down the building at this phase. I notice it's raining inside and finally get investment reality to send maintenance. The sticker wasn't found at this step, but they drain the built up water. Once they deem it dry enough, they spray on kilz, but it isn't dry. They do find the sticker on this trip. I protest the material not being removed, and shortly after rent is increased. I now have noticed the water has soaked along the ceiling material and has turned my pantry fuzzy on the other side of a wall. They promise to cut material out this time, but the person they send tries to wipe mold growth on a popcorn texture ceiling with bleach using toilet paper. Cheap, thinner than opened napkins toilet paper. Apparently they didn't want to bother wasting microfiber cloth. I immediately offer paper towels so at least something is being done, even if not helpful. This is fall 2025 at this maintenance visit. I know roots will be alive, and I can tell because despite airing out home, I'm coughing up a storm. I'm wearing a mask indoors like it's covid days and I'm trying to shop. I decide to seal up the pantry with tape for my own health. May 12th 2026, inspection. I bring up the pantry in hopes it gets dealt with properly. Inspector and I get blasted with spores. They promise to cut it all out. Maintenance crew on 15th instead bleaches, uses kilz, and paints it to look like never was a problem. I protest. Rent gets increased again. I cannot tell you what to think, but I can offer my horror story with loss of habitable apartment with growing cost to stay. My initial cost to move in was also a whopping 6 months up front, a policy I am unaware if it is even normal elsewhere. Be on guard, take notes of everything and take pictures.

We did as much research as was possible about the various real estate rental companies/landlords...none of the ones we found (Investment Realty, Brown, Dale Wands) seemed particularly appealing or accommodating (some were plain unfriendly). Luckily, on Rollanet we saw an ad for a property rented by Frost Enterprises. The house we found with them is MUCH nicer (hardwood floors, newer appliances, better maintained) and was actually cheaper than the several other places that we had relatives view on our behalf. To boot, Craig the landlord is super-friendly and has been very responsive to the few requests we have made from him. I think most of the properties they offer are pet-friendly to boot.

During the entire process, Pat kept us thoroughly informed and was always available and easy for us to contact. All in all, dealing with Pat was a pleasant and professional experience. If we are ever buying or selling another property in the Rolla area, we will definitely use Pat again.

I am a tenant and have had multiple terrible experiences with Independent property management…read more The worst is being accused of being in arrears more than 3 times. I've had to go in and go through my statements and ledger to show them I am up to date. Once I think the problem is sorted and everyone has agreed we are on track, they come back and say I'm behind again. What has changed from the last time we went through it? Their direct debt system took out 3 fortnightly payments in 1 week (over 3,000) and I got charged overdraft fees- I had to block them from taking money out with the bank. I didn't receive an apology or compensation. Then their new 'sorted' app which is a third party who handle rent payments. I've had payments missed because it wasn't in their schedule. The property manager then called me to ask why the payment wasn't made and disregarded the fact that it's their product's fault and demands for the payment. No apology or understanding on my behalf was given. Totally rude customer service by senior property managers. It's bad that they don't own up to their issues/mistakes and makes tenant's look bad in front of owners to make themselves look competent. I will be contacting the owner and filling them in.

I was renting a place from them and they just sold the place I am living at and never told us. I met Miss. Hoefer in Feb of this year "2016". I signed a lease with her and her place of work. I was told the place would take two weeks to clean and fix as it was a hell hole, that was cool. Two weeks come and go, I am told another week as it needed so much work! That's cool. So A week later and she says two more weeks, not cool! :( We have a signed lease here and were being pushed around! We call her very upset about this and she says "well find another place then." WE SHOULD HAVE!" We contact her two weeks later and she says "I thought you were not wanting this place anymore? We raised the rent and if you still want it you will need to sign a new lease!" We needed a place to stay, so we did. Still took 3 more weeks to get into, and that was ONLY because my husband went in and started to work on the damn place. So now we are in, the trouble is over right? 'Nope.' Get in on April 1st, was told there was central heat and air, the heat worked but not the air. I told her I had a brain problem where I could not handle heat and needed air before it got to hot, She told me she would take care of it, called and texted her for 2 months and either NO ANSWER or I will take care of it. So It's June and it's 95 in the house and still not fixed. We had to buy two A/C units just to help me. I was told we would be paid back with proof, sent her proof, but never reimbursed me for the A/C units. She finally had the A/C fixed in AUG. That's FOUR months later! You should know this is a HUD trailer so I am very poor and ill. She ONLY had the central A/C fixed after I contacted HUD and told them what was going on, they had to reinspect the place and it failed because there was no A/C, as she had said there would be upon moving in. Water and Sewer included in rent? Says on lease it is. NOPE. Contacted her MANY times and she says ooops, thought it was on a different meter, call HUD and see if they can work it out in your rent. Does not even TRY to rectify it herself. I have rented from some shitty places in my life, but this is by far the worse. Get this, the people who they sold this place to even told me she had lied to them about so many things and were very upset. DO NOT RENT FROM THIS PLACE AND DO NOT WORK WITH THIS PERSON, You have been warned.
