When we first contacted…read moreher, we told her that we'd found a house on the Internet that we were interested in, and that we'd like to have her show us that house, plus a few others in the neighborhood. (We found Candace through a San Diego Magazine article called "FIVE STAR Real Estate Agents".) Candance made herself available to fit our schedules, which was important to us as we were coming from Northern California. After selecting a home, Candace guided us through the process of making offers and counteroffers, always providing guidance (from her many years in the real estate business) yet always listening to what we wanted to do and never insisting that her ideas would be better than ours. That was a BIG plus for us, and a quality you do not find in every agent. After our offer was accepted, Candance handled the bulk of the work for us as we needed to remain in Northern California for several weeks. She was able to get paperwork to us electronically (even those items that needed signatures), and volunteered on several occasions to be present at the new property (while we were unavailable) to allow the speedy completion of inspections and all of the other work that goes into being sure that the house we were buying was exactly as it was represented to us. She was especially helpful to keep all of the players (loan broker, insurance, title company, etc.) on track for a smooth close and on schedule with our close-of-escrow date. Then, after we moved in to our new Alpine home, Candace has continued to help us with selecting local vendors for house upgrades and even providing advice on the best places in town to eat! Real Estate is a service industry. Agents should be measured by the degree and the quality of the service they provide. At every stage of the game, Candace made us feel that we were the most important, no the ONLY, people in the world. She provided us with the level of attention that VIPs deserve, and aren't we all VIPs? She is a very pleasant person, but can be assertive when the situation calls for a bit of forthrightness. She is well networked with others in the general real estate industry in the area, and that also proved to be advantageous for us as buyers. Candace is also a great communicator. Considering we were moving from 500 miles away, is was great to have constant updates. Candace was like having another set of eyes, ears, and hands right there in SoCal where I needed them. Whether you need to buy or sell your home, if you're in the area that Candace serves, you should give her a call. You will not be disappointed.

The town has the reputation of being "remote" and it's also a place many San Diego area people have never even heard of! With Candace' help, I was able to sell my house within six weeks of listing it. That was very important to me because I really NEEDED to move away. Candace has excellent communication skills. She understands what a seller might not know about selling a home and she's there with clear explanations every step of the way. She responds very quickly to phone calls and emails. She puts in MORE than 100% to help the client get the house ready to show and she does excellent followup with agents whose clients have seen the house to find out what was and was not appealing to THEIR clients. Candace helped me sort out some mechanical problems that were way beyond my physical abilities -- like cleaning out an "attic" area in my shed and doing yard cleanup. Selling a house is extremely stressful, and in my situation, time was really critical. I WAS stressed. I don't know how I could have made it through the experience so happily with any other agent. Candace' patience, her sense of humor, and her genuine kindness were a great help to me as were her skills as a real estate agent. She was an advocate for my interests the whole way.

His FaceTime walkthroughs were thorough and transparent, ensuring we saw every detail of the home. I contacted Gregg Phillipson for a showing of a home for sale. That went well, so I made an offer,…read morewhich was accepted. Then the fun part began: the home inspection. There were several findings and Gregg used his pool of professionals to come up with reasonable dollar amounts to request from the seller as compensation for needed repairs. With this thorough documentation in hand, the seller agreed to every penny. I then retained Gregg's services for the sale of my old home. With an acceptable offer quickly received, I swapped roles as my buyers submitted a dollar amount request for compensation based on the results of their inspection of my home. Skeptic that I am, I half expected Gregg to just say, "Remember how it went down when you bought? Just pay them what they're asking and be done with it." But no. As we talked, he keyed on my comment that I had employed the same roofing company throughout my years of ownership and he suggested that I have that roofer inspect my home and provide a repair estimate that might well be lower than what the buyers' inspector quoted. Sure enough, that turned out to be the case, allowing me to counter the buyers' request with supporting documentation in hand, saving me money when they agreed. I'm always a little leery when I hear boasts such as "#1 agent in East County," which is what Gregg's signs read. But you get something with Gregg that you don't get with the mega-agencies that advertise all over radio. When you call Gregg, you get Gregg. Evenings, weekends, whenever (though I never tried 3 a.m.). He's quick to respond, even if he doesn't have an answer right then & there. It will come soon. Yes, he has a team that works for him and I had interactions with all of them, but if I ever wanted to speak to the big guy, I could. And service continues even after he's been paid. For example, when Kamps Propane was gullibly convinced by the former owners (or their agent) to bill me for the gas remaining in their tanks at the time of the sale (even though our sales contract explicitly stated otherwise), I contacted Gregg. He wrote out and hand-delivered a check to me that same day to cover the charge, saying he'd work it out with the sellers and their agent later. When I had a question about the effects of the recently passed Prop 19 on my new property tax bill that Gregg couldn't answer, he arranged a free phone consultation for me with his CPA, who was able to explain the new law to me.

Almost 20 years in real estate and I'd heard the name Gregg Phillipson, hadn't met the man. Then over two years ago, I was hired as Broker of his office. We met and I was startled as to how "real" this man was, just a guy. Words to describe Gregg: Honest, Unpretentious, Straightforward, Caring, and Professional. Easy to talk with. We've had numerous conversations over the past couple of years and I began to look back on our talks to answer this question, "What makes a Great REALTOR®?" What separates the Best from all of the rest? Three things: (1.) They are great Communicators. (2.) They fully understand the Contracts, which allows them to out negotiate the uneducated. (3.) They genuinely Care about their Clients. Gregg has these three qualities in abundance. I call them the three C's of success, and began teaching it in my classes, using Gregg as an example. He's one of a kind, and I am proud to have him in our office and in our profession. Thinking about selling, buying, or investing in real estate? You deserve the Best, do yourself a favor and give Gregg a call - you'll be happy you did.
