This place has constant interruptions in their water service and it seems their water mains are breaking at least every other month, even though they recently did major water main work to correct the issues. This apparently didn't work seeing as we are still having issues. On top of the poor water service, in my experience living here I have had to deal with poor snow removal, cockroaches, bedbugs, poorly maintained communal areas and an inability of other tenants to properly dispose of garbage/the property not properly having it mitigated. read more

Mold, producing mushrooms, growing from wall- Maintenance was supposed to remove drywall, treat studs, seal it and put up new drywall. I was out of town and warned of strong bleach smell upon my return. Such poor work I could not tell that any drywall had been replaced. I was provided pictures, otherwise I could not see that they had done anything but paint over the mold and add a piece of trim. The maintenance guys here have been rude and take no pride in their work. No one from corporate will ever answer or return calls. Shame on Hill's Properties for only responding when a bad review shows up and the Better Business Bureau sends them your complaint. If i could give this place -50 stars i would. This is the WORST place i have ever lived, we just moved out. GOOD RIDDANCE. Where do i begin. The hallways smell like cat pee, The apartments smell for lack of a better word, like poop and the appliances are straight out of the 80s. If you have a maitenance request they'll take half a year to get back to you and if they do they'll half ass fix it. Our water filter was broken and made terrifying noises constantly and no one would fix it even tho we put in a maitenance request for it several times. Also me and my boyfriends move in date for our new AMAZING apartment was around the time we'd have to pay rent at both places and we still technically had a month left at Island Club so we were gonna pay our rent late. A DAY after we didn't pay it an EVICTION threat was at our door, we called and let them know when we were going to pay it and they said it was fine and when we finally went to go paid our rent; a week after rent was due, and AN EVICTION FILE was added to our rent. What apartment evicts you after not paying rent for a week?! Stay very far away from this place. It is an absolute nightmare, Jason on the staff has been very rude to me and my boyfriend numerous times, He threatened to have my boyfriends car towed on a weekend where we were out of town and they left notes on peoples doors ON A WEEKEND where people are out of town; or busy and they needed people to move their cars bc they were removing a tree i think? i could go on and on about how this is by far the worst place we have ever lived. We are extremely upset we had to be there for a year. I have never left a review like this in my life and i WISH i was lying. The amount of times we wanted to break our lease i wish i could tell you i wish we just would've. Stay very far away from Island Club, literally move to any other apartment complex in Mason/Maineville/Loveland. Beware. read more

I'm not yet a resident.. I hope to be soon!! ( fingers crossed)! I started at two of their sister communities- Jason & Sarah directed me to Island Club. They directed me due to no availability and knowing my needs and urgency. They didn't pass me off, spent time and were so kind. All LOVELY HUMANS. Once I got to Island Club, I fell in love with the units, the environment and the leasing agent. I met with Isabel, at Island Club. She was the sweetest human ever. She took ample time to acclimate me to the model, amenities and floor plans. She sat with me to make sure the application was correct. And, followed up with me after. The energy from the agents I have all interacted with are truly kind, amazing and compassionate humans and this just leaves me even more excited and hopeful to join their lovely community, thank you so much for all the time and care you took with me! - Lauren read more

This place is amazing while living here! The maintenance people are awesome. Some of the office people are nice. But be careful when you go to move out. They will try to nickel and dime you for everything. Thinking you aren't paying attention to it. Yes we ended our lease early which we should have to pay for unless someone moves in (which they did) we still had to pay a little that's okay. What I'm not okay with is that they tried to say they had to replace the carpet and we had to pay for that. Then they want to charge us for cleaning. Which still made us pay. And I promise you I kept this place so clean. There was some where and tear after being there for 2 years, but By law they have to hire cleaners. Then they tried to charge rent twice because someone moved in thinking we wouldn't find out. My husband had gone in to talk to them about the final bill and as they were talking he caught them in some lies. So just be careful and check that final bill and fight if you don't think you should have to pay or them charging you wrong fully! Hills Communities/Properties has dropped the ball on this property. What used to be a nice complex has turned into a place where the apartments are old and outdated, with lack of proper maintenance and the surroundings are filled with rotted out buildings and cheap landscaping. There is nothing luxurious about it. The management is failing long term residents by not valuing their length of residence and commitment to creating a neighborhood atmosphere, resulting in very high turnover. Tenants that have shown loyalty and pay a premium for renting have to fight to get any type of upgrade, let alone matching appliances that actually work. Maintenance requests are handled poorly and results are shoddy. There are water pipe busts at least once a year in buildings and there is never clean up follow through. The people in the office exude less than stellar genuineness in regards to service requests and concerns regarding the property. Island Club used to be a great place to live. Not anymore. read more

So impressed and thankful for the new upgrades to my apartment building interior! The new paint and molding have made it much more welcoming and clean as guests come to my apartment. Manager, Maria, has taken great pride and dedication to make the property look and feel very impressive. Recent exterior upgrades such as a dog park, pool renovation, and beautiful clubhouse remodel, have made the property much more enjoyable and makes me as a resident know I have a management team that really cares! read more

To Whom It May Concern, I am reaching out because my living situation is becoming too hot to bare. I live at the Island Club apartment complex owned by Hill's Properties. For the past three, almost four weeks my air conditioner has been going out. Every time we reach out to the main office to have it repaired they basically place a bandaid on it. The first time it broke they came and put more freon in the unit. The second time they told us it froze over and we would just have to wait it out. At some point between the second and third time they brought us a portable air unit.The third time they replaced the outside unit, which is all fine and dandy until it broke the fourth time. This time is the final straw, we have been told all week that it was going to be fixed. The first day they said they needed to find the part for the unit that is inside our apartment and go get it then be back the next day to fix it. The next day came and went and there was no phone call to us and nobody here to repair the AC unit. Now mind you it is July and temperatures have been in the 80s-90s. I have two Siberian Huskies and with no AC my apartment has been in the 80s even with their bandaid portable air unit. I know that 80 degrees inside is too hot for me I cannot even begin to imagine how my Huskies are feeling. We have waited from this past Sunday until today for this part to be ordered and fixed. We have reached out to emergency maintenance (these guys are great and respond right away), but this has only applied the apartment complexes short term bandaids. The two days prior to last night I have been having to sleep in the living room to attempt to stay cool. When I say attempt to stay cool it has become me staying up until almost 3:30 am trying to fall asleep in an 80 degree apartment, it's next to impossible. We have also reached out to the main office which to be quite frank is like talking to a wall. Yesterday we finally contacted who I believe to be the District Manager of the complex. She came over with maintenance to look at the unit and she left me a voicemail saying to leave the air conditioner off until they fix it. When I got home my apartment was almost 88 degrees. I cannot begin to express how irate I was when I came home to my dogs panting and overheated. We called emergency maintenance again and when he came over even he agreed that my apartment was "hot as hell". He turned my AC unit that was outside back on(someone at our complex had turned it off), then informed me it would work long enough until the unit inside our apartment would start to freeze. At that point he informed me to turn the AC off for an hour, let it thaw, then to turn it back on. This temporary fix has been working for the time being. They were supposed to come and fix the unit today and nobody contacted us. We had to go to the office to find out what was going on. Upon arriving we were told that we should've received a call, which never came. The girl at the office said she would call maintenance and work on getting us an update. My boyfriend informed them that we wanted it fixed today, not to be told another update. Maintenance informed us that our part was ordered but it was "lost" so our AC is now not going to be fixed until Monday. In the mean time they have brought us two window units, one in each bedroom. Another day without AC, another bandaid. It is supposed to be 100 degrees this weekend. I should not have to worry about if these window units will work, if the apartment is going to be 90 degrees, if my unit is actually going to be fixed by Monday, and most of all if I'm going to come home to my dogs dead from heat exhaustion. Again this has been going on for almost four weeks now. There is absolutely no reason for repairs to take this long. I'm tired of bandaids, I want a permanent solution. I want to have an apartment that is livable again. I want someone to hear me and actually give a damn.
