She did an wonderful job both times and then found us annual renters for those properties several times. My first issue with the Horizon was during our purchase of a two bedroom condo. Teddy was our buyers agent and another realtor at her office was the selling agent. So they worked together and knew each other. We all agreed on a price and had a inspection. When we got the inspection report, we requested a few repairs or a discount on the price based on the cost inspector's estimate. The other realtor sent Teddy a very aggressive letter that stated that there would be no repairs! There will be no concession! And if we didn't agree to that he would have his sellers cancel and he would home an open house the next day. You expect professional Courtesy among realtors, especially if they play for the same team. Negotiations is part of the process, we were just trying to get the best deal we could. We seriously considered backing out, but loved the property and didn't want to punish Teddy for her co-worked unprofessionalism. Despite that, we continued to use them for annual rentals. We even signed a contract to buy our 4 rental property on the island but it fell through due to Covid. Our main problem started when we approached them to rent our 2 bedroom for peak season as a vacation rental. We were referred to Peggy, their vacation rental specialist. We agreed on a minimum price and a few weeks later she had a potential renter but then we Realized that she had reduced our price without our consent. We declined the rental. We put a lot of money in the place and it is our personal condo during the off season. We just retiled the entire condo including the closet with imported Italian ceramic tiles. This is a nice very condo not a not a Motel 6. It is the owner who decides what they want to charge. Some time later she contacts us with renters who want to move in now, Mid month. First, we were currently in the condo until ourselves. Also it was not peak season. We told her we could vacate the next day. Instead she sends us a NastyGram saying the owners are required to notify her if we plan to use our own property. Turns out she had a dump truck driver and his son who works on a fishing boat. No Hell No! At this point I informed Peggy we will part ways with Horizon. My wife and I will handle all future booking. We did agree to honor a rental that was booked through Horizon for February 2023. We also informed her that we will not rent it in 2024. We definitely got some attitude for her. We provided Peggy with two sets of keys and the entry code for the digital lock and it was on the contract as well also the keys were still functional on the kitchen door so either way she had access. We also left an additional set of keys in the until for our tenants that we found for March. There was also a set of keys to another rental property that we left there. Our March tenants arrive and low and behold there are no keys. We contacted Horizon and they claim we Never gave them keys. However, I have an angry e mail from Peggy complaining that the keys we gave her do not fit. "See attached" once again she make it sound like We did something wrong. The good new it that letter proves that I did indeed provide keys. I forwarded her her nasty e mail. Now she claims she doesn't remember what happened to any of the sets. Including the set her Tentant returned to her the day before, or the keys to our other condo. Peggy's actual words" I do not know what to tell you, "we do not have any of the 4 sets of keys you gave us. I finally got her broker involved. A few days later he stated that they sometimes dispose of keys for units that are no longer service. So, the day after Your Tenant checked out of my apartment you disposed of 4 full sets of keys. "Owners Property" That is just petty! Lucky I had a 4th set keys and I insisted that they make me 4 new sets. They did, but it was the last transition I will ever have with Horizon and I would recommend you do the same.

    How many people need to be scalded by hot water before Resort Management believes the plumbing…read moreproblem is an emergency? Apparently we haven't yet reached the threshold yet, because the problem that started on November 12th hasn't yet been resolved and it's now January 1st. Hot water comes out of the cold water lines for at least 4 apartments in our building intermittently, most recently starting on Christmas morning and continuing through today. We have reported this problem repeatedly. The vast majority of the calls go unanswered, and with no callback. The manager hired by Resort Management and the plumber hired by Resort Management have yelled at me in my home, and the plumber called me bad names in front of my family in my home. 100% of the phone calls to the superior of the employee hired to be the manager of our building have gone unanswered. I have left countless messages for Matt Darling and he has NEVER answered the phone and has NEVER called me back. As the direct superior of the manager in our building, he has failed to do his job as supervisor and has failed the residents in one of the buildings his company manages. Having lived in this building for decades, I can clearly say that there has never been worse management of our beloved building. If I could give Resort Management zero stars, I would. As this problem is ongoing, it is my hope that Resort Management will see this review and decide to treat this emergency as an emergency. At some point, the correct number of people will be scalded the correct number of times and then Resort Management will be forced to make the repair. I don't know how high that number is. Perhaps it will only be resolved when someone is scalded so badly that they end up in the hospital and Resort Management's liability insurance has to pay? Hopefully it won't come to that.

    What is wrong with this management company? They are the absolute worst. They never respond back…read moreor follow through. This has happened numerous times. Our manager is Rigo but are all terrible and rude there. The lady answering the phone is useless and always rude. Why our association keeps using them is beyond me. They are worthless. Also, I noticed that most reviews are 1 star except for one by Matt D. Matt works for Resort Management so his review is not relevant. If at all possible stay clear from this company, there are much better choices!
