We recently hired Jim Cleary from TAK Design Build to remodel our master bathroom. Jim started June…read more5th and was suppose to be done today, July 13th (this date was confirmed two weeks ago with Jim and a witness present). Unfortunately, Jim chose to walk off the job today leaving no shower hooked up, no toilet installed, no sinks installed, no painting complete, holes in my ceiling, and holes in my grout in the shower and bathroom floor. Also, there was no caulking or sealing around windows or shower floor, and the trim is so beat up it will have to be replaced. However, my trim was cut by his 16 year old daughter who did not have straight cuts, so another reason the trim needs to be replaced. She also helped with grouting and tile work (his two daughters, 13 and 16 years old, were on the job site almost every day for long hours as witnessed by multiple subs). Also, I am still lacking my backsplash to my granite. However, luckily I found the contact information for the person who installed the granite and he came over today to make things right. He was an outstanding guy who wants to do the right thing. Also, Jim had a heater/fan installed directly above our shower, which as it turns out is NOT wet-location approved as the humidity from the shower will burn out the fan motor and the heating elements in the heater. He also ran an unprotected-non GFI outlet outside my shower for the heater/fan, and put the outlet above tub. I only came to understand this today after I hired a licensed electrician to come look at the work that needs to be done/redone. Needless to say the fan/heater has to be removed and the outlet capped. All in all, I have paid Jim $21,607 thus far. My bid was for $26,400. However, we now have to hire someone to install our shower, toilet, and sinks. We also have to hire a drywaller to fix holes in ceiling. We also have to hire a carpenter to redo all the trim. We also have to hire an electrician to fix the electrical issues and install a light and approved fan. We also have to hire a painter to paint our ceiling, walls and trim. All of these costs will exceed the amount left on the contract. Certainly, we tried to contact Jim this morning to work out a solution, but he refused to take our calls or answer our texts. He sent one text saying " you yelled and swore and I'm having anxiety, and I'm walking off the job". We did yell and we swore about the job because he over promised and under delivered and failed to comply to the terms of our agreement. His work is substandard and unfinished with some of the work having to be torn out and redone correctly. Jim told me a few weeks ago he is a "Christian man with integrity". ? Please do yourself and your wallet a favor and do not hire Jim Cleary from TAK Design Build.

First of all, we are in Lakewood, not Greenwood Village. Not sure where the system got that…read more We have been concerned about finding a good roofer for several years. I finally got a recommendation from a trusted friend who told me that Code 7 had done his roof and they did a great job. We had T-lock shingles and really had to get this done. I called Clint at Code 7 and he responded within a couple of hours with a quote that listed all the things they would do and gave me a price. The short version of this story is that Code 7 exceeded our wildest expectations. They were professional and thorough and left our yard cleaner than it was when they arrived. The best thing is that they did several things I didn't even know I wanted. They obviously know more about roofing than I do and they installed vents for out attic and did a lot of finish work that blew my mind. The bottom line is that I recommend these guys without hesitation.

Talk about a journey of disappointment and frustration…read more Initially they seemed great. Code7 was subcontracted by Blue Raven as part of a project to add a new roof, gutters, and solar to my house. Code7's job was to do the roof and gutters. All seemed great with the initial meeting and evaluation of our house. They were nice and we did a walk around our 1 story 1965 Greeley house with a super easy rectangle roof with a minimum grade. We spoke about how this is an old house, and it needs all new roof stuff. Shingles, boots, edging, gutters, downspouts, and a few small repairs. They volunteered to fix up and paint the facial since the gutters will be off with the roof coming off and it would be exposed. Then get those gutters on and our roof would be up to date with a fresh new paint on the facial and gutters get that water off the roof and away from the house. An easy, safe, cookie cutter house that should be a breeze to do. The roofer's kind of just showed up out of the blue, which was not great. They were supposed to take two days to do the roof but got it done in 1 day. I thought this was a good thing at first until I saw the sloppiness of the work the next day. The main stack was literally just ripped out of my roof. Disconnecting/breaking the furnace vent and the hot water heater vent. They just slapped it back down without reconnecting or sealing them. The main furnace vent was broken and exhausting right into our hallway attic fan by the bedrooms. And the pain pipe stack was crooked. They replaced the gutters but did not replace the downspouts or add on all the pieces that take the water out away from the house. They leaked and they were note sloped correctly. There were 4 or 5 places that the gutters were leaking when they were done. They kept procrastinating on doing anything with the facia. After several months of hounding, I finally got somebody out to do something. They arrived at sunset with a pint of paint and slopped on some paint to some of the spots where the paint was pealing. In the process dripping paint all over the sidewalk. After going back and forth for months I ended up getting Blue Raven to just get another one of their contractors out to fix all the screwed-up things because Code 7 was just not getting it done or fixing their own work. In summary they were nice enough when I talked to them. Their actual work though was rushed, sloppy, broken, incomplete, and just terrible for those that are supposed to be good at what they do. You know, professionals. Most telling, I had to get ANOTHER contractor to come out and fix their awful work. I really do wish I could give them a good review. Luckily I know enough about home improvement to spot these issues. I really feel bad for those that can't.

The August hail storm did a number on my roof and gutters, so I called Gardner based on a…read moreneighbor's recommendation. So glad I did! My project manager, Scott, was super experienced and had worked for insurance companies prior to joining Gardner. As a result of his experience, he knew exactly how to communicate differences between his company's estimate and the estimate my insurance company provided - and he worked with my insurance company directly when needed. He also worked with the gutter installer to schedule - and then reschedule when weather didn't cooperate - meeting him on-site to ensure a change I requested was handled correctly. The entire process only took two days (roof on day 1; gutters on day 2) and I wasn't even in town for any of it! Insurance claims are never fun but this one was 100% pain-free, thanks to Scott. B O T T O M L I N E : I highly recommend Gardner for a stress-free experience!
