Unfinished Work, Poor Craftsmanship, and a False Lien Threat…read more I hired Ybarra Professional Builders to complete work in my home, including renovating the upstairs bathroom. While the project was technically completed, the quality was completely unacceptable. The bathroom sink leaks, and the grout in both the shower and floor is already coming up. I brought in licensed professionals to inspect the issues, and they confirmed the floor was improperly installed and the sink was not installed correctly either. Despite these clear defects, the company has refused to return and fix the problems. To make matters worse, I just received a Notice of Intent to File a Mechanic's Lien claiming I owe them $16,016.00--which is outrageous and completely false. They included charges for services they never performed, such as: Cabinet resurfacing (they did nothing to my kitchen cabinets) Interior painting (they partially painted my living room, which I already paid for--and even that was incomplete) I've kept all of my receipts and documented what was paid. I paid for the bathroom remodel, but it was done poorly and without accountability. There is absolutely no way they did $16,000 worth of work in my home. This feels like a scare tactic to get paid for work they didn't do or didn't do correctly. I would not recommend this company to anyone. They do not stand behind their work, and now I'm dealing with legal threats for charges that are clearly inflated and inaccurate. If you're considering using them--think twice and document everything. This experience has been stressful, costly, and incredibly disappointing.

This builder was First Texas Homes, by the way. And the home warranty furnished by StrucSure did nothing to help. The firm said, "nope, no problem here!" When clearly you can see the builder screwed up either the foundation forms or when framing the house. The exterior wall brick for one side was completely set OFF of the foundation, so it would be only a matter of time before the brick sagged, cracked, and possibly would bring the whole exterior wall with it. This is what I needed fixed - I needed the mason to remove the existing poor scab work, put in lintels to reinforce the brick wall to the foundation, and do a better scab job to cover the lintels. Eliut's team did a tremendous job. They took their time and made all of the necessary precision cuts to the lintels and cinder blocks to fix this ridiculous issue. When I first called, he responded right away, looked at the issue the next day, understood my main structural concern, texted me all the details, and had his team do the job two days later. I was blown away. He also allowed me to pay with Zelle, which made things super easy. Highly recommended.

After getting quotes ranging from $70K to $160K based on incredibly opaque price transparency, we ultimately decided to hire subcontractors separately (GCs make car salesmen look like amateurs). The customer should not need to pull the lead and press for answers about whether a 40 year old header needs to be replaced if trade can see that the header is fine. See photo. Contractors and trade should be honest from the start, beginning with the initial estimate. Other red flags (in retrospect) worth mentioning that are consistent with other recent reviews: -The employee who provided an estimate showed up over an hour before the scheduled time, examined our garage framing from only the outside, and did not return to finish the estimate an hour later as promised. -LBW scheduled our job a week later than initially agreed. -The lead asked open ended questions about the scope of the job upon arrival at the job, making it unclear whether he knew what work needed to be completed. As pleasant as the lead and office administrator were, it feels like we were hustled. If you engage with LBW, make sure you need the work!
