Joe Serino is an excellent home inspector. While NJ State law only requires testing one window and one outlet per room, he tested every single outlet, every fixture, every appliance, opened and closed every window, and investigated every possible source of problems the house can have. He even explained why the house exceeds the minimum required specs for foundation thickness, water drainage, etc. He did this in layman's terms, and asked if I understood before he continued. He is prompt, thorough, and extremely competent, as well as an excellent communicator. He was flexible with his schedule, and his price is fair. He also alerted me that the air conditioner and sprinkler can not be tested during the winter, and he explained why. Further, the type of pool did not require a liner, and is therefore a good bet to have no issues. I feel very confident purchasing this home based on his inspection, and I highly recommend Joe to anyone who wants to protect themselves before purchasing a home. read more

If you're looking for extremely knowledgeable, professional, reliable, easy to work with, home inspectors, and above all else, and most importantly, reachable after the actual inspection, for questions, look no further! Just one example, when we woke up one morning to find water forcefully pouring out from the back of the home  onto the backyard, I called Joe and he stayed on the phone with me telling me where to shut off the water and all the steps I needed to take, to remedy the issue. He was uniquely  patient.  During the inspection, anything that we had questions about, were answered right away. Not the 'let me look into that' type of answer from an unprofessional. Based on the reviews below, a few years ago Joe was great at explaining before, during, and after his inspections and was great at explaining in layman's terms. Before the inspection, all reputable home buying articles recommend walking with the inspector to have him explain as you go along, but Joe made it pretty clear I was annoying him. I was told by my realtor he would discuss after the inspection. Joe gave us a rushed 5 minute chat before he had to rush out. When I called Joe to ask him why the siding wasn't on the report, and a couple of other questions (I told him I'm a new homebuyer and wanted clarification because I by no means know what goes into inspections), I was rudely told again and again that I'm questioning his report and implying he doesn't know how to do his job. He had no mention of the exterior siding, the hardwood floors, or the gas line to the stove included in his report. Maybe Joe was having a bad day, but his customer service is AWFUL. He was so rude I was basically shocked into getting off the phone. I repeated over and over that his inspection was great, I'm not questioning him, that I want clarification on a few items (which I feel a home purchase deserves a 5-10 minute clarification phone call). Purchasing a home is a huge financial investment, and 5-10 minutes of an inspector's time (I told him to choose the time for the phone call for his convenience) after receipt of the report shouldn't be too much to ask for. He could have simply stated: Yes I checked the siding, yes I checked the floor, and no mention of siding in the report means that it's OK. He also asked me (sarcastically) if I thought it was logical to not include that. I stated he has Sections for Pool (N/A), Private Sewar (N/A), Private Well (N/A), and none of them are present and he mentioned them. So if there's no section for SIDING than why would I assume that was even included in an inspector's report? It's the mass majority of the exterior of the house! It could be that it's not even supposed to be done. AND WHO ASSUMES ANYTHING when purchasing a home? I could just ASSUME the whole house is great because the Seller said so but no one does that!! Anyway. If you don't want any verbal contact with the inspector, then I can say the actual inspection report looked very thorough. It was 15 pages and was thorough. He came with a good recommendation as being honest and thorough. I'll give him a hesitant 4 stars because the actual report was thorough. I don't feel as confident with the inspection, and if I could go back and do it again, I would probably have done more research on inspectors and chosen one who understands that we buyers hire inspectors because we're NOT inspectors. We don't do "thousands" of inspection reports, and we don't know what's supposed to be on those reports. A question about "why" is not a personal attack on someone's work ethic. I hope Joe wisens up and learns how to speak to people, and educates himself on the home buying process and the need to actually speak to people. read more

Joe Serino Inspections is NOT a recommended service. After spending all his time speaking about his years of experience and performing an inspection with his son Mr. Serino's results were way off. After the purchase of my home was complete I found that my electrical system was almost entirely aluminum wiring even through Mr. Serino sent me a entire section of my report stating I had a new copper system. Also after closing on my new home, I found termite damage exactly were Mr. Serino had inspected. I contacted Mr. Serino for support around this big miss and he was both rude and abrasive. He stated that it wasn't his problem and that he is not responsible. He did send out a personal friend to review the termite portion of the issue after the fact and this individual was just as bad. He offered partial fixes, which would accomplish nothing. Mr. Serino said he would only assist if I used his suggested partner because he received a discount. After expressing my displeasure with this requirement Mr. Serino completely changed direction with the conversation and said I could take him to court. ( I was not even thinking of this sort of action). He stated that he's been brought to court before and never loses. In summary, this is a poorly run business by a shady individual who is not properly educated in his craft. He is deceitful and pompous. He is not out for the best interest of the client even though he pretends to be. DO NOT USE *FYI - my fees for the service was refunded and it still was a horrible experience since I lost more then I had originally spent. read more

I was very worried about a house we were buying in Asbury Park. It was built in 1940 and had "issues". Joe was recommended by my sister who works with a contractor in the area. She told me "he has a reputation of being very thorough and independent". Independent was important to me because most of the inspectors in the area are connected to the local Real Estate agencies. If they are too thorough, and find something wrong with a house it can delay a sale. If that happens too often they won't use them again. Good for the buyer, bad for the seller. Joe spent a lot of time inspecting the house and then talking to us before, during, and afterwards. He explained everything in laymen's terms. Based on his report we were able to negotiate major issues that needed to be repaired before the purchase. He also charged about 10% less than the other inspectors I researched in the area. Something about him is very trust worthy and honest. He knows his trade. read more
