Sorry, but YOU are the ones that installed and moved the smoke detector, NOT the contractor and now it's going to take a small fortune to fix their screw up (WHILE THEY GET OFF SCOTT FREE) to bring my house up to code. The second they agreed to do that they should made sure the job was up to code - even if it was "under their permit." Avoid at all costs.

He assessed the situation and was able to re-wire and install the ceiling fan which included a quick trip to the appliance store to provide a needed wall plate for that new fan. After that, he helped us reassemble and position bed that originally needed to be moved to get at the ceiling fan. Well, it has been one week since Jared has installed ceiling fan and the fan is working great!

We purchased a home that had a pre-listing inspection done. For the uninitiated to the current market, this generally solidifies that you're going to have to buy the house as-is, with no wiggle room whatsoever. But the pre-listing inspection wasn't done by Heartland Home Inspections. Ed Novak was thorough, meticulous, and cut zero corners. He found issues that were missed by the previous inspector- giving us the opportunity to either wiggle out of our contract, or push forward. For a variety of reasons, we pushed forward- but Ed's work gave us over $12,000 in completed work and cash at closing. Need I repeat that, in this market, with a pre-listing inspection, that is beyond unheard of. As a homebuyer, the unknown can be daunting. We picked Dave because we thought his experience in construction would be very useful in such an atypical home inspection request. Dave arrived at the site ONE HOUR before our appointment time so that he could do a walk-through of the exterior of property beforehand and even got a chance to look inside before our arrival. He pointed out many things that we wouldn't have known as he walked through the property with us. He even prepared a document that outlined high-level estimates of repair costs for various components of the house. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

First off you…read moremight notice if you speak to them at the office or read up on the company that Shane is the only inspector, this is not a corporate business - this means savings! Shane beat the prices of the two other inspectors I requested quotes from and I was even able to get the infrared imaging to check the walls for moisture and whatnot. The inspection itself was super thorough, the inspection report was also very detailed and you can see a sample report on his website of what you will be getting from him. You can even create a list of items using the website the report is on and it is very easy to do, which you can send to the seller to request to be fixed before you agree on the price. We ended up saving a lot of time and money by sending this list over to the seller. Shane really looked into every crevice of the home, and by walking around with him he gave us some very good advice about what will cost a lot to fix and should be done professionally, and what we could probably do ourselves very cheaply. He also gave us some information in general that would be nice to know about your new home, such as pointing out where the electrical panels and water shutoff valves are. We even got a little book at the end about being a home-owner and things you should know when you own a home. We had actually been able to view two inspection reports on the same home from previous buyers that fell through, and Shane's inspection report caught a lot more things than the other two reports. If for some reason we ever need an inspector in the future we know we will call Shane first.
