By far the absolute WORST rental company in this area. Not only did they charge me a double deposit just becouse my credit was less than "perfect" they also forced me and my family to move during the Covid pandemic and maid outrageous claims to saying I "Trashed the place" after my husband and I spent 6 month's fixing it up becouse it was in almost un livable conditions when we first moved it. We refinished the kitchen cabinets that were falling apart from mold, steam cleaned the carpets in the entire house, planted grass in front and back yard, added a island to the kitchen to make it more chief friendly and was in the process of refinishing the bathroom when we were told we had to move.. Then they charged me an extra amount and sent me to collections on an unfair claim...yes I have picture's and all my proof... NEVER EVER rent from Jacob Grant I don't know how they're still in business. read more

Decided to rent from them and have only had problems since May 2017. Rent is nearly $1400 a month at the property I live at. The water heater is from 1989 and is supposed to be changed 8-12 years. There should have been 3 installed at this property.... Every bathroom in the house isn't up to code. There is no way for any of the heat to escape because there isn't a vent or window. It took 7 months for them to install a vent fan in the main bathroom. But, the walls look TERRIBLE. There is streaks of water/ paint all over the bathroom. When I asked Jacob Grant to clean it, they sent the mainlanders guy over to tell me that "they can try to clean the walls, they won't paint it, and I have to pay for the labor." How bad of a management company can you be?!? Anyways I'm so fed up that Dorie will never call me back and that they just don't truly care about their properties or the people they are renting too. I'm going to get with legal counsel so i can make the next correct moves because the price is not worth it. read more

I've invested with and worked with this team for over 8 years. They are very aware of what a real estate investor needs. Their management practices are top notch. They also have a very engaged maintenance team. They do enforce the move in and move out conditions very well and I think that is why you see a lot of unhappy tenant reviews. Grossly Incompetent Employees, Dishonest Company. Unknown to me, Jacob Grant listed a property for rent online that was not vacated because they could not evict the previous tenants. After signing a lease contact and renting the property to me, Jacob Grant broke the lease two weeks before I was supposed to move. Jacob Grant told me the property would not be available for my agreed upon move in date. If you break the lease prepare to get financially raped. If Jacob Grant breaks the lease its just business if you are homeless. It only gets worse from here. I then was told my $1,500 deposit would be returned to me promptly and after a week the check never showed up in the mail. I had to spend another two weeks harassing the company and its clueless employees for my deposit back after they lied about sending the check in the mail. I even consulted an attorney. After finally receiving my deposit back, they still stole my application fee of $35 because they think its OK to collect fees for false advertisements of available properties. When I originally read my lease I had to send it back to Jacob Grant because it was incorrectly filled out and listed pets I did not own. I also had to pay Double deposit because they said I had no rental and credit history even though my credit score is over 800. I will never do business with Jacob Grant again and will discourage others from doing the same. read more

Horrible company!!! Their employees/staff are incompetent, dishonest, and will take every dollar from you they can. And this is coming from someone who paid their rent on time & was a great tenant. That was part of my problem, we were too nice & let JG walk all over us. I realize the owner was cheap and wouldn't spend a dime unless he was required to by law. But we moved because of JG. You would think they would want good renters that pay rent on time & obey the lease. But we just became so fed up with the false fees & lies, we left a place/neighborhood we liked. I've been following them for a while and noticed that about 90% of their 5star reviews are false. Just look from November-December of 2019, it's all 5star reviews from their employees friends/family members. I can't say names, but it's so obvious it's not even funny. So right there one knows your dealing with a dishonest company. One reviewer even came right out and admits it was a office competition where employees were paid/rewarded for 'who got most 5star reviews'. Please trust me when I say 'DO NOT RENT FROM THIS COMPANY'. They do not care about you or your family. They care about your bank account and make up ways to drain every cent out of it. We paid our rent on time, were quite and followed all rules. But that did not matter, it was always something they were finding to charge us more money. And you deposit, you will NEVER see that and expect fees on top of that. IE move out fees, preexisting damage that was reported when you move in, and anything else they can make up. Their employees make your life miserable and cause more problems than solutions. We liked our neighborhood but moved specifically because of JG. After following them for a while, I noticed from previous comments that you can't trust their reviews. Basically unless this company just rents to their friends and family members, about 90% of their 5-star reviews (look at November 19'-January 20') are false. One reviewer even changed his review (look back 4-5 months ago) because he felt guilty about posting it falsely. The reviewer apparently did this at the behest of a JG employee who was trying to win an 'paid office contest' to see which employee could get their family members and friends to post the most 5-star reviews. Which still accounts for about 95% of their 5 star reviews. Before November 19' they had an overall 1 star and then in the span of the next 3 months they got about 250+ 5-star reviews. If a company is willing to do this to deceive potential renters, what do you think they will do to you once a contract is signed? So rule of thumb: Trust the 1-2 star reviews (those are real) and ignore all others (they are fake). If you have been a victim of their unfair practices: Please file a complaint with the b-b-b, your county govt, and the state governor's office. Not renting from them will save you a lot of headaches and money. read more

They will steal your deposit regardless so write that off automatically, then you will also have to owe them a whole lot more money that no person can dream of or come up with. It doesn't matter if you pass every inspection pay rent on time live in a dump for 7 years with no interior upgrades even when the backing on the stairs is showing because it's been down for over 15 years. oh, but it's the market value is why your rent goes up every year ending up doubling that by the time you get out from under their thumb, has nothing to do with the 1970 appliances and never had new paint. but once you move out, they sure will charge you for the new upgrades that needed done years ago, after moving out. I work with A LOT of people who rent from this company and all I hear is how horrible JGPM is. The conditions (both the interior and exteriors) at several of their properties is just unsightly and gross . And these issues are NOT related to the tenants, its related to neglect from JGPM and owners being cheap. JGPM refuses to fix or do general maintenance because they say it's 'cosmetic', but will raise rent or lie about 'fines' on these poor people as soon they know stimulus payments received. JPGM turns around and blames the owners stating 'Repair wasn't approved by owner'. I have taken some of these people (they are at several JGPM properties, not just one) to HUD services in Idaho Falls and helped them file complaints with Idaho Legal Aid Services (ILAS). When we walked into the Idaho Falls office and stated why we were there, she stated, 'Let me guess, Jacob Grant Property Management. We need to give that company their own filing cabinet'. And to make matters even worse; I have been reading how they reward their employees' for having their friends/family post false reviews. How can you trust a company that needs people hundreds of people to post false 5 star reviews to just get them to a 4/5. Me and my family just got out from under Jacob Grant Property Management. They are the worst landlords that I've ever had. They never responded to my issues within 24 hours like they said, I always had to call them several times and keep on them. When we first moved in, we had ants and they said that we had to deal with them ourselves. When we first moved in, we couldn't even use our garage for 2 weeks because they had items in there that they said " they were getting to" but didn't for two weeks. In the winter time, they never salted where we were at and our driveway was always in the shade so it never melted. My husband fell and hurt his neck on the ice, we emailed Jacob Grant and they emailed me back and said that they would get somebody out there and they never did. Do not ever rent from a Jacob Grant, they don't do shit for you. They shouldn't even be in business, they don't deserve to be. When we moved in, the A/C units were not hooked up, it was so hot in the townhouse and I was pregnant and I probably called 4 or 5 times before they finally got the guy out to hook them up. The trash cans were a joke, at first they had 2 or 3 out there and they would just get filled up way too fast so nobody could take out their trash until they got emptied and then they would just fill up from what everybody couldn't put in there the previous week. They finally got more but they would be the same way cause of all the residents. Then it took almost all summer to get the fencing in and the grass put in so it was constantly blowing dirt everywhere. It was a disaster. I was harassed out of my unit for so-called noise complaints from an upstairs neighbor. Jacobgrant refused to give me dates or times of violations. Would tell me to ignore, but the next day would find a notice on my door and a $95 fine on my ledger. They come into the home every 6 months to do the so-called inspection to make sure we are not trashing the apartment. It was such an evasion of privacy. They don't keep the common areas clean. Never rent from this company. They took over from rentmaster when they went out of business on a house we were renting. They refused to pay the gas bill and city utilities until the owners signed a new contract with them, even though we were paying our rent which included the utilities. We had our gas shut off for three days, which they told me was only a minor inconvenience to us. Sure, I guess not being able to shower with hot water or do the dishes or wash clothes for that amount a time is only a "minor" inconvenience. The only reason it got turned back on that quick was because I physically went into their office and called the gas company and put them on speaker phone and worked it out with them in how they could turn it on while they waited for the owners to sign a new contract. Then when we built a new house and moved out they tried to charge us $2455 in "move out charges". Things that had been that way when we moved in and all the owners stuff they had in storage at the house we billed to us as these charges. They didn't even have a record of the condition of the house when we moved in but felt like they could charge us anyways. We also didn't even have a contract with them. In the end they dropped the charges since they knew they had no ground to stand on and I would pursue legal action if needed but I feel like they do this anyways in the chance someone wouldn't fight them and just pay. So in conclusion they are dishonest and lazy when it comes to taking care of tenets and should be avoided at all costs. read more

So far renting a small apartment from this company has been the worst nightmare I've ever had and could ever witness. They screw you out of your money every way they can. They charge for every little thing they do, even if they are replacing blind slats for a window that they didn't even have a full set for when you move in. Additionally, Their customer service is full of themselves and they will blame you for anything you say. By far the worst thing they do to customers is that they are the kind of company in Idaho Falls that reports the full rent amount to creditors for each person living in the home. This became a serious nightmare for me and my wife, which we cannot get out of. We live in an apartment rented out by Jacob Grant Property Management that is near a bar that is 2 blocks away. One December day in 2017 my wife and I had our vehicles totaled by a drunk woman coming from the bar. A week later I got my check from my insurance company so I could use it as a down payment for a car. However, we just found out that because Jacob Grant reports the full rent on my credit and my wife's credit report, we are denied for any kind of loan. I make $1000 a month and their reported rent is $550, making me at 55% debt/month. Every bank and loan provider will not make a loan out to ANYONE with a monthly debt ratio at or above 50%. This company is wretched to rent from or work with. If you are looking for an apartment or home from them, run away before they fuck and your family as hard as they possibly can. The only reason I have a seemingly fake account is because I cannot show my identity to this company, because I fear that they would pursue me for writing them a poor review. As distasteful and shameful as this company sounds, it is true. Do not rent from them, they will ruin you and your family if anything happens. This company is a fraud. I have a contract stating they will give me a statement for my property on the 15th of every month, yet they didn't. When I called them, they didn't call back, When I called the sales person, they didn't take care of it. Then I got a bill from the condo association and they haven't been paying my condo fees as the contract was written. I will start by stating we were very elated when my company transferred me out of state and we got away from JG. Our place was purchased by a new owner and he hired JG, so we were forced into having them as management (if you can call it that). Basically if their lips are moving, it's a lie. They will make up the most out outrageous ways to nickle and dime you, even if you pay our rent on time and are a great tenant. I've been following them for a while (due to us hiring an attorney because they stole our money), and wondered how such a small company could have almost 450 reviews at 4.1 stars?!?! There are police departments with over 1000 officers, that have half as many reviews (even in today's chaos). So I started seeing posts (they delete most bad reviews) about them having employees friends and family members post fake 5 star reviews and giving them money as a reward. Its obvious per one reviewer that every 5 star post from NOV-DEC of 2019 is fake!!!! How kind of company does that? If your moving, avoid JG at all costs. DO NOT RENT FROM JACOB GRANT!!! We had stayed in one of their apartments for 2 years and when we first moved in back in 2016 they leased us a dirty apartment and garage. We had to end up cleaning after the past tenants and they don't really care about their tenants even though they say they do. We had told them when we first moved in to clean the windows, top of the fridge, drawers, etc. and of course they ended up only doing one thing. They gave us incomplete set of blinds AND charged us $50 for it. They over charge for crumby apartments and they never heard any of the complaints from me or any other tenants. Once we moved out they ended up charging us for the blinds (Which we had bought a new set to compensate for the broken ones), Drip Pans (which we had also bought but we couldn't install them) and the things that weren't ours in the garage that we had left. Which in total was $150. Save your money and rent somewhere else because they are leeches and take advantage of their renters. read more

Do not rent an apartment from this company! Check out the reviews on Google! A huge number of people are getting screwed by Jacob Grant Property Management, especially in the past year. We just helped my daughter move into her apartment and it wasn't even cleaned. The place is full of mold, light fixtures are falling off of the walls and the dishwasher is busted. It's been a week and they are doing nothing about fixing the issues or making it right and they are telling us that we just have to deal with it. These guys are full on crooks. I would live in a dumpster before renting an apartment through these guys. Terrible group to rent from. They changed the contracts without notice and say you are automatically obliged to follow the new ones. After cleaning the apartment, apparently we missed ONE piece of small trash, hidden in a corner behind the fridge. They charged us $200, saying it was one load they had to take to the city dump. Other renters I have talked to said they were charged over their deposit after they worked really hard to clean. I would never rent with them again. Before moving across the country we had high hopes for this rental. We did a virtual tour and decided that the unit shown would be perfect for us. When we arrived, we were given a key to a unit that was not the one we had seen online. The unit we were assigned has holes in the flooring, stains on the ceiling and smells like a bus terminal urinal, complete with cigarette smoke smells throughout, even though this is advertised as a non smoking property. Communication with the office has been minimal. They have offered to bring in an ozone machine to attempt to remove the smell, however we must vacate the property and stay elsewhere at our own cost. Because of the potential health hazards of the ozone technology, our health professional had advised us not to allow that as my wife is in the first trimester of a high risk pregnancy. We are investigating our legal options at this time. Would not recommend this place at all. read more

These people are cold, crooked, and dishonest. My wife and I lived in one of their apartments and I lost my job and we ended up being a few days late with the rent but still able to pay it. The day we were going to pay it we found an eviction notice on our doorstep saying that we had to come up with DOUBLE our rent in 3 days or vacate the premises! We tried calling them to negotiate but they wouldn't speak with us. We moved out in the allotted time and then one of their representatives called us, said that we had voided the contract by moving out (like they told us to) and clocked us with a $4500 bill for the remainder of the contract! They immediately sent it to collections without speaking to us again. So far it's just mean, but here's where it gets crooked: The law says that once they fill the property with another tenant, that tenant assumes our contract and we are off the hook. So in order to keep us on the hook they took the apartment off the listings and secretly filled it with someone else, but mysteriously forgot to inform the collection agency. So in other words, they get to have renters and force us to pay them $4500 that they do not rightfully deserve! As of now I am currently taking pictures and gathering a case. My advice to anyone thinking of doing business with them would be definitely DO NOT trust them. read more
