The water heater is from 1989 and is supposed to be changed 8-12 years. There should have been 3 installed at this property.... Every bathroom in the house isn't up to code. There is no way for any of the heat to escape because there isn't a vent or window. It took 7 months for them to install a vent fan in the main bathroom. But, the walls look TERRIBLE. There is streaks of water/ paint all over the bathroom. When I asked Jacob Grant to clean it, they sent the mainlanders guy over to tell me that "they can try to clean the walls, they won't paint it, and I have to pay for the labor." How bad of a management company can you be?!? Anyways I'm so fed up that Dorie will never call me back and that they just don't truly care about their properties or the people they are renting too. During that time, we slaved to try and contact our agent, and they would never call us back even after conversations committing to a call back the very next day. The service was terrible, communication was terrible, and they had no professionalism. Appliances that weren't replaced or tended to by the previous renters or blue pine: the food disposal (broke--a screw flew out of the sink), water filter, sinks (unbelievably clogged), windows covered in hard water stains, front door seal allows light in at the bottom, the light fixture is broken in the master bedroom, and there is a mouse infestation in the garage. I understand every company has its problems, but after asking around, many people have had the exact same issues I've had. Blue Pine is a terrible company to go with if you are a homeowner. I do not recommend.

The septic tank had many issues and we had to have it pumped 4 times in 2 years. The owner dropped the ball and I found some people to fix it. After she vacated on December 30, 2024, and returned the keys as agreed, she was promised a document confirming the good condition of the property, but that document never arrived. Despite multiple attempts to inquire about the status of her security deposit and the condition of the property, her efforts were largely ignored. In response, we sent a certified letter requesting an itemized list of the costs for the repairs related to the unreturned deposit. After that, my daughter and I received multiple texts, emails, and finally a letter stating three different charges for the bedroom carpet replacement. These amounts were all significantly higher than the cost estimates we had received from reputable businesses here in East Idaho. Additionally, She received emails imposing fees for things like grounds maintenance and watering, even though there were no common areas--only a private yard. There were also charges for late fees before the 1st of the month, when rent wasn't even due yet. Thankfully, after I intervened and contacted Jared, the property manager, these charges were removed, but that only happened after significant follow-up due to the office's lack of responsiveness. Before moving out, there had been talks about replacing the carpet in one of the bedrooms (due to her dog destroying that bedroom's carpet). However, once the keys were handed over, all communication stopped, and maintenance requests were marked as completed, even though no repairs were actually made. We have documented all of these issues with emails and photos, which support the unaddressed repairs and the premature late fees. It's clear that Bus Dudes Property Management has taken advantage of my daughter, who is a young person just starting out on her own in a world full of challenges, neglect, and unfair treatment. This experience has been a major disappointment, and needless to say, I would never allow my daughter to rent from Bus Dudes Property Management again. This lack of professionalism, transparency, and accountability is unacceptable. I strongly advise potential tenants to exercise extreme caution when considering them. (Pictures are on google that show how the property was left in clean condition, with the only issue being the carpet, which was damaged by the dog. Before the keys were handed over, Jared was more than willing to work with us and arrange for the carpet repair at a reasonable price. However, after the keys were turned over, this cooperation no longer applied. They retained both the non-refundable $500 pet deposit and the $1000 refundable deposit.)
