Left messages for both Terry and Debbie, by phone, email and via billing employee, both never returned calls. Only got answers when I got police involved, yet still no Terry or Debbie. Just who you want managing your property. Charged elderly man's credit card for rent of a rental he doesn't rent. Billing office doesn't know practices.....I had to inform billing management of card policy's, which can be found on website! Who's job duties-name title has billing in it, yet doesn't know billing fees! Tell me how you have a computer program Taylor made for your company's billing.....yet can't track what property money was applied to! Or no receipt number or phone number on C.C. receipt. Ding ding...person who doesn't want to return money they illegally acquired? Person that want's an excuse of...we can't track it? Ok, then, your billing employee Ms.Sheets is not trained, obviously if she doesn't know the fee applied to creidt or debit cards, there's a problem. Know the business you work for, at least their website. Make your excuses but bottom line for 20 years in business you should have a solid system down and if not, your leaving holes for excuses for your foul play. Sorry for the poor individuals that have to live in these ghetto rentals. Projects look better than any of their rentals. read more

Do not use this company. They are rude, do not listen to reason. They failed to list my house for months. Then did nothing but blame me when i finally managed to talk to them. Just awful Debbie (reception) is one of the rudest and most unpleasant people you will encounter in the WA real estate sphere. She doesn't know how to process paperwork and will blame it on applicants and tenants. This association very clearly runs on nepotism - the owners will prioritize their own friends and connections above any outside applicants, even those with good credit and rental history etc. I strongly recommend not working with these people; they will be unresponsive and give you the runaround before finally settling on any kind of information or update. Highly recommend- if you want to get rid of all elderly, low income, or disabled people in your rental properties. They use intimidation, coercion, and force residents to sign contracts waiving all rights under the Landlord Tennant Act under threat of eviction. They will double and triple rent within just a few months thereby getting rid of all tennants that arent affluent, even in apartments that are barely livable and bug infested. read more

They have updated us on any problems with the property, hired the contractors to fix the issues, and payments (and monthly statements) have always been paid when due. If I could rate this company a zero I would. Went in to discuss the move out charges with my girlfriend and Terry the owner was rude and a total asshole. His wife who sat behind her desk in the conference room didn't help either the already tense situation. Their "vendors" charged over $700 dollars to paint a 2 bedroom 1 bath. Their lease says no spackling which we did but they could have just used touch up paint there was no reason to paint the whole apartment for 6-10 little thumb tack holes. They charged us for a carpet clean when the carpet was filthy and not cleaned when we moved in. The carpet is falling apart at the seems and instead of replacing the carpet they just clean it and call it good. The company I work for replaces carpet in our apartment homes every 5-7 years. The laundry room of this property was a freaking joke. 1 washer and 1 dryer. It have wires exposed and none of the other residents respect the rules, they'll just take your clothes and throw them aside. The family at the end of the units still sells drugs out of their home so random people come and go all hours of the day and night. I've worked in property management for a longtime and if I ever treated my residents this was I would have been fired. They pray on the fact that there is only 2 property management companies in Port Angeles and most people out here don't know their right as tenants. As a landlord for 20+ years, I can say J & A are easily the most competent Mgmt company I've come across. Exceptionally clear communications, prompt and knowledgeable staff, helpful and detailed monthly statements that seamlessly integrate with my taxes, and most importantly, professional responsiveness. (I noticed some of the negative reviews unfairly blame them for things that a property mgr would not have control over- tenants may not understand prop mgrs can only work within the parameters given by a property's owner.) At $900/month, the two bedroom rental that stunk like marijuana and mildew when we moved in had a rotting back fence and black mold in the closet of one of the rooms. Debbie actually said to wait and see if it got worse before we needed to worry about it! Most windows couldn't open (the were painted shut for the most part), so the one in our bedroom and a stinky upstairs open level room window had to serve as ventilation (and often the front and back doors). The refrigerator stopped working about a month or two before our lease was up as did the home heating system. James and Associates took part of our security deposit money from us for cleaning the refrigerator, even though I scrubbed it down thoroughly. The freezer suffered from our caught and picked crab going bad due to that failure of the rental's refrigerator. So basically, even though it was because the rental's refrigerator didn't work property, it cost us. read more

We had such a positive experience with everyone here. They were able to help us from 400 miles away and once we finally got up there and into the house they were wonderful the entire time we were there. Super prompt with any maintenance that needed to be done and always very friendly. Jake the maintenance guy is awesome as well as Brittany in the office. I vote this "property management" 1 star, because I can't vote 0 star. The service is incredibly awful. The buildings/apartments are old, dirty, and full of diseases. The furnitures, toilets, bathtubs are broken, and they do not care to maintain those. They are super lazy. It literally takes them ages (probably until World peace) to fix the things that need to be fixed. Moreover, they will find every possible reasons to charge you. You will be sick physically and mentally. Conclusion, this company is terrible and do not let them fool you. read more

I URGE MILITARY MEMBERS NO MATTER HOW DESPERATE FOR HOUSING YOU ARE, DO NOT GO THROUGH THEM. They are not military friendly and in some ways almost seem to hold it against you. The house we rented was trash but needed a place quick because we had just gotten stationed there. One of our windows was being held in place by an Advil bottle, their were "medical" needles all over the lawn and there was sharpie and chalk over every wall. The place was a dump but we worked hard to clean it. The toilet broke twice and we fixed it and were never compensated. The outlets were loose and plugs constantly fell out so my husband (an electrician) rewired it and we had to pay for new outlets out of pocket too. We paid a $300 pet deposit that we were guaranteed we would get back when we moved. Our pet passed away the first month we moved and they kept the deposit saying our dog messed up the house. Every time there was an issue and we called they never picked up or would say they would call back but never did. They were hard to work with. There were some home issues we found that we felt the owner of the home deserved to know but they would not tell the owner anything. It ended up with a few drug dealers moving in next door, people trying to break in, and this company not the least bit concerned with our safety like replacing the locks or fixing the windows. In the end we got half of our deposit back despite the fact that we fixed a number of things in the home and spent $500+ trying to fix damage they should have fixed from the start. We aren't even upset about getting ripped off but more the fact that we had to get out of there as soon as possible because our safety became and issue and they did not find that important enough. Very disappointed in this company. Every military member who I have spoken to who has gone through them has also had horrible experiences and we have warned the base over and over about this. read more

This is one of the worst run companies I have ever had the misfortune of dealing with. They rented a property of mine for the last eight years. This is the letter I sent them following my examination of the property. Terry James is the owner: Mr. James, I would like you to know that after consulting several authorities I've decided not to sue your for your gross negligence in managing my property. My decision is based more on a financial reason given the cost in filing a suit vs. the amount of return in winning it. If I was basing my decision on emotional issues I would have you in court in an instant. It's beyond me comprehension how your so called business could be run so incompetently by you. When I returned to my property in late August after years of absence I found ever article that could be easily removed stolen from my home. There wasn't even a spoon left. The items included a carved cedar chair, my mother's wedding dishes that were nearly a hundred years old, every stick of furniture, all the silverware, pots and pans, antique kerosene lamps and a very valuable antique clock I considered the heartbeat of my property. For the life of me I can't understand why your company didn't take some kind of inventory of the property's contents to be ascertained when tenants left. Maybe there just wasn't enough money in our rental agreement for you to care. I also heard from sources disparaging remarks you made referencing my home. This is the same place where ashes of deceased friends were scattered; a place where my parents celebrated their 60th wedding anniversary; I was married on the lane leading to my home and a dying friend wanted to spend his remaining time at the place because of its serenity. I hated to see it turned into a rat's nest because of your steerage. No, I'm not going to waste my time and money suing you but if I can give one person pause using your services I will enjoy some degree of satisfaction - but nothing will compare to what you emotionally and financially cost me. Your statement, "We will always strive to put people first.", is a joke. Far as I'm concerned you don't even rate a star. read more

This is one of the worst companies to deal with. The owner and his wife are not nice. If you do rent from them make sure you take pictures and read your contact carefully because they will over charge you any chance they get. It is all about the money for them. They also employee vendors that over charge for services. Just be aware of what you are getting into and nothing is their fault of course. read more

I have have been in this Port Angeles ,Sequim area for over 5 yrs and have had agreements and interactions with all available rental properties and have had unbelievable behaviors from property managers,promises to hold properties and then to find out they forgot and rented it to someone else,numerous attempts to talk with landl management companies about properties and to be avoided for weeks and then to learn they were having major home improvements done to the home and daily contractors on and in our property without notice only to have the property managers say it was up to the contractors to notify us that they would be replacing our roof. This company was one of the most unprofessional companies we have ever had the misfortune to deal with - they wasted a considerable amount of our time over a mistake that THEY made on the pricing of a rental property (which they had listed on their board for a number of days at a certain price, only to inform us telephonically, AFTER we had filled out the application and left the premises, that they had "made a mistake"). In addition, not only do they not offer the customary "service" other rental companies offer (meeting you at the site WITH a key as opposed to having you collect and return the key from a property that was some distance away), they couldn't have cared less when we had seen the property, what we thought of the property, our feedback etc. etc. or even when we returned the key! If I had been the owner of the property, with all the appliances (dishwasher, fridge, washer/dryer, stove, microwave!) in the house, I would NOT have liked ANY member of the public to have unrestricted or unaccompanied access over a number of days...one staff member wanted to know if we were married (!) as she said that if we weren't, we would have to fill out two applications. The receptionist told us, 10 minutes later, that any adults who would be in the property (there would have been two of us) would have to fill out two applications and pay two separate (cash - no credit cards) fees - the fact of whether we were married or not apparently had no bearing! We are in the process of relocating to WA, renting while we decide where to purchase and staying with long-time residents and friends of ours in Sequim, - we felt disregarded and manipulated, contrary to other estate agents we are currently dealing with!
