    Being a monopoly of properties in the Port Angeles area, they think they can get away with ripping…read morepeople off. I've had a housekeeper for over a year and gave her the list of cleaning they expected. I asked to do a walk through after moving out, which they refused to do. My housekeeper did an exemplary cleaning job and yet they allegedly had to hire Clean by Carly to come in and clean. A 875 Sq ft one bedroom house that was empty and clean allegedly took 6 hours at $40 an hour to clean! Not a chance it took that long. My housekeeper is willing to testify in court as to the condition of the house, should I choose to go that route. They also hired a carpet cleaner, the same one they REQUIRED me to use earlier in the year. He allegedly said there was dog urine on the carpet and it required 2 ozone treatments. My dogs NEVER urinated in the house. My housekeeper will also testify to that. STAY CLEAR OF ANY PROPERTY THEY RENT! They are jerks when you ask them questions, they accuse you of things that are not your issues, and they keep your money. Additional issue the FHA had to step in on: I have 2 emotional support dogs. When I was renting, they had a form which was ILLEGAL, for my doctor to sign saying she would testify in court if it became necessary, that my dogs were emotional support animals! I was told by the FHA that they had issues in the past with Landmark and they had just re-educated them but would go in and re-educate them again. These people think they're above reproach. PICTURES OF HOUSE AFTER BEING CLEANED BY MY HOUSEKEEPER SHORTLY BEFORE THEY PAID SOMEONE TO ALLEGEDLY CLEAN MY HOUSE FOR 6 HOURS.

In addition, Kaila did try to get the house cleaned prior to our occupancy but the owner refused. Landmark did make the owner comply to the Washington Landlord tenant act, when the requirements were quoted to them. Previous review: We rented a very expensive property from this company in April of 2024 . When we moved I. The place was filthy. The property owner had left all kinds of trash and property and this was only removed after we checked the Washington landlord tenants laws and could quote , the violation. Part of our deposit was kept for something for which we weren't responsible. This house is on Dutch Dr and if you're considering renting from this company DM me for all the problems, any infestation, poorly balanced HVAC, uneven floors, etc.

Because I live out of state and don't make…read moreit up to WA as much as I would like, I needed a reliable property management company that I could depend on and basically not have to worry about it. Blue Sage was there to help set things up and prepare and maintain the rentals which provided a huge relief for me. When I do make it to WA to visit, Kathryn is always receptive to meeting to discuss how they are doing, ways to improve the properties not only for me but for the vacationers and long-term tenants. Communication is outstanding. Blue Sage is ALL about communication! In fact, the entire team especially Kathryn and her staff are in constant contact. If I need something fixed they are on it. If I have to send something to a property and it needs to be assembled and brought over, they're on it. If I have questions on any of the financial side of things, it does not fall on deaf ears. Our communications have always included a sense of humor and are always pleasant. I wouldn't deal with a company any other way. In reading my reviews, I know my short-term rental guests have been very satisfied with their communication if an issue came up. In fact, just recently with the big snowstorm, the Blue Sage team was out there shoveling snow for the guests so they could either come or go easily and safely. On a side note, I usually keep quiet in these snake pits but for the individual who seems to think the PPP loans have something to do with tenants paying their rents... You really need to do your research because one has nothing to do with the other. How did you feel about the baseball and football hall of fame receiving all that welfare, taxpayer money. None of this is appropriate. Bottom line, I'm very happy with Blue Sage and will continue to partner with them with my current and future properties.

    SCAM ALERT!!! RUN…read moreAWAY FROM THIS COMPANY!!!!! Upon our arrival at 402 Kallman Road the day prior to check-in, there was debris in the yard. (Because we had reached out multiple times via phone and email to confirm our reservations and had not received a reply, we arrived a day early.) Still, the property is vastly different from the property listed on HomeAway.com, listing #7834193, which we paid $1,600.00 to rent from July 16th through July 23, 2019. While the owners have removed the listing, they haven't removed the Facebook listing that shows the resort named at the same (https://www.facebook.com/MichaelWolf998765/). The advertised "resort" depicted sunsets on the water, natural alcoves in a romantic setting, and a retreat-like atmosphere and included many 5-star "reviews" that sold us on the rental. We arrived to what appeared to be multiple unkempt, personal trailer homes for full-time residents, not a popular tourist destination created for vacation purposes. The buildings were broken down with peeling paint and were surrounded by discarded junk. The yard of this dilapidated property was strewn with broken furniture, a wet mattress, and garbage. We were overcome with anxiety; in person, the location felt dangerous and unsafe, like a place drug addicts and criminals might hang out. This was absolutely NOT what we had paid for and we were horrified, especially because our friends would be arriving and would not have a place to stay during high season on the Olympic Peninsula. Concerned for our safety, we left the premises immediately and scrambled to piece together other arrangements. After this initial experience, we communicated with the owner, Mike, who appeared to be high on drugs because his eyes were glazed and he rambled on at a fast pace about delusional nonsense. For example, he claimed he owned "the entire riverbed", that the rocks in the river are geodes that contain jade and sapphires. He also claimed that the garden shed was a rentable cottage. We have also been in touch online. At no time has he offered to refund any of the $1,600 he received on 5/17/2019, nor has he done so. Instead, he claimed he'd only rented us the backyard of this property and referred to his egregious, fraudulent misrepresentation as a cancellation on our part. After we made a complaint to the Attorney General Mike sent my friends text messages threatening to have us arrested for slander as well as offering to refund some of our money " I will follow my attorneys advice on a refund" if we would take our reviews of our experience down from google reviews. Upon closer investigation, we learned that the sellers have multiple identities. Michael Bradham of Northern Approaches LLC is actually Michael Wolf, as noted from his Facebook page, where he lists both his real name AND being the owner of Northern Approaches, the company who scammed us. The same is true for Sharice Paris, who is on the Northern Approaches emails - her real name is also Wolf. More importantly, we learned that the 5-star reviews that accompanied the beautiful, fake photos, and which had been the deciding factor in our decision to rent the property, were fraudulent as well! Michael and Sharice both wrote separate, exemplary reviews as if they were guests at the resort rather than the owners. Additionally, Dustin Crear, who according to his Facebook page is their employee, also provided a fraudulent, 5-star review. In fact, every review on the property came from the Port Angeles area where they live and Sarah Sullivan, another reviewer, bears an uncanny resemblance to Sharice. Clearly, we are victims of a scam. Not only were we robbed of money, but also of precious time with our friends.

The bed I slept in the first night smelt like a homeless person had slept there the night before, had to wash all the sheets ourselves stains in the bedding nasty nasty nasty carpet, the pans were all warped, the toaster burnt one side of the bread, the oven burnt everything we put into it, the blinds on the bathroom were stuck open crating privacy issues. Owner not concerned whatsoever! It's situations like these that zero stars really needs to be an option.

    DO NOT RENT FROM THEM!!!…read more They will request many thousands of dollars upfront, including pet fees promising that you will get it back after moving out. YOU WONT! We gave them notice when we were looking to buy a home at the end of our rental lease, trying to time buying a home around our lease timeline as best we could. When our year lease was up they would not allow month to month, knowing we were about to close on a home. Made us sign 6 months, even though we only needed another month and a few weeks until we closed. They will expect you to move out the EXACT day the lease is up. No extended week, no breaking the lease early, No leeway. We cleaned the house with actual q-Tips, every base board, every light switch, every cabinet and crevice and they still charged us over $550 for cleaning fees PLUS $2,650 for breaking the lease, even though we told them so much in advance, we were only extremely transparent and kind. Not to mention when the AC broke, we had to fix it, when spiders were in the house, they told us to call an exterminator. They didn't manage the property AT ALL. We spent so much of our own money maintaining the house. We have never been more disappointed in a company EVER. My husband is a 100% disabled veteran and he spent a week in bed after cleaning this house, mowing the lawn weekly and taking care of the home like it was as his own. If you're interest in renting, go to another property management company on the island. One with humanity.

I've never rented a place that allowed that (though I know they exist) - also - isn't that the property owners decision not the management company?? I'm not sure. The people who I've had contact with have been incredibly kind and understanding. I just had to say some good things as it's clear this business is being run by some wonderful human beings.
