I own several properties both short-term and long-term. Because I live out of state and don't make it up to WA as much as I would like, I needed a reliable property management company that I could depend on and basically not have to worry about it. Blue Sage was there to help set things up and prepare and maintain the rentals which provided a huge relief for me. When I do make it to WA to visit, Kathryn is always receptive to meeting to discuss how they are doing, ways to improve the properties not only for me but for the vacationers and long-term tenants. Communication is outstanding. Blue Sage is ALL about communication! In fact, the entire team especially Kathryn and her staff are in constant contact. If I need something fixed they are on it. If I have to send something to a property and it needs to be assembled and brought over, they're on it. If I have questions on any of the financial side of things, it does not fall on deaf ears. Our communications have always included a sense of humor and are always pleasant. I wouldn't deal with a company any other way. In reading my reviews, I know my short-term rental guests have been very satisfied with their communication if an issue came up. In fact, just recently with the big snowstorm, the Blue Sage team was out there shoveling snow for the guests so they could either come or go easily and safely. On a side note, I usually keep quiet in these snake pits but for the individual who seems to think the PPP loans have something to do with tenants paying their rents... You really need to do your research because one has nothing to do with the other. How did you feel about the baseball and football hall of fame receiving all that welfare, taxpayer money. None of this is appropriate. Bottom line, I'm very happy with Blue Sage and will continue to partner with them with my current and future properties. read more

They discriminate unfairly. They do not even have homes cleaned properly before showing them to prospective tenants. All the office staff are "hard to get along with" and will be condescending and unprofessional. They nickel and dime tenants. I could go on. Blue Sage Property Management in Sequim, WA. would not allow me to submit an application for a rental property on the business site after I identified myself as a prior military member. I called on Monday Oct 14, 2024, I was told that the owner would call me back. I did not receive a call from the owner on Monday. I went to the Blue Sage office in person on Tuesday and was told I could not apply at that time and she (Sarah) had to consult with the owner and the landlord. She said "I don't know if they want to rent it". She said she would call me by close of business Tuesday. I did not get called back on Tuesday. I received a call on Wed evening while I was on an airplane, the voice message said she (Liz) just wanted to share that this was a short term rental. I called back on Thursday, I left a voice message and sent a text message that I was aware it was a short term rental and I wanted to submit an application. I did not hear back from anyone on Thursday. On Friday I again called and left a voice message and then a text message. I received a text message later on Friday saying they had already accepted an application from another party. I spoke with Liz after receiving that text, she told me that they do short phone interviews for vetting purposes. I was never informed of this before. Was I interviewed and vetted for some reason without knowing so? She also told me she called several interested parties on Wed evening and accepted an application from the only party that answered her call. She did not leave any of this information in her msg to me on Wed. I contest that Blue Sage Property management in Sequim WA engaged in unfair and unethical business practice. I also contest that they engage in discriminatory behavior. Complaints will be filed with the State of Washington. read more

I believe the llc name is SFR V1 aka BLUESAGE PROPERTIES... I reside at 7102 Emerson Avenue upper darby... When I arrived to look at the property it was "beyond" not properly turned over after the last tenet... All and I mean all of the closets were broken, tub was lifting and chipped inside, holes in screens and walls, doors broken and a lot of water damage on ceilings... A dead mouse in the basement and roaches in the sink.. After I viewed the property I contacted them with pictures and videos "which I still have", simply stating the house was not properly cleaned or turned over... Please turn over the property and I'd be interested. I was told they will clean the property however, the owners want to rent it as is and did not intend on fixing anything. I was staying at the red cross house in west Philadelphia at that time due to a previous house fire. I was very desperate because the red cross only allows you 20 days of stay... after that it's shelter or live in your car... I was desperate and they knew this. I paid them 1st month last month and security deposit. 1350x3 plus a 200 dollar pet fee... April I get a spinal injury and was out from work on medication and in physical therapyas ordered by my doctor. I fell behind in rent by 1 month "may" we are now in June and I am just returning to work.. i owe may and june...I give them my medical documentation as to why I owe two months. They tell me they don't care about that, they care about money. In the words of Sean quinn... I understand this however taking me to court for eviction " a person who has a great rental history" because I'm taking to long to pay is beyond disgusting. I never said I would not pay, I said I needed time... when it rained inside this home I gave them time to fix it. I have not called license and inspection on plenty of occasions... I gave them time... and now instead of giving me time they take me to court. I've given them medical documentation from my doctor stating why I was out of work... Awful company. It's mainly Katherine that makes it so unpleasant. She has such an awful attitude, she rarely replies to communication, and she will be rude to you for no reason. If she manages your property she will make your tenants unhappy. I lost tenants simply because they didn't want to deal with her anymore and I can't blame them. Dropping blue sage was the best thing I've done. She had to abandon her company in colorado because of how disliked she was and now it's happening again. She controls her google reviews and even those are slipping lower. but instead of facing her own issues she blames it on everyone else. Go check her google reviews and see how rude her replies are and ask if you want to deal with someone as unprofessional as her. The worst decision I made was to hire Blue Sage to manage my home. Blue Sage kept me and the tenants unhappy. Tenant forgot to turn the faucet off and the pipes froze. Blue Sage decided to charge me for the repair. New carpets were installed by Blue Sage and the edges were coming lose. The tenants complain several times. Blue Sage never fix it. The toilet got clogged. Blue Sage got a plumber to fix it. They fix the clog but they did a horribke job. Water started leaking. At that point I had to take over. This is just a few issues I had to deal with My property is in Colorado the owner move to Washington. Do yourself a favor and do not do busines with this company. As bad as you might imagine. Horrible customer service. Harassment about issues that were their responsibility. Continued apathy or indifference for management- or maintenance-related issues--like perpetually flooding carport/garage. Condescending tone, including the statement, "If you don't like it, you can leave." Moved in with grass a foot high, then planted flowers, trimmed trees, and mowed grass weekly, only to have them charge us for not mowing grass when we left. Absolutely worthless. Positively terrible experience. We were treated like garbage by these people. Found a place we liked, sent our application, got approved. Asked if the A/C (which had been disabled) worked, they said yes. Asked if we could get it in writing, they said no. Asked if we could have a 1-month penalty-free check for the apartment to make sure the A/C worked, they actually kicked us out. "I'm rejecting your application. Get out." Appalling. In the end, I'm glad, because after shopping around some more the place we were going to rent from them was overpriced (found a better place for cheaper in the same neighborhood), but I'll never work with these people again. Potential tenants: Steer clear. Avoid them like you would avoid any unmentionable communicable disease. Protect yourself from getting screwed by this positively terrible management company. Do not rent from them. It would be a better choice to go live in a van down by the river than to rent from them. Unfortunately, I rented for one year and I survived, barely. The unprofessional and rude staff (epically the owner Kathryn) is downright disgusting and dirty. They are argumentative, petty, contrite. As a remote landlord, I have been dealing with Blue Sage for over 3 years now. In the past, I have dealt with other property management companies in other parts of the country. I would put Blue Sage at the top of the list of all the property management companies I have dealt with. They are professional, well organized, communicative, detail oriented, well informed of changing legislation, etc. I believe they also do a good job of communicating with the tenants to handle any issues which have come up. For example, last year the heat pump went out and Blue Sage was able to quickly get multiple quotes and secure an installer so the tenant would not suffer in a cold house. Monthly, and at the end of each year, I receive a nice detailed summary of repairs, expenses, rental income, etc. which I can turn over to my CPA for tax preparation. read more

Don't trust these guys if you want to rent. I would give 0 stars if I could. They backed out of a verbal agreement that cost us hundreds (which is illegal by the way). I would take them to court but they probably deleted the recorded conversation. We were promised that we would get accepted if we fixed our pet only for them to deny us anyway plus said our application was expired. (It was less than one week) they twist my words around. We got 0 compensation and not even a formal apology. I tried to call to get an explanation and they purposely ignored the calls. Sorry but "there's nothing we can do" is not an apology. After the promise I wrote up a letter that I was vacating my property and now we might be homeless all because of this company. Blue sage called this an inconvenience. Blue Sage Realty has been managing two of my properties for many years. As a homeowner you want the piece of mind from your management company to handle any issues and find the best tenants to rent your home. Kathryn and her team are diligent and are always quick to respond to my needs down to simple questions I may have. I am glad her screening process is the way it is. I have never had a bad tenant or a vacancy while under Blue Sage Realty management. Her service repair vendors are continuously vetted to keep up with competitive pricing. I don't have to worry that quotes for repairs are unreasonable. Quite frankly I wouldn't trust my properties with anyone else. I have properties in other states and have fired management companies more than once. I wish they could all take a chapter out of Blue Sage's book. I absolutely recommend them! Just reviewed one of this companies advertisements for a home. And then the enormous laundry list of bull that they wanted in order to grace you with the privilege of renting one of their homes. Invasive and intrusive don't even begin to explain what they asked for in their ad. I guess some people are comfortable with allowing a rental company access to all of their financials, and a detailed interview with past landlords, and and and and and and and. I called Joe 2 days ago to talk about a house in Broomfield. No return call. So I went to talk to the tenants who invited me in! They didn't speak v highly of BS ( which tenants never find out until later) They showed me the leak under their sink that had a pan for drip-age as BS had refused to fix it! Also how BS had no plans to repair, paint or clean carpets and wanted new tenants in the next day ( greed)! Tennant called Joe at 11:30 ( he told them he would be there at 11) who passed the phone to me! Joe said I needed an appointment and couldn't just walk into people's homes! This is absolutely one of the worst realty companies we have ever dealt with. DO NOT RENT FROM THEM. They do not care about their tenants, homes, or their own company. We have emailed countless times and continue to be ignored no matter what the issue is. We had an emergency issue dealing with a sink leak that was so bad the flooring under the sink almost fell through to the basement and the water was leaking next to electrical cords in the flooring as well. About 5 emails and phone calls later we finally received a response, but not from the property manager, Kate, she won't ever respond to you because she doesn't know how to do her job. But a tenant should NEVER have to call and email that many times when an emergency is happening. Thank the lord we rented for a year, but I am going to find every single site that is available to put reviews for Blue Sage and will say the same thing to everyone. DO NOT RENT FROM THESE ASSHOLES. Horrible experience with this company. From the minute we moved in until the minute we moved out, it was a nightmare. As I drive through that neighborhood that they rent a lot of their houses in and see their signs up on houses I want to sit and wait for people to come view the house and then warn/beg them not to do it! And if you do rent from them, don't expect any of your security deposit to be returned to you, they find reasons to keep every last bit of it, including tacking on fees for missing valances that were never there to begin with, needing to clean the stove and fridge that were spotless, and replacing light bulbs (yes, they charge you for light bulbs). If I could give this realty Company a 0 I would do so in a heartbeat. I feel as if I was scammed out of 120 dollars in application fees. Was given zero information on the property after asking multiple basic rental questions in person at the property. EX: Who are the owner's? Who are the neighbors? What are the HOA rules and regulations? What kind of maintenance gets done on the house? Are their any problems we should know about? What does the lease entail? Can I have a COPY OF THE LEASE? Blue Sage Managed my property and the owner Kathryn MacGaraghty was a nightmare! I like to give positive reviews but the public should be warned about this one. I would NEVER USE THIS COMPANY and am writing this review to help others. I called to inquire about early move out, just to inquire. We never agreed to dates, money or anything, in fact she was in her car when I called and asked me to call her office so we could talk about it. Because I was in a planning mode and needed to know now I called and just asked my questions to another person at the company who answered them. I never said that i wanted tenants to move out early because I wasn't sure yet. Without talking to me to confirm or clarify anything Kathryn proceeded to notify the tenants that I wanted them to move out early. This caused problems for both myself and the tenants. She would tell my tenant that I was freaking out about this and gossiped to him about my neighbors who she said were complaining, but weren't. In our "communication" with one another she would most often answer my questions with one liners on the subject line of an email. She's yelled at me and hung up on me. At her request I fired her but she kept the tenants deposit and my deposit hostage. I had to get the Better Business Bureau involved to finally get our money back. Even if our initial early move out conversation was a misunderstanding, she could've fixed it by letting the tenants know but instead continued to worry them with her "gossip". She could have communicated with me in a more professional way and I don't think she ever let the tenants know that I didn't need them to move out early! I hired Blue Sage trying to avoid headaches but ended up that they were the biggest headache of all. read more

These guys are are scamming anyone that pays the $40 application fee by making excuses why they can't rent to them vs just giving there $40 back. So just be prepared that you are putting 40$ into a drawing to maybe rent a house. They rent the house and pocket all of the other applicants 40$ as a nice little bonus. This is a very greedy company run by people who will steal your deposit. I paid my rent on time every month for two-years. They did not even ask me to renew a lease with them but drove to my door and handed me my 30-day notice. I scrambled to find a house and the Land Lord wanted me to move in in two weeks. I called Kathryn, at Blue Sage, and she approved the early move out. Later, when I was settling into my new place and awaiting my deposit, I received an email stating that it would be the full amount less the extra two weeks of rent. I corrected this email by telling Johleen that Kathryn had given me the okay to move out early. Since that day, the house sat empty for 6 weeks. I knew they were going to charge me a 'couple of hundred dollars for spot painting and an additional carpet cleaning'. (Though I'd already had the lower level shampooed once. They doubled the costs on everything and managed to whittle my return down to a 1/4 of my original deposit. I spent hours scrubbing, cleaning, weeding, prepping and still they were completely greedy and uncommunicative about my fees and return. I feel that because the house did not rent for the exorbitantly high price they assumed I could not afford and the house sat empty, they found a way to get most of their rent for the time it was empty. This is a warning to the renters, they will not be on your side at all. There are many more reasons why I do not like Blue Sage, but I have been biting my tongue until now.
