Being a monopoly of properties in the Port Angeles area, they think they can get away with ripping people off. I've had a housekeeper for over a year and gave her the list of cleaning they expected. I asked to do a walk through after moving out, which they refused to do. My housekeeper did an exemplary cleaning job and yet they allegedly had to hire Clean by Carly to come in and clean. A 875 Sq ft one bedroom house that was empty and clean allegedly took 6 hours at $40 an hour to clean! Not a chance it took that long. My housekeeper is willing to testify in court as to the condition of the house, should I choose to go that route. They also hired a carpet cleaner, the same one they REQUIRED me to use earlier in the year. He allegedly said there was dog urine on the carpet and it required 2 ozone treatments. My dogs NEVER urinated in the house. My housekeeper will also testify to that. STAY CLEAR OF ANY PROPERTY THEY RENT! They are jerks when you ask them questions, they accuse you of things that are not your issues, and they keep your money. Additional issue the FHA had to step in on: I have 2 emotional support dogs. When I was renting, they had a form which was ILLEGAL, for my doctor to sign saying she would testify in court if it became necessary, that my dogs were emotional support animals! I was told by the FHA that they had issues in the past with Landmark and they had just re-educated them but would go in and re-educate them again. These people think they're above reproach. I am updating my review now that Kaila has returned the amount of our deposit retained by the owner for the installation of a screen door that was their responsibility. In addition, Kaila did try to get the house cleaned prior to our occupancy but the owner refused. Landmark did make the owner comply to the Washington Landlord tenant act, when the requirements were quoted to them. Previous review: We rented a very expensive property from this company in April of 2024 . When we moved I. The place was filthy. The property owner had left all kinds of trash and property and this was only removed after we checked the Washington landlord tenants laws and could quote , the violation. Part of our deposit was kept for something for which we weren't responsible. Horrible place, i had a professional move out cleaning of the apartment and a professional carpet cleaner renovate the whole place. I was still charged 2 hours of cleaning at $40 an hour. Crazy. Maybe alittle dusting off but still 2 hours for that? Robbery. We'll anyhow, the staff were somewhat helpful during my stay. For a short 5 months I was in, they kept $250 from my deposit. Unfortunately, this app doesn't allow 0 stars. Upon renting a small 1 bedroom apartment in downtown PA from this management company everything seemed to be fine. The apartment was clean, the service could have been friendlier, but they know that the area is monopolized and owned by a handful of companies and families, so they probably aren't concerned. From what I have been able to find out, the mother is an owner, and the daughter is the individual charged with the management portion of leasing arm. They are fully aware of the housing crisis in the area, therefore have no incentive to do the right thing, or be honest people. I did not expect this type of treatment from them. Throughout the lease, the maintenance man was phenomenal, any problems, he showed up to fix quick. Thats about the best thing I can say. Homeless people were living and shooting up in the area assigned as parking, and the entrance stairwell to the building. I raised this concern several times with a now former employee of theirs, and no resolution was provided. We explained that the homeless people were going through the trash and leaving it strewn about the property, leaving needles in the parking lot, and nothing was done to address it. You may be wondering "what can the management company do?" They could have called the PA PD and reported them for trespassing and the police would have been required to at minimum help the homeless population get into a local shelter. Even more issues arose upon move out. We were hit up for a cleaning fee after we paid a professional company to clean the entire apartment and leave it in better condition than when we found it. I've attached photos that were sent to me that indicate, according to them, an apartment so dirty that it took another professional company an additional 2 hours to clean. It's a 1 bedroom, roughly 300-400 sq Ft apartment. The fee is exclusive of the additional $150 fee we were charged before move in to clean the carpets. Even the check out report stated "very minor cleaning to be done" which indicates that maybe there was a fingerprint left behind, or dust that was missed. We were not provided any after photos of the cleaners after they "cleaned" the apartment. According to the conversation I had with the manager of the properties this was the reason for the charge: "Attached are photos from your move out, that were the items the cleaner was asked to clean. The crumbs in and under the stove drawer, few spots in fridge needing to be wiped out, wiping down both faucets and water marks on sinks, dirty spot next to stove and crumbs on stove, I can get a statement from the cleaner as to the pet hair, which also has to be vacuumed up due to the carpet cleaner not vacuuming. Normally takes the brush attachment to the trim while vacuuming carpets. Also the bills from your move-out for your information and confirmation the city was paid out of security funds. Please let me know if you have any additional questions or concerns. Have to send a 2nd email due to size." I have attached the photos that the property manager sent us to justify the 2 hour cleaning charge. I'll let you decide how absolutely filthy this place was left in the wake of our obvious dirty life. Having lived in several states and cities over the past couple decades due to the military, and maintaining a classroom of 6th graders, we obviously have no idea what's required to clean. In addition to all that, at no point we're we informed that they would pay the utility bill on our behalf due to some sort of city of PA requirement, and then leave a negative remark as if we attempted to skate on our responsibility to pay our bills. Overall, I would encourage you to avoid doing business with this company. If you must do so, please go in knowing that regardless of how honest you are, that honesty may not be returned. Other staff have been pleasant and helpful, but there is an obvious lack of education on housing laws across the company. Properties by Landmark was a very good rental company to me. They have always been friendly, prompt, and courteous, whenever I had questions or concerns, both in emails and phone, and when in person at the office. They always get back to you in a timely manner and your needs are met. From my experience they will treat you with respect and kindness. I had rented from them for about 13 years and still would be, the only reason I am not now is because my apartment building sold, and the new owner decided to go with a different rental company. I and Landmark left on good terms. While no company is perfect, we are all human, I recommend Properties by Landmark for rental needs, they would be pleased to help you. For ones that wish to know how they are about deposits, I cannot comment on that, as I did not do a move out with them. I am still in my original place I rented, everything transferred over for me, however I have heard from past tenants who got their whole deposit back, and were treated well and fairly. Absolute trash company. Do NOT rent. I rented from them (reluctantly) for four years. In that time I never once missed paying rent. I kept the house and yard immaculate. Whenever anything malfunctioned I reported immediately. They would not fix ANYTHING. Handyman (owner's husband) would never show up. I came to find out upon moving out that it is their MO to use any excuse to keep your entire deposit. I left a spotlessly clean house behind and they still tried to charge me for fourteen hours of cleaning, hundreds in "damages", and only returned $36 of a $1k deposit. Knowing the whole time I work in law they still tried this. Making up excuses about all the damage I did to the home when I had proof (including my own move in report) that all damage was pre-existing. Kaila Cruz (owner's daughter) blatantly charged me for items they refused to fix while I was in the home and then attempted to pin on me upon move out. Mommy Janet also texted me from the business cell on a weekend to harass me and accused me of slander (she meant libel) of her daughter for posting about my lawsuit against them on my own private fb page. I ended up taking them to small claims court after they ignored my demand letter and responded only with justifications for keeping money. KC attended the mandatory mediation only to avoid default and was contemptuous and dismissive the entire time. I took it to trial where KC again only showed up to not be defaulted against. She contributed nothing, was unprofessional, and her only arguments were "I feel" and "I think" statements. Needless to say I won and all but a small fraction of my deposit was returned to me due to there being some nail/anchor holes and screens (darn cat) needing repair when I left. This property manager takes advantage of those who don't have the knowledge, ability or agency to advocate for themselves. I did and they STILL tried it. They lost in the end though. Their MO of keeping entire deposits by justifying it with exaggerated cleaning and repair fees will get overturned in court as they legally cannot charge more than a "reasonable cleaning fee". I encourage anyone they have preyed upon to sue them in small claims as you will most likely win. They are not smart, meticulous, or careful. Keep good documentation if you do have to rent from them. I've been a resident now for 2+ years and then covid happened right when I was starting to look elsewhere. The property manager is very unprofessional and the staff is not entirely friendly. Multiple maintenance requests and time agreed is never honored. It could take days or weeks and then they show up at random or not at all. I would however like anyone attempting to do business with them to know that they are the least professional company with whom I have ever tried to do business. The women who work there are clueless to the point of incompetence! They only accept payment online, and that's so they can charge almost $50extra as a convenience fee. After Jennifer wasted 3 weeks of our time getting our application ( by the way, she's never in the office), I had to fill out he credit application. Instead of just looking at the rent my wife and I could of paid for a small duplex, they looked at EVERYTHING in my credit report, for which we were denied the house. When I told Jennifer that another company was willing to work with us, her exact words were "well maybe you should go business with them instead". What a bitch! I had a perfect experience with Landmark. They always called me back when I had questions or concerns. However, we only leased a nice apartment for two months and had zero maintenance problems. I just received our full deposit back. I changed my phone number, and when they couldn't get a hold of me to warn me that they had people that wanted to look at the apartment, Jennifer came in person to let me know. It is worth mentioning that every time I went in to pay rent, someone was at the front desk with similar complaints to those that are listed here. Maybe we just got lucky? Recently I was desperately looking for either a rental or to buy a home in the area as our house had sold quickly and we had to find something fast. I called several other management companies and received dismissive and even rude treatment because of our small budget. Shannon from Landmark was kind, understanding and extremely helpful in not only looking for a rental option, but in acquainting us with the area and the market. In a couple days we were able to find a suitable property. We did also find a property to buy through a realtor and signed contract on it. This Company is a jick jack program, I applied for a duplex turned in all my pay stubs and the credit app. I get a call back saying I need to pay double the deposit i told them no i'm not doing that. Landmark calls back and says its okay you can move in for the first asking price of the duplex. Jennifer told me to bring a deposit down to Landmark so they could hold it till the 10th. I gave them the 200$ deposit. She then calls back three days later and says I need to put an addition 200$ down on top of the original price we agreed upon to move in. Rude, unprofessional, and truly out to get a dollar. Also, no communication between employees, their policies, or ways of running a business. They charged me 2x for the same bill, and then realized they made a mistake a month later, unprofessional. If you are moving to Port Angeles, go through another property management company. We are in the military and have already moved 5 times which means a lot of looking on Craigslist and dealing with realtors who just don't really care about rentals, so we were not looking forward to this experience a 6th time. To my very pleasant surprise, this time was absolutely different! I have never had more caring people working so hard to help me before. It felt like it was my own family going out of their way to make sure I was okay. I was looking for a rental property in PA while living in California and it was very difficult not physically being there. I called landmark and was transferred over to Jennifer who was the absolute sweetest human being ever. She listened to my needs in a home and immediately gave me several listings to look through. We immediately put applications in and the next day her assistant Sandra called me and spent all of her time going through the processes and explaining everything I needed to know even though she had an appointment coming up. I never felt rushed or stressed and for once in this process I felt so taken care of. If I could give Jennifer and Sandra more stars I definitely would. Their kindness and patience were the only thing keeping me from completely losing it. I would and will continue to suggest landmark to anyone who reads this as well as all the military members who need to find a place to rent or buy. They understood all of the military needs as well as what issues we might face and worked twice as hard to make sure everything matched up for us. I am so very grateful for them. read more

This is the first time I have felt compelled to write a review on anyplace. I was prepared to give Properties by Landmark high marks because when I first went in they were very gracious and eager to help. Sandi even went out of her way to see what "just came in" I was being transfered from Bremerton to Port Angeles and my sister and I were planning on renting a place together. My frustration with finding a rental in Port Angeles is the lack of places that will accept a pet. Sandi identified a place for us and a huge weight was lifted from my shoulders. Especially since I was putting my home of 10 years on the market. Our credit is great and our job history is solid. A week goes by without any contact from them. When I called they said there was a hold up because the agent in charge of the home had personal situation she was taking care of and would not be available to discuss our application. What turns up is a "card" that said my sister had rented from them 14 years ago and left the place a mess! Said she had been turned into collections. Of course we immediatley check her credit as did Jennifer ( an agent ) and there is no record of this. Then I asked them to run my application by itself and their response was because I initally applied with my sister I am no longer a candidate for ANY property on their roster. Sandi said she would contact us by Thursday (today) to let us know if the person in charge of the property we were interested in, another Sandi in the office, had come up with a decision. I received no call and the listing is back on their available homes. Please note that this process started on April 7th and we were left in the dark until today. And only because I went to their listings. No phone call, no courtesy. On Sandi's profile indicates she is a Christian. Well W.W.J.D. Sandy!
