They demanded certain information that was extremely sensitive with had nothing to do with the loan applications. Right after my escrow was closed they sold my loan to Mr. Cooper loan service. While James' team was professional, courteous and knowledgeable, however, I couldn't wrap my head around the interest rate he was giving my husband and I in refinancing our home. We have decent credit, been on our jobs for many years. We were told the rate we got to refi our home (4.875%) was the best they could offer. Just a few months later, we were told by our new lender (as we found we were not given the best rate because they pocket the profits) we were ripped off and was given a refi of 3.625%. And this was a 5 month difference. Feeling pretty deceived. Too bad he was more for making the profit than being honest and giving us the going rate we deserved. read more

STAY AWAY!! Based on our prior experience with this company, my husband and I were surprised at the horrible service we received on our last re-fi with this company. We have been loyal customers since 2013 which is why we could not believe how we were treated in our last refinance. We needed to refinance our home for home upgrades and were held up twice due to lack of communication from Brian Kavanaugh. After 3 months of waiting and then following up to find out that no work had been done we had to pull out. We sent an email to the team manager James Gross and left him 2 voicemails three weeks ago and he has still not called us back to even try to help us out or save our business. I guess this is what being a loyal customer gets you with this company. In the past we have referred other family members to this company who refinanced with them, so I can't understand why we were treated this way. To be specific here is an excerpt from the email we sent to them and we still have not received a message back from James Gross (the team manager): Hi Brian, Per our conversation today, throughout this whole process since October 20, 2020, my husband and I received very little follow up from you regarding our refinance so we have decided to pull out of the refinance. We initiated this refinance process on October 20, 2020. Shortly after that around October 27, 2020 after receiving all of our requested documents, you told us that we would be closing around the end of November. I called you on November 13, 2020 to follow up because we hadn't heard anything back from you. Then you informed us that you sent us an email 3 weeks ago and we didn't reply so you didn't know if we wanted to go forward. I told you yes we wanted to go forward and I would look for the email and reply. Per that same phone conversation on November 13, 2020, I asked you to please give us the heads up in the future when sending anything to my email address because I do not check my email address frequently. We ended our conversation with me also telling you that if you send me an email to that email address and you don't receive a reply after a few days, please call me to follow up because I probably didn't receive it. You agreed which is why we can't believe we are going through this same situation again with your lack of follow up. Well once again after not hearing from you in another 7+ weeks (since November 13th), I called today just to follow up on our refinance because you told us that we would be closing at the end of December. Well it's two days before the end of the month so I we figured we need to reach out to you directly to check on the process. Today, to our shock and dismay, you let us know that you sent us this very email that I am responding to 3 weeks ago and you didn't hear anything back from us. This email was sent to me only (not my husband) on November 1, 2020!!!! Per our phone conversation today, I said, "Brian I specifically asked you to follow up with us if you don't hear back from us in 3 days especially when sending anything to my email account. You replied, "You are right", (with no apology might I add). I told you that I am pulling out of the refinance at this point and if my husband wishes to still do the refinance with you then so be it. I spoke to my husband, who was not happy to find out that we would not be closing at the end of this month like we were told nor did you follow up with us to check to see if we received the email. Had I not reached out to you today, you probably would have never contacted us again. Who knows? The only time we speak to you is when we call you to follow up because we haven't heard anything. You literally checked out on us throughout this entire process. Your follow up has been less than professional. My husband and I both have reached out to James Gross today to get clarity on this refinance process regarding your lack of follow up. We have always been loyal to James Gross and Franklin LC. James got us in our house (in only 18 days) back in October, 2013. My husband, more than myself, is really disappointed considering the last time he streamlined with you everything went smoothly and he was very pleased with the outcome. Please shred any of our personal documents or information that you may have for myself, and my husband as we are going to put our refinance on hold until we receive some clarity from James Gross.
