    I purchased a house from Michelle Humphrey of Coldwell Banker, in July of 2023. I was in a…read moredesperate spot because my house sold and the house I was set to purchase fell through the day before we were to sign through no fault of my own. That gave me 2 weeks to find a home, I asked Michelle to help me. I knew her casually. She had one house to show me and claimed in person and on her flyer that it was,"New New New". While there were some things that were new, it was not as advertised. I asked her to lower the price because it was way over any other comp in the area, she said the owner wouldn't lower the price. Some of the issues were the baseboard heat covers were old and painted over, the "wood beams" on the ceiling were foam and there was no vent for the dryer. The front door had to be replaced when my contractor tried to put in a keyless entry and the door literally fell apart. There's not even a phone jack for a landline. When I called her with these issues, she had nothing to say other than she could put it on the market in the spring. Within 6 months of purchase the pipe from the well to the house broke and I had to replace the pump and pipe at a cost of 7K. While I would have liked to have given her the benefit of the doubt, after the sale I also found out that she had sold the home to the flipper 6 months prior for 300K less. It feels to me that she did not represent the buyer, but represented in the best interest of the seller. This home purchase has been very traumatic.

But  Melanie and Bryan kept us on our toes, with their bright smiles and perseverance. Now that we have our own house, we are so grateful for their patience and are thankful to have had Melanie and her team on our side to guide us through. For a detailed review please see below... We selected Melanie based on her stellar online reviews and our initial conversation with her. As we started visiting properties we very quickly realized that we were actually getting a 2-person team. Melanie has a gem of a colleague, Bryan, who would visit each of the properties with us. Bryan, who has 30+ years of experience, is very patient and took the time to explain the nuts and bolts of a house to us novice first time buyers. Over time we realized that we were getting the best of both Melanie and Bryan. Bryan was great at retrieving all pertinent details (including floor plans), understanding what our needs were and was able to tell if the plans would fit our needs and help us navigate each property visit. Melanie was great at listening to what we felt/thought about each property and guiding us thoughtfully as we wrestled with our decision to move forward with one property or not. After learning what we were looking for, in houses, and also learning our deal breakers, they were both able to use that to guide us throughout the process of buying. Furthermore, Melanie was adept at negotiating with the seller's agent and advising us of what to expect in terms of prices and competition. As our house hunting stretched on for months during stressful pandemic times, Melanie and Bryan were indefatigable, never losing hope or patience and were great in guiding us through each offer/negotiation. We never felt pressured into making an offer we didn't like or paying more than we thought couldn't afford or felt was not right. In fact after almost 100+ property visits, a smiling Bryan met us at each property and approached each property with unbridled enthusiasm which really helped us in the stressful search during pandemic times. Likewise, Melanie approached each offer with equal enthusiasm and was always available to talk to. She even managed to check and be on top of negotiations even during her important life events which we really appreciated. We never felt rushed to buy nor put an offer that we were not ready for. Even after each rejected house offer, Melanie and Bryan were able to give us hope that we would find our perfect home. Finally, Melanie has a wonderful network of home inspectors, real estate lawyers, bank closing agents, admins etc. who came in very handy after our offer was accepted and made the closing process quite smooth. In fact, she has made herself available for guidance/discussions even after we have moved into our recently bought property. Overall, we would highly recommend Melanie and her team. She takes the time to know her clients needs and desires and guides them thoughtfully to make the best decisions.     Signal Real Estate = Justin Rollo = A+++…read more Buying a home for the first time is an exciting experience but it can also be nerve-wrecking when the real estate market is hot, people are buying in cash, and properties are flying off the market in less than 24 hours. People give conflicting info, negotiations go back and forth, and the massive amount of paperwork - it can all make your head spin. However, my husband and I found an ally in Justin Rollo who guided us newbies through the entire process. Justin has more than just the basics down. He knows the Boston-area market stats, understands asking price vs. value, and is always accessible via phone and email. What puts him over the top is that he is client-focused and realistic. He catered to what we wanted - humoring us with comps when we insisted on crunching the numbers ourselves even though he already did it. I know, we are geeks. Our situation was probably more complex than most. We wanted to finance our purchase with a VA loan which meant more hoops to jump thru and an extended timeline. Even though this resulted in several non-winning offers on a few properties, Justin remained committed to finding us the right place and had our back even when we received some less than standard (*ahem* shady) counter offers. He took his time with us and we never felt rushed. An important differentiator about Justin is that he delivers a hands-on experience which it doesn't end when the contracts are signed. He will go to your inspections, deliver down payments, meet you at 730AM to check repairs before closing, email you back after hours, and even communicates with the seller about issues AFTER closing. He is on his game all the time and we lucked out with a solid agent in Justin. TLDR: Justin has his clients best interest in mind and gets it done. Highly recommended.
