I was willing to overlook Jay Suites losing two important checks and failing to forward them through their mail forwarding system, assuming it was an honest mistake. But after spending six months trying to cancel our virtual office and struggling to find a clear way to stop the annual auto-renewal, I strongly warn anyone not to give this company your money. It turns out the only way to cancel was by emailing a specific address--something never shared with us despite repeated attempts to cancel. Jay Suites also requires cancellation 90 days before renewal, but they started our renewal process on October 2, 2025, even though the renewal date wasn't until October 31, 2025. We were never sent a signed copy of our renewal agreement, and none of these policies were clearly communicated. When I finally reached someone to discuss it, they refused to cancel the renewal, citing their 90-day rule. After everything, they still auto-renewed our annual membership without consent or proper notice. Avoid this company at all costs. Their practices feel deceptive and make it nearly impossible to cancel once you've signed up. read more

I've been renting here and during several occasions, they have lost, misplaced, mismanaged my mail. Dozens of times. Jackie the manager is as useless as tree branch. Maybe worse. She never (EVER) returns calls, rarely responds to emails. The issue here, is that the owners of this "Jay Suites" incompetent company pays people $0 per hour. So, the turn over here is so high. Every month, someone new is working at this place, it's worse than Walmart. And Jack and Juda, thank you for losing and misplacing my mail. Thank you for NOT notifying me of official state mail I received, sat in this place for months. Buyer Beware!! Stop Nickeling and Diming your employees. Unable to get security deposit back from Jay Suites - first they ignored my email, then they sent back a response claiming they didn't see it, then they broke off further communications. Mind you, I moved out over two months ago. It is simply disgraceful that I am going to have to hire an attorney to get my deposit back from Jay Suites. From Jay Suites: "This is our standard security deposit refund process at Jay Suites: Security Deposit refunds are typically returned 30 days after the contract end-date, once we receive your refund request in email or in writing." Well, it has been over 60 days, I have requested multiple times, and nothing. I will update this review when I receive my security deposit and will let all of you know if we have to hire an attorney - it looks like we will. This isn't the only billing issue we had - we were charged for a previous tennant's conference room usage. We first pointed out the issue on 2/21 and it took 3 requests and until March 2 to get the issue resolved. As an aside, not a fan of the space - the bathrooms are a disgrace. By noon it looks like a lawn in the suburbs after mischief night - toilet paper everywhere. We had to stop inviting clients to come see us because , as one said, "Do you work in a Shell station? I'd give zero stars if I could. They overcharged me for months on my mail forwarding. I finally got that sorted out after many emails back and forth with accounting. Accounting refuses to pick up a phone or provide a phone number. So you're at the whim of Sahid Garcia or the other one in accounting. Now I've been asking for an updated contract showing that I am at that address for a year (it's my yearly anniversary). Sahid has let me know that I have to sign on for a BIGGER, more expensive, upgraded plan in order to get that contract (that seems to be a new rule, as it's not anywhere on the website). Also, it's taking him nearly 2 weeks to cough up that nugget, and it's costing me money. But, hey, it's Sahid's world and we're just living in it. FIND ANOTHER VIRTUAL OFFICE SPACE. read more

The management is so professional and responsive that it makes my work a pleasure. In fact, 3 years ago I moved out of 30 Broad to another office in Brooklyn, but during that time I always kept a second office here at 30 Broad, and sure enough I am back at 30 Broad.. and I am staying put. Today, I asked management to please clean my carpets, I explained that there was a big stain on the floor. when I escorted the manager into my office to show where the stain was located... to my delightful surprise it was already shampooed and removed, no where to be found! I must say that the receptionist and manager were warm, helpful and patient with me... very professional. Jay Suites (30 Broad Street, Manhattan) is not the place for any business. The place is filthy and unprofessionally managed. Offices are not cleaned, the bathrooms often lack basic amenities and the kitchen is filthy. Hallways are filthy because tenants must place their garbage in the hallways at 2:00 PM for pickup. Complaints are completely ignored. Even when confronted with evidence of mouse droppings, they refused to exterminate, let alone increase cleaning. For those tenants who don't care about a professional atmosphere, then the frequently loud and foul language heard in the hallways are a perfect accompaniment to the filth. Your complaints will certainly be ignored, which explains the very high turnover rate. Glad to be out of there. read more

The office itself is acceptable but bear in mind that their billing system is crap. They held my security deposit after I moved out for two months and only sent me back after I asked again and again. And they take 'dilapidation fee' off you deposit for no reason, no explanation either. There are many more developed co-work sharing spaces available. I would never come back there again. read more

STAY AWAY!! This business is predatory. They look for ways to over bill and then squeeze as much out of you as they can. In addition, the Broad Street location is extremely noisy (very unprofessional when you have clients coming in) and the bathrooms are filthy. I often had important mail go missing for days because the receptionists put them aside and fail to deliver them. They pretend to be nice to get your business, but as soon as any payment dispute arrises (as it seems to with most tenants as I have learned from speaking with other people there) they turn quite nasty. There are much better and more professional office rental companies out there. read more

This could be a 4 star review if upper management would be willing to resolve issues with their tenants. Let me start by saying that our company has been leasing office space at this location for over a year. Office management and their employees on site such as front desk are great however the upper management and their sneaky unexpected charges are not so great. Jay Suites will charge you extra for electricity, quote "for any extraneous equipment" you might have in your office space such as NAS storage, Macmini server etc.. Their standard charge for extra electricity usage is $300 a month. $300 in New York will probably be enough to run a full size fridge for 2 years non stop. Another issues at this location is heating and cooling, during summer times certain parts of the office space do not get sufficient cooling, and in the winter heating is controlled by the building sometimes super hot, sometimes freezing cold. If you absolutely don't care about having any computer equipment in your office or to have a comfortable temperature at work then Jay Suites could be for you. read more
