I would give a zero if I could. Cannot call or text them as they don't know the answers. They do not follow our bylaws and let one certain board member make all the decisions. They recently assessed us 280.00 (OVER AND ABOVE THE 250.00 we already pay) for 5 years. This was sent out 3 weeks before first installment was due. JBC Property Management Inc Sadly, this place was hired to manage our community. Wow. Something simple like removing a 'storage' car on my street has taken over a month. Really. The car is still there. I ask them over and over again to remove the car. Nothing. It's like they are on vacation. The snow plows will not plow my street because of the damn ONE car. This Company has absolutely no respect for its community residents. Our condo association residents were sent a letter dated May 5, 2025 and we received the letter around May 10th. We were assessed an additional $165 for a future roof replacement in addition to our $250. This is a monthly charge for the next 5 years. How can a company in good conscience do this without holding a meeting and discussing the issue and giving us some time and/or some alternatives. This is a community of mostly senior citizens and will be a hardship to most of us. This company has no regard for people and this was done in a vile and contemptible way. I would give JBC a zero rating but that is not possible. I would urge all people looking at purchasing a condo to make sure that JBC management does not manage it. read more

Absolutely the worst management company in the state, they raise the dues last year and do less in the community this year, they put mulch down in July everywhere except behind our building. They did do other buildings in the back, but said it was done by accident oh one of the board members lives over there I guess that's why, Sprinklers were turned on our building of course waited an extra three weeks and now they water in the middle of the daytime, which does absolutely no good. They came two weeks ago to fertilize and totally missed our building and nothing's been fertilized since they've been notified. It's like they're purposely trying to drive down our property value. I guess it might be time to look at Michigan receivership this company is horrible. If you can get out of a contract with them, do it the only reason I gave him one star is cause I had to post this, also the landscaping brick is disintegrating throughout the complex. Reading the reviews given on JBC I can only ask this. What kind of board of directors do you have for your complex? That plays a big part with the Management company you choose. They both go hand in hand. JBC works well with us. Answers to our questions are given within 48 hours. Our Board stays on top of all, budget, maintenance request, complaints, concerns and because of this, JBC is able to work hand in hand with us to get the job done! read more

Terrible customer service from the owner! I'm the one who hired the company to manage our neighborhood association and have been treated with such disrespect from Jeff. The person that was assigned to our subdivision was wonderful. Very helpful and responsive. however, the company policies are there to rip you off. I was a sitting Board member for over 20 years. You would think the company you hired would be more willing to work with you and compromise. Needless to say, our contract is up this fall and we will be switching companies immediately! $565 for a letter from them. What a scam. O'brien Association Management is an excellent company. My opinion of this company is that they are a joke, unethical, and disororganized. We have a sinkhole caused by a broken sewer drain in an easement in our backyard. was called by a member of the association and told that this needed to be fixed and that he was going to get it done. Stated he had two people already vote to approve and just needed the 3rd. When JBC found out that he contact me, he called me back and stated that he got reprimanded for calling me and trying to do the right thing and that he better not do that again. read more

Beginning in May, 2022 - February, 2023 the Warren police have been called FIVE times by different Co-Owners to the neighboring condo to me in Warren. FIVE police reports were made on these renters for yelling, screaming, vile language, Man threatening to kill his wife, fighting in the front yard on the main road, pre-teen girls running out of the condo with no clothes on, and the list goes on. Over 7 complaints from co-owners (besides police reports) were reported to JBC. JBC refuses to resolve this situation. By- Laws clearly state how this is to be handled but again, JBC will not handle according to the By Laws nor move on legal action. Co-owners in the complex are scared and frustrated. I have repeatedly complained to JBC regarding obnoxious cooking odors coming from the condo next door. We have lived in our home for 13 years and never asked for anything from JBC. We have to spray our furnace filter with odor eliminator constantly in an effort to have our home not smelling of curry, garlic & onion. They have been very pleasant and speedy in answering questions and professionally handling issues which arise in the operation of the condo complex. Their financial reports are thorough and comprehensive. I've been on the board for nearly 14 years and have used 3 separate management companies in my time on the board. Neighbors continue to put their trash OUTSIDE the dumpster as opposed to IN it. Neighbors having dogs when they're not supposed to, not cleaning up after their animals, Hillside Condos living conditions are getting more deplorable as we speak..& landlords gotta nerve to charge more for these so called condos that are cheap & outdated. Well this is my second review and it's just as bad as the first for JBC. What they do is blame the Board of Directors for starters for not fixing the job. I just had an inspection of the problem I pleaded with JBC for months about. After denying service without any inspection they finally sent out Absolute Services senior project manager John Lauchlan to inspect it. Come to find out he's the guy who addressed the flood problem that I believe caused the damage to my units walls. I'll just say it's another lesson learned on judging people. If anyone ever uses Absolute be careful and check them out first as I think they are used by JBC often. I can only go on my experience with them both and I wouldn't trust either one. Pretty coincidental to have Absolute come out and turn in a report that says there is no problem to fix. If I'm wrong someone tell me and I'll retract my comments. His report sure doesn't match up with the facts. For sure if Lauchlan say's "we got good Karma" to you........well things might not go as you think, as was in my case but maybe your dealings will be different. We have had JBC for almost four years. Being on the board of our complex gives me a different perspective. We left our last management company because our local manager did not get support from his corporate offices. Many things just didn't get done. While it wasn't the fault of our representative, (who we enjoyed working with) we felt forced to part ways. I would say that things got off to a bit of a rocky start. One of my main focuses was to improve communication between the board and our residents. JBC offered an online presence that we were looking for. We can submit work order requests online and our newsletters are also posted there, as well as our rules and by-laws. There are 30 day response cards that our residents are asked to fill out after a work order is complete, to insure satisfaction. That was intended but in the beginning not faithfully executed. This has been improving over time. Having said that communication is key, we (both the board and JBC) dropped the ball when informing residents regarding a major paving project. We have since stepped back and re-evaluated the project going back to the very beginning. Our relationship and communications have improved a great deal. Our board is very involved. Any residents that have an issue are encouraged to call or write (by mail or online) to JBC or notify the board. Rudeness will not be tolerated by JBC or the residents. In the past few years there have been fewer and fewer companies willing to take on small jobs. They need to be licensed and insured. Companies that take the time and trouble to fill those requirements are much more apt to take on big jobs rather than a bunch of small ones. That cripples response time on a work order as well as influences the costs. That's not an excuse, it's just a fact. Some residents are unhappy when they find that the association is not responsible to fix a problem that they don't feel they should have to pay for. That is decided by the by-laws, not the management company or even the board in most instances. Many times on review sites, one will find all complaints. The situations are often complex. Sometimes the service can be terrible. I've left negative comments on a few companies. Not because I "had an ax to grind" but because the service or product was bad. If it's resolved then the company stood behind its product. Often service after the sale is more important than the sale itself. A credible review should have unbiased detail. I feel like I've given an accurate account of where we started out and how we've progressed. It's a partnership. Anyone who's married knows that relationships can be good but still complicated. read more

My family owns a few condos on different locations within Michigan. JBC is the management company who manages them. They really are very unprofessional, they take advantage of home owners funds by providing unnecessary work to contractors of who they know and have back end deals with them. They even create fake work orders pretending to be an issue just to collect some funds from the complex budget. Very negative attitude and very harsh communication with home owners. Whenever i prove them wrong they just dont respond and dont take responsibility for their childish behaviors.. They are only goo at the board members of the complex just to keep the contract rolling. They have lost many contracts in Macomb County in the passed 5 years due to their poor expertise and unprofessional. Very soon they will change their company name and they go circles again pretending to be a new face on the market or better yet under new management would be the correct scam . The property management of the North Point Condominiums in Chesterfield is unacceptable. They have never replied in a timely manner to my complaints. They also charge a large monthly fee for access to the pool but can't keep it open on a regular basis. The community's access to the pool is dependant on if an untrained high school student show's up for work. read more

This is a very poor property management company. They use the cheapest contractors possible and do not work with owners as far as documentation. I am in the process of selling my condo and they want me to pay over $75 for a copy of the bilaws and the most recent financial statement. I even spoke to the President of the company who told me that is "the policy" and that is that. Disgusting! read more

If there was a way to give zero stars I would. The owner Jeff did not return 3 phone calls during business hours asking for an explanation on a $600 assessment we were asked to pay within 3 weeks. He finally called back from a unlisted number and I'm thankful I answered. He was short, rude and would not answer any of my questions about the assessment our association was charged. He reasons were lacking and could give specifics on why it was needed. I asked if he had contacted the builder to rectify the issues and he said he had not and would not. Eventually he hung up on me when he had no more answers for my questions. I wouldn't hire this company for ANY service and recommend switching to another property management company. read more

Interesting that in February 2020 the owner Jeff started posting responses to people's reviews, and that there were suddenly a few 5 start reviews posted with suspiciously glowing tales. One from a guy in San Francisco claiming to be President of a Michigan condo complex for the past 12 years? Hmmmmmm.....does he teleport to Michigan? It's been over 5 years since my complex used this management company and we are still dealing with the horrible and expensive after-effects. He outright refused to address multiple problems with our buildings including water damage - damage that has festered over the years to become major mold problems and roof damage. Work was alleged to be done & paid for, yet not done. Where did the $$ go, Jeff? You denied co-owners access to our complex records, in violation of Michigan law. Can see why you didn't want us seeing what was - or was not - really going on. Our pathetic Board put all of their trust in Jeff's opinions and guidance - to our complex's detriment. Jeff and other similar companies have professional certifications. You can file complaints with them. Just look up his certifications - call the organization - request complaint forms. read more

The ladies are VERY rude on the phone. when we called about getting a payed in full paper for our records. They told us that we still owed them money. They cant do proper math or look up things on the computer. When we looked up our papers on our computer, it showed that we over payed them. Also the Hot at the condo is always breaking down, they don't know how to get the right people out to fix it. Hopeing to move soon and get away from JBC thay are horrible. read more

This has to be by far one of the worst management companies anyone could hire. It is truly hard to think of them in any way "professional". There is perhaps one person there, a woman, who at least pretends that she is there to be of assistance. I have had 5 leaks in the main line that services all the condos in my immediate area. That line is in my basement and I was flooded out totally 2 times. Lots of damage and lots of time "I" had to take off of work because the job just wasn't been done properly. Finally (the last time) I was told by them, that they don't want to bother any more with the problem and that it is up to me to find and service the repair! It took my association president to call them before they took action. This main pipe that blew was 100% their responsibility to handle. Yet, I had to take time off of work without pay time and time again. Now I have new neighbors who are very disruptive and noisy and nothing so far has been done. I have neighbors who have complained to the property management company and I personally have complained to my Association, who said they were going to call the management company. It has been weeks and nothing to date has been done to rectify the matter. I haven't been able to sleep, my work is suffering and my health (especially since I have fibromyalgia and an auto-immune disorder) is taking its' toll on me. I don't expect or want any company to micro-manage where I live but it shouldn't take hours before I get a return call from any Emergency number as in the case of the basement flood. I would have never moved into this condo complex if I would have know that this is what I was going to have to contend with having them as property managers. read more

I so wish I no longer had to deal with this company. Charges and fees were made due to an error, possibly by them, which they knew had occurred and by their own admission they could clearly see. Lip service.... That's what you get, I have called JBC on several occasions with issues that needed attention but all I ever heard back was, " we are looking into it" .... They must take long looks because I never heard a word yet. I see in the other posts that the quality of contractors used by JBC were in question , I agree, I myself have contacted them about unsafe practices that put us all as property owners at risk, yes that's right folks , no matter what if there is a catastrophic claim made against an outside contractor all property owners will be exposed to litigation..... I have been doing my due diligent research and I am wondering why we pay them when they don't seem to avoid such risk, I could go on , but I would you look at all the posts and form your own opinion. The folks that run this company are no property managers. There was a major fire in our building that required a complete rebuild for 4 of the 6 units - basement up and the remaining two from the inside out. The workmanship of the company that was contracted to do the rebuild was horrible. Not only did the architect completely did the design in a reverse plan - completely the opposite of the original plans and it was not caught by contractor and when brought to their attention were flabbergasted and lied to us that is was due to new building codes - not! as per the city inspectors - further we were not shown the specifications - this would surely have been caught - the property managers did nothing about it. We were basically told too bad even after contacting several attorneys. Further we had to fight for everything we had done to the unit including items from bathroom remodels that had just been completed prior to fire as well as marble sills on the windows, even the landscape that we had done, etc., etc. That being said, this was the worst year of our lives and I would not recommend this management company . read more
