They go out of their way to make getting information difficult, they have archaic record keeping, they will never respond by phone or return calls, and to sum it all up, do pretty much nothing to help their customers. The is the worst management company I have known. AJ Sanzobrin, Community Manager for us, doesn't respond, is sarcastic, and is arrogant and never gets back to you within a timely manner. He doesn't answer your questions in a timely manner. He can be rude and snarky. I want to be able to vote last year in our election for board members. I owed $81, but they let someone on our board vote, and he is $1100 behind in dues and association fews. Makenit makes sense. There were a few others who couldn't vote as well, but they let the board member stay and is still current on the board. AJ never answers his phone, nor will he call you back. I find it odd that other reviewers blame the management company for things they are not responsible for. Key doesn't mow lawns, remove snow or repair your homes. They pay the contractors to do so, when the HOA approves it. Point the finger where it belongs, people! Go to your boards. As a home owner and a board member, Key has been extremely attentive throughout the process of finding contractors, setting up accounts, answering questions, etc. Everything they are RESPONSIBLE for, they do very well. read more

As a along-time condo owner, this company is, by far, the worst management company I have ever had the misfortune to deal with. When our condo board started having them "manage" our units, we get a list of what they don't do. In the year 2024, they don't even set up auto-payments or offer a method of submitting payments on-line. Instead I have to write multiple checks, one for the basic fee, and and extra check for each extra assessment. If you have a conflict with a neighbor, they say they don't handle conflicts, they just say, "...call the police." They don't serve you, you end up serving them. I will say they are efficient at cash checks. read more

I have called a meeting with KAM today about their lack of communication. They have been very hard to get in contact with and when you do they act like everything is fine. Our Association has only been with them for 5.5 months and one of our co/owners has never paid an HOA fee in that time. Have they let the board know? Of course not, I looked on their website and saw it and actually went to the co/owners house myself. Just be careful because KAM only refers to google reviews which only has good reviews. This management is absolutely horrible to work with. They're happy to increase our dues, but don't want to repair anything that is their responsibility to maintain. The pavement is falling apart and they do quick tar patches to "fix" it. They had a plumbing company cut holes in our ceiling to install new piping without giving us knowledge of it and then they say it's not their responsibility to fix our ceiling that they authorized damage to. The quality of their communication is poor at its best. The community manager that I'm forced to deal with is incredibly rude. They fail to finish projects in a timely manor. They had a bunch of trees cut down. Instead of finishing the job, they left wood chip piles in the yards (including my own) for 3 months. When asking for updates, they said they were "investigating the issue". For the value of the association dues we pay, they aren't worth it. They just collect our money and say the majority is our problem and responsibility to deal with. They say they have rights to their structures within the walls, but if there's a leak, resulting from structural issues, they'll tell you it's your problem. Rude people, horrible communication with the people who live in the properties they manage, and poor way of managing properties altogether. read more

This is a very unprofessional company. I agree with all NEGATIVE comments. Communication is horrendous. This company needs to realize those calling for help are their customers. WE PAY THEM. Their attitude is as though they are doing the caller a favor. They need a team meeting to understand that they work or us and THEIR attitudes are unnecessary. And be careful, don't have a heated discussion with anyone at Key -- they remember and use it against you when you need help. Key Property Services (KPSOM) is capable of doing good work, and when we had our condo, they could do good work. Day-to-day operations -- landscaping, snow removal, trash pickup, etc. were great. Unfortunately, the biggest issue in dealing with KPSOM is communication. When you are in the service business, communication is everything. That means returning phone calls and emails. Sometimes Ken was very attentive, but more often you had to prod. And prod. And prod. Call after call, email after email. Sure the saying goes "the squeaky wheel gets the grease," but in customer service, you shouldn't let those "wheels" start squeaking. My impression is that KPSOM is understaffed. They probably get a lot of requests coming in. I always dealt with Ken or Dawn. Is KPSOM really a two-person operation trying to manage dozens of condo communities? It's time to hire some help so you don't have requests piling up! read more

I have had nothing but issues with Dawn Miller and her staff since moving into my complex. Nothing gets done and they are really seem to not care about anyone or anything. I have read the other reviews and there is a consistent theme I am noticing. You have a better chance of getting a hold of Santa Clause then Dawn Miller and her staff. I spoke with a former employee that used to manage there and she told me she quit because they were encouraged to ignore phone calls and emails, and only cared about collecting a pay check and doing the bare minimum. Does Ken Nelson really exist? This is one of the worst communicating companies we have ever had the mispleasure to deal with. It is shocking to me that they are still in business. We just bought a condo and were looking for answers to simple questions. We have left Ken many many messages. We have spoken several times with his "secretary" Andrea, who cannot be more useless. "He's not here" followed by "i dont know" is all she can say. We assumed he was in and stopped by anyways, half expecting to fling open a closet door and see him crouched behind a coat, but no luck. Useless said he was "out". It is worrisome that we have people like this in such incredibly important positions. Good property managers exist, folks, and know that communication is so important. I have lived in Stratford Terraces for 10 years. For the past couple years there has been an issue with the gutters and overflow during heavy rain. In the past, communication was an issue, however, in the last year, additional community managers have been hired and the communication and response time has greatly improved.
