So we did, we got all squared away. We were ready to put down earnest money last Tuesday. But they don't take earnest money until they officially draw up the offer (after it's verbally accepted by the builder), because it's a new build. So we waited and waited, the director's husband had brain surgery so we figured it might take a few days to get their end figured out. And in the meantime, the neighborhood agent said that technically the house (model home) is not even for sale so there weren't any offers beyond ours. As of two nights ago, they had gotten another offer but since they were already working with us for a couple weeks, they'd ignore it if we came in yesterday to sign our offer. So we planned to go that afternoon when my husband got off work. That morning, they requested our best and final offer before noon because it was a multiple offer situation. We increased our offer and I wrote a letter pleading our case and explaining what that house would mean to our family (stability after a horrible, long, unstable relocation disaster). Then there were management meetings that afternoon to discuss the offers. I heard back at 7pm from my real estate agent that they went with another offer (citing terrible excuses). OH, but they have this other neighborhood that starts above our budget that they're working on, if we're interested. Heck. No. I want nothing to do with this company after the LIES and stringing us along. In addition, I called their main office on President's day to check if they were open because it was a holiday. The snobby lady on the other end was rude and basically told that yes they are open but don't call there or attempt to come see their design center for options until you're under contract on a house. I'm sorry I was ever curious about what options they offered. And then I visited the model home in one of their other neighborhoods and the stuck up lady there acted like I wasn't worth her time before even knowing my budget. Once I found out the price point of that neighborhood, I knew the other one was going to be a better bet, and we did find a house in the second neighborhood, but the neighborhood agent there wasn't bold enough to just say the builder would not accept our offer so she ended up stringing us along with all kinds of hope. Terrible, awful experience. I wouldn't recommend this company to anyone.

We signed our contract in December to build our new home. The first issue was the permitting process, which took nearly two and a half months before construction even began. From that point on, the experience became increasingly frustrating. I am the type of homeowner who closely inspects each stage of construction to ensure everything is done correctly. Initially, I had a positive impression of the sales representative. However, it became clear that she did not have a full understanding of the available options or how to answer many of our questions. I don't believe she intentionally misled us, but she often provided inaccurate information without first confirming the details with management. As a result, I selected upgrades based on incorrect information. It took nearly a month for the issue to be acknowledged and corrected before I finally received what I had originally requested. Once drywall installation began, more problems surfaced. We found light switches installed in the wrong locations, the wrong dishwasher was delivered, and several other construction errors. Unfortunately, getting these issues addressed was extremely difficult. Communication and customer service were disappointing at every level--from the local builder to the corporate team in Birmingham. Rather than feeling like valued customers, we constantly felt like we had to fight for every correction. Considering we invested more than $410,000 in this home, that should never have been the case. During our first inspection, the house was in unacceptable condition. It was dirty and unprepared. Even Valor's own quality assurance representative commented that he would not perform an inspection on a home in that condition. During the walkthrough with the builder, there was significant resistance to nearly every concern we raised. Instead of working collaboratively to resolve issues, we were repeatedly told that requested corrections could not or would not be made until we continued pushing for them. By the time of our final walkthrough, the home still was not ready for closing. Several items remained unfinished and had to be completed after we took possession of the home. In the end, I chose to hire my own contractor to correct some of the remaining issues because I had lost confidence that they would be addressed properly. To be fair, I believe many of the subcontractors did their jobs. The bigger issue was the lack of oversight. There did not appear to be adequate supervision or quality control to ensure work was inspected, deficiencies were identified, and problems were corrected before moving to the next phase. If homeowners don't identify the issues themselves, many of them simply go unaddressed. Valor needs stronger quality control, more thorough inspections throughout the construction process, and better-trained personnel who are empowered to resolve customer concerns promptly. If I had been given the opportunity to cancel the contract and receive my money back before closing, I would have done so without hesitation. Unfortunately, based on my experience, I cannot recommend Valor Homes. I would rate my overall experience 0 out of 10. Update: Valor contacted me through their Huntsville sales representative regarding the one-star review I posted. They asked if I would consider removing it, so I explained that my expectation was for all outstanding issues with the home to be resolved. They also offered to install an irrigation system, so based on that commitment, I canceled my contractor and waited for them to move forward. After a week without any communication, I reached out for an update. At that point, I was informed that the owner had decided not to proceed with the irrigation installation. Unfortunately, this was another example of poor communication and unfulfilled commitments. As a result, I do not believe there is a reason to remove the one-star review. In my opinion, Valor has not taken responsibility for the commitments that were made or demonstrated the level of customer service expected after the sale.

I offered a compromise to finish painting and he can make good on the contract which we shook hands on, then he never showed up again. I am out a pretty chunk of change and not only have to deal with small claims court but I have to find and pay someone else to do the work. If you're up for all of that, then god speed.
