I have something to…read moresay :) They replaced my roof a month ago and from the estimate to completion they were very professional and kept great level of communication with me. I obtained 3 estimates from local companies that all initially passed my research process: I looked up projects each company had done over the past couple of years/ permits pulled and closed/ any complaints / workers comp issues / insurance carried and lastly I looked at reviews online. I came up with 3 I wanted to invite to bid. What sold me on First Rate Roofing was when I met Ethan in person. He was the only owner that came out to look at my project . Infact, with the other 2 companies , I had a hard time figuring out who even owned the companies in my online research. ..... AND his estimate had a clause about the Workmanship Warranty ...NOBODY else out of the 3 companies I invited for bids did that !!! It was as if they couldn't warranty the work they did! All the companies had something about the shingle manufacturer warranty but the reality is that if the workmanship isn't good , the product warranty doesn't matter====I know I'm writing a lot here BUT this was an huge investment, and I'm trying to help you with your due diligence process==== I also liked the Owens Corning Duration products they installed. I read about the product online ( the specs) and went to "touch" the shingles at the local Big box stores on Sprague. The worries about color choice was last on my list of considerations when I chose the product, but I was surprising pleased with the color options in the OC line. If you have problems with picking a color, don't worry, Ethan helped me with that too. I chose "Teak" which looks great with Grey-Taupe-green homes. That will leave some room for house paint color changes. First rate roofing didn't have the lowest bid but that was NOT the deciding factor. The bid was very fair and I'd rather pay a couple dollars more to have a roofing company I had complete confidence in. Product warranties mean nothing if you can't trust the skill level of the Installer. When I met Ethan, the owner, I was impressed by his knowledge about roofing, and the fact that he didn't mind answering my questions no matter how stupid they were :) I also found Ethan, is highly motivated individual who has built a team of roofers that echo his commitment to hard work. Once I signed my contract, I scheduled the work to start about 5 weeks later. They took care of everything. It took about 2 days to do my roof. They needed to replace a couple areas of the decking. Something I was really please with: they were able to take out all the ugly Mushroom Vent thingys and put in ridgeline venting which really helped update my house. Every evening, the crew cleaned up my yard in such a way that I didn't know they'd even been there! I'm a stickler about my yard, and I appreciated that they took care to protect the plants surrounding my home. I've heard of roofers that leave nails behind that people find all year long BUT NOT THESE GUYS!! you just won't find anything and you will have a well done roof ...Maybe this was more than you wanted to know. I am going to post this review on a few different sites because this company deserves consideration by my Spokane area neighbors needing a new roof or repairs. I had a great experience and encourage you to check out this company. I would not hesitate to recommend or use their services again. I needed to move my car out of my driveway before the work started.......the roofers never let us know that they were starting. I was reading and heard them on my roof tearing the old one off. I moved my car and they continued to work. About an hour later Jordan came to our door to let us know that he was running the project. The crew worked all day long and was finished that day. The next day someone came and walked around and picked up debris and nails that had been missed. He never communicated with us until my husband approached him. A few days later Craig came and did our final inspection. I would recommend Bartlett Roofing but I do hope that they will work on their communication.

I hired nextJen inspections in 2017 and believed she was thorough and knowledgeable. I was wrong…read more When we got to the bathroom I pointed to the tub and said what about those cracks in the bathtub? She adamantly exclaimed that they were "superficial" "cosmetic" and that they absolutely would not affect my property because there was a metal tub underneath. The inspection report states *ceramic coated stainless steel tub noted. Because I believed she knew what she was talking about I didn't ask the seller to provide a bathtub without cracks and ignored my own gut feeling about the cracks. So when I found major water damage in my bathroom I was sure it was a pipe that burst. When they told me it was from the cracks I was astonished because I was sure there was a metal tub beneath. Nope! Plastic tub with cracks that finally made it all the way through. Then the insurance denied as an ongoing issue so its all on me. Now I don't trust anything in that report. Everyone who came in to do a quote said the home inspector must not have known what she was talking about and said it was obvious that it wasn't a metal tub. However until they actually took it out I thought maybe they were wrong, maybe it was something else that went wrong. I didn't want to believe it but they were correct and my inspection report was absolutely wrong. I had boxes stacked around the area so I didn't see it until removing the boxes. I feel stupid for not knowing what type of bathtub I had but I trusted what the home inspector said was true. Caveat emptor/Buyers beware

Creepy crawl spaces, musty nooks in the attic, you name it and she'll get in there! She left no stone unturned, literally. In the end, we had a couple items to take to the seller for repair prior to closing, as well as a short list of things we'd want to follow up on ourselves immediately after closing. It was a good experience for us, and we will definitely reach out to Jen first for an inspection the next time we buy!
