Worst management company ever. I mean absolute worst. I have reached out to their team and emailed them and no response. I wanted to be compensated for part of rent. it took them 3 DAYS to fix my neighbors leak upstairs... which meant we got the worst of it since poo toilet water flooded our bathroom. This is absolutely unacceptable and unsanitary conditions to be living in. Not to mention this has happened 3 times already and not sure if they actually fixed the problem. We had a hole in our wall from how much water came through. I mentioned it was urgent since it's our only bathroom and nobody came out. Now it's half way fixed they pretty much just slapped some mud on it and called it good they said someone else was coming out but that never happened. Even if I wanted to wash my rugs the laundry machines are trash and are out of order most of then time so I had to take them elsewhere. Overall just dissatisfied with their management team as they do everything on their own time. Maintenance just shows up whenever when I've asked for a time frame to be sure I am home and they just don't seem to care. Just over it at this point. I hope to edit this if JMZ returns my security deposit. DO NOT rent a JMZ property as they likely will inappropriately make charges against your security deposit. This included $375 for trash I put on curb and the city picked up on garbage day, $225 for window screens and frames that were in the basement and $100 for the water bill the owner always paid. They also charged $25 fee per month just to pay rent and did not honor a $250 pet deposit I made. Their maintence department replaced a working smart thermostat with a regular lofi thermostat for no reason. Look for a management company with better reviews. read more

Believe the bad reviews! I truly wish I did! I wish I had run into the person moving out before I signed the lease. That person warned me that these were horrible apartments with a fake nice look. The management was horrible from day 1. They got me to sign up for a RHINO insurance and renters insurance BEFORE I signed the lease!!! They had a crazy amount of fees. A $125 paperwork fee, a $25 a month check cashing fee (I haven't wrote a check in a decade). A $350 cleaning fee, a $300 pet fee, plus you are charged 2.5% your rent for electronic cashing fee (remember this is separate from the "check cashing fee"), $50 a month pet rent, they charged $50 extra for "bad credit" my credit score has not been under 690 in 15 years!! They did not take care of the place. They had water damage twice! The maintenance people refused to answer until after closing! There were no exterior lights and you feel unsafe coming home at night! The laundry room is open with no locks and homeless people live in there in the winter! The maintenance guy walked in on me in the shower. The place was NOT cleaned before I moved in, dirty floors, windows, blinds, refrigerator and stove! The toilet and shower were broken. Now let's get to maintenance. The toilet has sewage gases 24/7. I put in 3 requests for it to be fixed it never was. I had to sleep with the windows open, a glade plugin and a glade automatic air freshener just to breathe in the apartment for the entire YEAR!!! After I made my third complaint, the maintenance worker locked me out of my apartment because HE had a key and I did not! I was only given a door code! He intentionally locked me out!! Then management did not call me back for 3 DAYS! Luckily, I could get someone to get me in! BTW it is ILLEGAL to lock a tenant out of their apartment. I could have had the fire department tear the door off! And i lived in that fancy grey apartment they advertised in all their pictures. It's all a facade! Trust me, you will regret moving into these apartments! 4127 Kent specifically! Plus, do not use RHINO! They will make a claim on you for "wear and tear"! That is what the previous tenant warned me and they were right! They tried to bill me again for $350 cleaning fee, I paid up front! This company is awful. Lawrence (director of property management) and Lindsay (property manager) do not care about your investment at all. They had my listing for 2 weeks and said I got 1 view. It is a 2bd 1.5bath BEAUTIFUL home in walled lake, detached 2 car garage, massive yard, sitting on nearly 3/4 of an acre. I come to find out, the reason for 1 view, is because it never got listed on Zillow even. Additionally, apartments.com had it listed as a STUDIO. I brought BOTH of these issues to their attention to which I was met with defensiveness and no accountability for any of what happened. The property manager, and I quote, said "I did not know your property was not listed until you told me". FOR 2 WEEKS NO ONE KNEW?! HOW DO YOU CALL YOURSELF A PROPERTY MANAGER? This was the worst experience I have ever had with any business and I do not take it light heartedly. The property manager was trying to tell me "we've had multiple inquiries actually", while the director Lawrence says "we've had one". So who is lying or does no one communicate. Because no one knew that the property wasn't listed or incorrect on another site and no one knows why or wants to take accountability. You literally have one job, manage the property. This was abismal at best. I have excellent credit and well-paid job for the last 15 years. I filled out an application to rent a home through JMZ. The fee to submit the app is $65. They had several apps for this particular home and I was told someone offered to pay more money for the house. I was bummed but what can you do. So I continued my search and low and behold the house I just lost to someone else was back and being advertised again. I tried calling and no one would talk to me (they told me that I need to request a showing from their website they do not take calls) nor would they let me know if it is indeed back on the market. I sent an email and a Facebook message on the marketplace where it was listed. No response from them! After several tries I gave up. Why did I pay $65 for an application to just be dismissed by JMZ? We moved into one of their Clawson apartments that was infested with bed bugs and left in less than twelve hours of being there. When asked to call us back, she refused and without an apology stated "oh no, we'll issue a refund right away". What kind of person does not call someone back and also does not offer an apology? We had to scramble for last minute rent and when asked to reimburse us for a weekend hotel stay while looking for an apartment, she claimed "we can't because we do not know if you brought the bed bugs in". We have stayed at numerous airbnbs & hotels prior to this property and never encountered a bed bug in our lives... and after one night of being here........... we brought them in? It has been a nightmare and we had to wash everything including shoes, clothing, luggage, and the inside of our car numerous times to make sure we do not carry them with us to our next location. Do NOT use this property management company. I was a client of theirs for a property about a year ago and the following are complaints (I held off on making this review until I felt comfortable that JMZ was truly terrible, and not just actually normal compared to other property management companies): 1) TERRIBLE communication - no call-backs or responses to voicemails. It seemed like they were poorly staffed, with one of their maintenance people calling me to respond to issues unrelated to maintenace, and telling me that JMZ had issues. 2) Did not communicate with the city. There was a follow-up inspection by the city for some items. The original list of items to be fixed by the city was small, but after this failed attempt at meeting with the city, the inspector wanted more things. While JMZ can't control the inspector, they clearly failed to meet the city inspector, leading to a much more costly "repair." 3) Their maintenance costs were incredibly expensive, and they have a markup on maintenance. Mowing lawns for example was very expensive compared to the two other companies I have worked with. 4) The tenant they ended up bringing into my place was terrible. I have had to evict him and there is easily well over 10+k in repairs. Clearly JMZ did minimal work in identifying a tenant. DO NOT GO WITH THIS TERRIBLE COMPANY. read more

Where do I start? Okay! I rented from JMZ for 6 years. I was renting a home where the owner hired them to manage the home. Throughout the 6 years, I called JMZ a handful of times to come to do any type of maintenance to the home. I ended up getting the owner's number and we communicated bypassing JMZ. After a couple of years (assuming under new management), they started charging $25 every month for "administrative fee". When we moved in, the home was not cleaned (I agreed to this due to me needing the keys on the 1st)and there were items left from the previous tenants. No one from JMZ came to the home to do a move out inspection on the previous tenants. When it was time to move, I reached out to JMZ for instructions not them reaching out to me. My security deposit was $1500.00 and they sent me $70.00 with a list of charges! Majority of those charges would not have been on there if they would have done a move out inspection from previous tenants. They charged me for missing or damaged items that were missing and/or damaged from when the owners stayed there. I sent my dispute letter with proof along with owner within the 7 day requirement and they NEVER responded. They sent the owner the difference of the security deposit without even looking at my letter. So what was the point of sending in my dispute letter? It was the owner who reached out to me and sent me the money not JMZ. I thank God the owner was a honest woman who fought with me through this. JMZ was only good for taking your rent money. That's it! After all this, I reached out to the VP Lindsey Allen via email who was nice to "respond" saying she'll get back with me the following day.....it's been almost a month and still waiting. I honestly think if I didn't have my move in check list from 6 years ago, the owners weren't honest people and equally frustrated with this company, I wouldn't have gotten my money. Advice should you have to use this company (from a tenant perspective): When you move in, document EVERTHING! If a door was missing when you moved in....document that. If a blind is missing....document that. Count how many holes in the wall. If there are scratches on the floor, document that. If a window rod is rusted or bent....document that. Also importantly, do this within 7 daysof you getting those keys and email them and send it certified mail. If you need to call maintenance, make sure you get everything you need fixed in one order because they charge you $100 everytime they have to come out. If you can fix it on your own....do it. When you ready to move, submit your intent to vacant notification and follow up with an email. Take a picture of everything when you move out and have that check in checklist to compare to the move out inspection because there were items they charged me with that I documented on my move in checklist. Be prepared for the lack of communication when it comes to getting something done but they will hound you if it's something they need or want from you. I found a condo I wanted to lease. I went to go look at it and it was perfect! Since I live 30 minutes from their office it was convenient to fill out an application on their website. $63 app fee is a lot, but I really liked the condo so I filled it out and paid the fee. It said someone will be contacting me after the application is reviewed. I waited 2 days until I called the office. First their was no answer. Second I guess the secretary answered and transferred me to the lady who is over that property. Went to voicemail I left a message and never got a call back. Almost a week later and still haven't heard from them. And I had my realtor call them too and she never got an answer. It was 103 degrees in my room during the summer! They over charge for all utilities where some months I would 100 dollars for then then 250 even when I went on vacation. They are a bunch of fucking idiots and can't even uphold a proper standard for their tenants and treat them poorly with the idea that it's purely for a cash grab. Janelle, who supposedly is the manager, messaged back and forth for days until we agreed on exact dates, pricing and 3 apartments. Once I asked about how to proceed with booking, she sent me messages for several more days stating she would send me a link, then stopped responding to my messages. Almost 10 days later, she said she doesn't have those properties that we agreed upon available, which is less than 3 weeks away. Less than one star if possible. My family used this company for four years, while we were out of state. Upon returning to take the house back when the renter left, we found an enormous mess. This company never checked the property of the house, never did a walk-through, never tried to confirm that the renter was being appropriate in the home. They were difficult to reach, their personnel were rude, and the service people they had sent to the house for a service request did not fix the problem, and overcharged.We had to wait two weeks for them to do a final walk-through to be able to access the home to complete repairs that needed to be done after the tenant vacated. In the meantime, we are paying the house payment, not getting any rent, and they are making themselves to home by taking money from the collected rent on a monthly basis and not performing any services for the money they collected. We used JMZ to managemebour house rental from 2013-2015 while we are in Florida. Realistically I was the property manager and when I didn't keep on top of what I was paying as far as management of my property it ended up costing me thousands of dollars. They didn't market my home knowing the current renter was moving and didn't inform me they didn't renew the lease. When the renter moved out we found that they didn't pay the water bill and that it was added to our taxes. We lost rental income due to the delay in marketing our property. Mortgage payments for two months and they never took responsibility etc. True story ... We we went ahead and tried to rent after someone moved out and after they said the property was clean and good to go we received feedback that the prior renter left a note that their dog died and that is why there was a stain on the carpet. DO NOT EVER USE THIS COMPANY!!! When I first met with Mark Z in 2011, he promised me that one of the benefits of using his company was that I wouldn't have to worry about any of the legal aspects of renting a home, leases, etc. His company rented my house from 2011-2015 to 4 different renters. Each year, the service from his company got worse and worse, the turnover in employees is staggering. With the last renter, she was not to have any animals on the property aside from one dog. When I had an appraisal done, the appraiser came into my home and documented 2 cats whose liter box was not taken care of the cats had defected all over the carpet/floor. I had to request communication from Mark Z's staff 4-5 times to get anyone to respond, they actually didn't respond until I basically threatened to sue them for not following through with their responsibilities per the legal contract/agreement between JMZ and me. When I finally talked to the employee at JMZ who took care of my account, I was told that the renter would forfeit her entire $3300 deposit because she violated the lease. Long story short, there was NO clause in the lease agreement stipulating security deposit forfeiture simply based on violating the lease agreement. Further, 2 different employees from JMZ actually broke the law and didn't meet the requirement of the state to provide the renter with an itemized list of damages to the home as well as estimated costs to repair said damages within 30 days after she vacated. They did not tell me that's what I needed to provide (remember mark Z's selling point of "no worries about the legal aspects of leasing, we take care of all of that for you!" - Total bullshit). When I took all of the information to my attorney, as the renter disputed my keeping her entire deposit, my lawyer informed me that not only had JMZ not followed their due diligence but they had exposed ME to possible litigation from the renter because ultimately, the law was not followed and even though I was using a rental company, they made sure to shield themselves from any legal responsibility. DO NOT USE THIS COMPANY!! They will just take 10% of your monthly income, do absolutely nothing for you (aside from locate renters, but they charge you a commission of 1.5 times the amount of your rent), not respond when you have questions or concerned, and then once you force them to finally respond/answer, they're going to give you erroneous information that can ultimately screw you over. read more

We got a rented house and within the first week the dishwasher broke down. the lease said that any damages within the first day of rent is our fault, that wouldn't be a problem only if the plumbing, water, air conditioning, AND power went off within the first 2 months. They said that they were LUXURIES. I don't know about you but this company made our lives a living hell. The only good thing I can say about JMZ as a landlord is that they got me a good tenant. I caution anyone who does use JMZ to NOT let them arrange for any major repair or replacement. They choose organization who are questionable when it comes to following the rules of the city the house is in- can't be bothered pulling permits, having inspections, etc. if that happens, good luck getting JMZ to step up and fix it. JMZ told me when I first hired them that my city did not require a landlords license. Found out after I got fed up with using them (total lack of professionalism and no clue what responsiveness means) that that policy had been in effect for my city for over 20 years. So then I had to have the city inspect I found that a permit had never been pulled for the furnace they arranged to have replaced... I of course called them, and after a conversation 'Andrew' agreed that JMZwould see that what should have been done got done- namely the required permit being pulled and the mechanical and electrical inspection being completed. It is 6 1/2 weeks later and now I just don't get return phone calls. My next step it to find a contact for Mark Z. Yeah- right. read more

Let me begin by stating DO NOT RENT FROM JMZ! My family and I rented a house in a neighborhood we liked, close to work and in good community. Upon viewing the home for the first time, much of the structural issues were concealed by inches of snow. At that time we were told we would get a break on the rent if we signed a two-year lease. We had no plans to only rent for one year, so we accepted the good faith offer. Upon lease-signing, however, we were told that because of the many improvements that had been done, the owner wouldn't honor the verbal offer of reduced rent. Strike one. Let me tell you about the "improvements" we realized upon moving in: The kitchen contained salvage cabinets and appliances, with popped hinges, missing bolts and dirty, dirty dirty. The handle on the oven was broken, the dishwasher wasn't installed correctly and the refrigerator didn't work properly. The washer and dryer in the basement looked as if they'd been buried underground since the 70's when they were manfactured. The basement had been redone, yes, again with salvage materials and shoddy workmanship. The circuit board became nearly unreachable through a little hole in the newly fashioned drywall. The wiring was atrocious, unsafe, the fixtures out of a garbage pile somewhere. Strike two. The plumbing: Ridiculously routed, constantly leaking or backing up. Constantly. Their maintenance department was a joke, helmed by an inept woman named Christina. She was rude, never answered her "emergency" phone and didn't realize that sewage backing up into the bathtub might constitute an emergency. Many, many maintenance issues went unanswered. Big, big strike three. The concrete around the property was heaved by numerous tree roots making most walkways and the patio dangerous. I'm forgetting so much more, like the refusal to accept written notice of our intent to vacate more than 60 days in advance, even though such notice was acknowledged by JMZ. This resulted in the loss of most of our security deposit. JMZ's only saving grace was Kim, until the security deposit theft. I repeat, DO NOT RENT FROM JMZ! This company is NO good! Their employee turn over rate is HIGH! The do not vet homeowners and homes well before the rent them out to others. The house we rented from them was in much need of repair at the time we moved in. The place was not painted, nail holes weren't plugged, the laundry sink had no pipes underneath, insulation was hanging from the basement ceiling, the pocket door to the master-bath was missing, the carpet was sopping wet, carpet tacks sticking up through the carpet, there were no filters in the furnace, the closet doors in the MB were naked (not painted at all), the register covers were missing throughout, the address numbers were lying on the porch , the toilet in hall bath leaked, the oven didn't work, etc. There is so much more to list. My move-in checklist had more than 63 items. Within a few days of moving in, we get a water bill for $300+! The homeowner had not paid the water bill since May 2012 and we didn't move in until 9/1/12. Really? How did that happen? WHO let that one slip? Does this sound like a management company that knows what they are doing? I could go on and on. This was an absolute nightmare. In addition to everything I listed above, they don't respond to maintenance requests. The computer system they have will automatically count your rent as late every month and send you an email charging you $75 even though your rent was on time or early. They charge you a fee every month if you set up automatic payments and you pay a fee if you just want to pay online. This company is out to get you coming and going! They charge crazy high fees to get into a property, but they won't do anything for you once you are in it. If you end up making repairs because they failed to send someone out to fix it, they will do everything possible NOT to give you your money back. I don't care how many times you send in receipts and make requests for reimbursement, they are going to hold on to your money. For example, we made a repair in February and it took 6 months for us to get our money from them. You will never talk to the same person more than two or three times, by the fourth call, you will find out that they are no longer there. Therefore, things just don't get done. Oh, I almost forgot, that we weren't given keys to the back door or the garage door opener. It took months for us to get those things from them after multiple requests. What's the point of having a garage if you have to go inside the house to open the garage then go back out to drive the car in?
