My client scheduled and paid for the inspection appointment. The inspector & owner Jason was a no show. When I reached out to the office they said they're only able to help with scheduling and ultimately they were not able to reach him. He eventually texted me saying he thought it would be okay to sneak in a different appointment during my slot. And then he never responded again. I asked for a refund and a cancellation and the "office" said they only do scheduling as that is all they are contracted to do. The inspector did not respond to my request to issue a refund. My client will have to take up with the credit card company to reverse this fraudulent charge. If you dont want to pay for an inspection only to have the inspector not show up even though he took your money and confirmed the time- start with someone else. read more

As a San Francisco realtor for the past 32 years I have reviewed and attended hundreds of inspections. In today's world where so much gets lost in translation, I use and recommend JOC often because their reports are easy to read and have photos that refer to the "issues" which is so important as most buyers are not "construction" savvy. Additionally if I have buyers that I am representing on a property, even if I was not the one to pay for the inspection (seller did), the inspector is always available to have a 10-15 minute conversation to clarify questions a buyer has. Been using Jason and his team since the very beginning. He and his guys are very attentive and care about giving you good information. Their written reports are fantastic and easy to navigate - he color codes the issues so you know what needs immediate attention and what might be something to watch. SF houses are all older for the most part so one thing I really appreciate about Jason and his team is that they put the findings into context for SF. They are able to drone over steep and inaccessible roof areas that other inspectors will leave out of reports. I think they go the extra to make a complete report. I am a listing agent and a buyer's agent, I trust his reports and my clients prefer their format to other inspector's reports, they are much easier to read. Two thumbs up on these guys. read more

Cannot recommend this place enough as a homeowner. I've had multiple interactions with JOC and one thing that sets them apart is just the pure enthusiasm for inspecting and understanding homes (almost think they'd enjoy doing this stuff even without the job). I'm frankly surprised they don't have even more reviews! I worked with Blaine on several properties and he truly loves picking homes apart. There's a couple things that I believe that make JOC great: 1. They are easy to book and flexible. Their scheduler is quite responsive and they can work with you to make your timelines work. 2. They are detailed. Blaine spends the extra time to really reach deep into each home as much as he can. This means crawling into small attics, getting on the roof, etc. 3. Their reports are fast and detailed. They can work with you to get your report ASAP. The reports have detailed pictures and comments on what needs to be fixed. read more
