I wondered that myself as I researched pest inspection after finding a dreaded termite infestation at home in Bernal Heights. Having now gone through two (free) inspections by this company to diagnose our issues, received a detailed report on the problems and undertaken the treatments they recommended, my unequivocal answer to that question is: YES! Marco and Devan are the real deal - skilled, dedicated professionals who managed the relationship with us as new clients with great care, answering all our questions and performing the pest treatments we needed (there were several!) in a timely, effective manner which also followed Covid safety precautions. Excellent experience with Diverse Inspection. I scheduled an inspection to see if we might have termites in the house. Very responsive and accommodating for scheduling the appointment, and very knowledgeable about what we were seeing (wings were from 3 different kinds of termites) and what would be signs of infestation. Turns out it was related to a termite swarm following rains so not an infestation or anything that needs to be done. Super honest by not inventing some sort of problem to have to come back to fix. Being relatively new to taking care of a home, we really had a panic attack when we found out we had to take care of a slight fungus problem in the crawlspace. Marco came by and took a look. Well that little fungus problem was bigger than what the original home inspection report documented so it can't be remedied with a simple brush and solution. He also found a big pest problem that was not documented in the original report as well. Marco and employee were great. He offered a lot of sound advice to us newbies. Came in and did the work without any mess or fuss. Punctual too (a big plus in my book). In hindsight I should have searched and demanded the use of my own home inspection company instead of blindly agreeing to the one recommended by our agent (really we're paying for it, why not?). Diverse Inspection Services is the best! Our landscaper found termites in some wood being used in our backyard. Marco came out and expertly inspected it and told me our house is not in danger! He clearly explained why we had termites in the first place - when you use pressure treated wood outside always make sure the ends are painted with copper green, as that is where the termites can enter the wood. Simple solution to a potentially horrible situation. He then explained how to continue to keep our home safe. He didn't even charge me! Now that's a great company. Thanks to Yelp, we called Diverse on Saturday for an 8am appt the following Weds. Marco arrived early with all the proper equipment and conducted a very thorough inspection both inside and out. Like others, I think he spent 3 hours with us. Marco never rushed us and patiently answered all our questions. Marco looks like he's about 15 years old so I was relieved to know that he recently graduated as an engineer. He walked us around the property and pointed out areas of concerns, things we could fix, items that didn't meet current code, etc... He did a test on the bathroom electrical outlet which failed so the seller had to replace before we took possession. At our realtor's recommendation, Marco came in and gave a thorough once-over on our home-to-be. Since it was a TIC purchase with two buyers, we had a couple of inspectors come through. It was interesting to compare and contrast work. What struck me about Marco is that he had a very practical view of the work that needed to be done. He was willing and able to talk about what was critical work, and what was only minor tweaks. Since we're planning to do a condo conversion, he was willing to say things like "I'd only fix this if a city inspector noticed it". He knew what was not code compliant, and also which things were legitimate risks. He also did a better job than the other the inspector at diagnosing a couple of issues. Previous to hiring Marco, I had been to two other home inspections. One was at my brother's house- the inspector took less than 30 minutes and didn't even have a ladder to tell us the condition of the roof. I strongly recommend Marco Davidson at Diverse Pest Inspections. We bought an old Victorian house knowing we had termites but completely freaked out when some came crawling up through the hardwood floor from the basement. When we called Marco, he asked us to put them in a plastic baggie. He inspected every corner of the basement and the baggie, diagnosed subterranean termites, and calmly said that we could wait a few years, when we planned to redo the foundation. Needless to say, we hired him to spray when we did our foundation, a year later. Courteous, knowledgeable, professional, efficient. Bonus points for rolling with the punches when the city said we had to pour the foundation in 4 pours so he had to come and spray 3 times. read more

I've been reading Yelp reviews for the past couple of years, but I've never had the urge to sign up for an account until now. My experience with Diverse Inspection Services motivated me to write my first review. We opened escrow a few weeks ago on a property that would hopefully be our new home. I searched Yelp for home inspectors and found DIS along with a few others. I called all of them for a quote on both contractor and termite inspections. Diverse's fees were higher than the others. I spoke with Devan, and he admitted that they charge more because of the quality of work that they do. He said, "you get what you pay for." The difference between their fees and others was only about $100 so I just decided to go with them. We had an appointment at 9AM and we arrived a few minutes early. Evan and Marco were already there getting ready to start the inspections. After the initial meet-and-greet, we immediately felt at ease as they explained what we were about to do for the next two hours or so. This was our first-ever home inspection and it was a very positive experience. Evan and Marco conducted the inspections in a very friendly yet professional manner. The walk through was very thorough, and their attention to details was remarkable. They patiently and clearly answered all questions that we had about the property. The inspection reports were also very detailed. They definitely gave us the information that we needed to feel confident in moving forward with the purchase of the property. Marco is seriously the best person to call if you are looking for someone to do a pest inspection. He is honest and truly looks out for his clients. He really is here to help and wants the best for his clients. Long story short, my husband and I purchased a home in SSF with the thought we had wood boring beetles in our subfloor. The sellers of our home had the wood boring beetle problem when they purchased the home 14 years ago and had the home fumigated and the subfloor sprayed, so we weren't sure if the beetle infestation evidence was from 14 years ago or an active infestation. We had a few other pest inspectors come out and they barely even went under the home to check if there was an actual active infestation. The other pest companies were fast to say we needed to fumigate the home due to the presence of the tiny holes in the subfloor from the wood boring beetles. I found Marco on Yelp and explained my situation. He was easy to get a hold of and scheduled an appointment to come to our home. Marco took the time to really go under the home and analyze the holes to see if they were from a previous or an active infestation. Afterwards, Marco took the time to educate us and put us at ease with our beetle problem. He said the holes were not from an active infestation and it seems they haven't been there for a long time. We originally had our pest inspection for a spot in the living room. Marco was fast to respond and provided excellent service. We got couple of different quotes from other pest control companies and some quoted us for the whole house. Marco explained to us that it was only the living room that was infested and other companies sometimes quote more than we need. Not only was the service fast and reliable, we noticed another part of the living (separate from the original part of the living room that Marco treated) had termite like activities two weeks after Marco's visit. Let me add my voice to the chorus. Marco just came over to my place to look over a suspected termite problem at the threshold of my bathroom. When he pulled the hall carpet back, he discovered it was actually a fungus problem due to moisture getting trapped in the bathroom and working its way little by little under the carpet. He gave me advice about installing an extractor fan and other steps I could take to mitigate the problem, all in a reassuring tone. And then he carefully put the carpeting back in place and said that would be that. I asked how much for the visit and he said no charge. I'm glad I don't have a termite problem after all, but I sure wish I could turn to Marco for everything. He inspired tremendous confidence and seems like an all-around fantastic guy. read more

The real estate agent recommended several inspectors and referred to Diverse Inspection Services, Inc as "a deal breaker" because they are so thorough, right, it was a mistake hiring Diverse Inspection Services, Inc. because they missed so many obvious things that I found later like a hole in a rear wall, plumbing in kitchen relating to fixtures, electrical wall sockets with no power and there's more. The only useful takeaway I have is be aware of anything your real estate agent recommends - do your own research. If you need a plumber, have a plumbing inspection by plumber; if you need a electrical inspection, hired an electrician. Diverse Inspection Services, Inc. final report is pages and pages long and it basically discloses that they are not responsible for anything they miss ... precisely what my point is, they're useless ... and honestly, they really are. read more
