I liked them so much I referred friends to them every chance I got. Now that I'm purchasing myself of course I chose them. Alison from the Richmond office and her assistant Stephen are FANTASTIC. However, upon discovering that GMM is offering grants to first-time homebuyers it turns out that 3 of their 15 branches are not currently a part of the program. Surprise, GMM chose to focus on the more lucrative DC area. Ok, fine. But why does the site not say that? Why doesn't the site say anything in detail about the requirements? I had to talk to the CEO himself to even find out what locations are valid with the grant. No-one beneath that level dared to answer that question when I emailed it because they don't have a good answer. So, GMM is enticing people in with the offer of a grant up to $10k if you meet some mysterious unstated qualifications? Disingenuous at best, sketchy at worst. And CEO Bill Landon? Antagonistic, presumptive, strong-arming, and a demeaning mansplaining guy. Seriously dude, if I'm not done asking a question stop trying to interrupt me to answer. I don't care if you're a CEO. The only reason you're talking to a little nothing of a first-time homebuyer is because you know this is wrong. But thanks for "understanding where I'm coming from."

We had an extremely aggressive timeline and needed to close in just two weeks. Not only did he and his team prioritize my file to get it done without delaying the closing date by even a single day, they did so while securing a rate that was substantially better than anything else I was offered (if not the best). Throughout the entire process (and I did not make it easy!) Terry remained extremely responsive at all hours of the day, patient, kind and able to keep the process moving forward without creating any additional stress for me despite multiple hurdles. As a first-time buyer, I had plenty of questions and there were a lot of moving pieces, but he was always available, straightforward, and extremely patient when explaining what needed to happen and making sure I had the best outcome for my needs. His team including Cynthia and Aline were equally impressive, organized, proactive, and consistently ahead of deadlines. Buying a home can be overwhelming, especially on a compressed timeline, but Terry and his team executed flawlessly and they deserve recognition for it. They delivered exactly what they promised, secured an outstanding rate, and got us to the closing table on time. I would recommend Terry and PHM Loans to anyone without hesitation. Got a letter saying I could refinance with an irrel refinance loan. I worked with Prosperity got…read morepre-approved but decided not to take the loan. The letter I originally got said I qualify for a much lower interest rate. 2% interest rate drop. The offer I got wasn't great. Only moved my Internet rate down .7% .... Not worth the trouble. After I backed out they magically found a new loan @ 1.25% less . I don't want to work with a company that hides deals from its customers. This is wrong. This is how veterans loans really work..?.. Even got a call from the VP. Telling me it's a " no brainier" . Politely implying I'd be wrong to not take the loan. I keep seeing great rating for this company but turns out you can only write a review if you take a loan with them. People like me can't complain. Ratings are therefore not accurate
