As a first-time homebuyer, I spoke with multiple lenders before deciding to work with Terry Lockery at PHM and it ended up being one of the best decisions I could have made throughout this stressful process. We had an extremely aggressive timeline and needed to close in just two weeks. Not only did he and his team prioritize my file to get it done without delaying the closing date by even a single day, they did so while securing a rate that was substantially better than anything else I was offered (if not the best). Throughout the entire process (and I did not make it easy!) Terry remained extremely responsive at all hours of the day, patient, kind and able to keep the process moving forward without creating any additional stress for me despite multiple hurdles. As a first-time buyer, I had plenty of questions and there were a lot of moving pieces, but he was always available, straightforward, and extremely patient when explaining what needed to happen and making sure I had the best outcome for my needs. I am thoroughly disgusted and dissatisfied with the dishonesty and lack of accuracy in the correspondence between ourselves and a broker from Wisconsin. She was the absolute most incompetent and deceitful person I've ever had to deal with. We were supposed to close on a home today but instead after having to reach out to her , not the other way around and 3 hours before closing we were advised that the program she had been utilizing would not work for us. The program works off a set of specific criteria that had she been knowledgeable in her broker position would have revealed this immediately. But instead we are left with nothing. read more

Got a letter saying I could refinance with an irrel refinance loan. I worked with Prosperity got pre-approved but decided not to take the loan. The letter I originally got said I qualify for a much lower interest rate. 2% interest rate drop. The offer I got wasn't great. Only moved my Internet rate down .7% .... Not worth the trouble. After I backed out they magically found a new loan @ 1.25% less . I don't want to work with a company that hides deals from its customers. This is wrong. This is how veterans loans really work..?.. Even got a call from the VP. Telling me it's a " no brainier" . Politely implying I'd be wrong to not take the loan. Wow, that was the best real estate buying experience conceivable! I accepted a new job and needed to relocate to Grand Rapids ASAP! My wife and I chose to work with Berkshire Hathaway Home Services and they were outstanding. What a team: it felt like Steven Fase and Julie Rockwell adopted me. They listened so carefully to our housing objectives, our budget, and were very sensitive to the challenges of moving to a town we knew nothing about. Then I asked if they could move the closing date up from a Monday to the preceding Friday so I could use the weekend to move in. Somehow, they got all of these players to make that happen! It was truly, truly an unbelievably seamless process! I wanted to write all of this because everyone I mentioned earned it, they deserve it, and my highest recommendation is not enough to convey how impactful their commitment to our success was. Prosperity Home Mortgage is a highly incompetent and irresponsible company. Giving them my business is one of the worst decisions in my life! For a start, once I had agreed to give them my business, they sat on things for two months and waited until the week before my closing date to get going. In between two months, whenever I asked for an update, they assured me that everything is in the process but in actual fact, nothing was being done. It was only one week before my closing that they started asking for more information, resulting in a mad rush. The process was also messy and full of mistakes --- you basically cannot trust them with anything. Additionally, after they sold off my loan to another company, they stopped reaching out to anyone. For example, I almost missed the deadline for my home insurance renewal today simply because they did not have the decency to pass on the appropriate insurance information when they sold the loan. read more

Just closed late on a Jumbo Loan. They couldn't get a second lien closed in time so we had to take thousands of dollars out of our retirement accounts to fund the Jumbo loan. That alone will cost us a fortune in taxes. Underwriting was a nightmare. I sent a six month history of a mutual fund account-- it was sent back with a request for the most recent 3 months-- "could I tighten it up". Just one example---- many more! I closed on a loan 18 months ago with Rocket Mortgage that was seamless. Because we closed late it delayed contractors on starting on the house. We moved in with 8-10 guys working in multiple rooms. No offer of any financial concession. Dan H. told us he'd get us a lower rate for all our trouble. Found out at closing we had to pay .125 of a point to get the lower rate. read more

For the record - this is for the team in Evanston, IL We spoke with numerous lenders, but what made Corinne stand out was her willingness to just break everything down and walk through everything step by step with us. Even with all the research, we had some knowledge gaps. Many other lenders would wait for us to ask questions. The issue is that even knowing what we knew, it was difficult to really know what to ask. With Corinne, after going through the basics slowly and at our pace, we knew exactly what to ask. But Jody Eichenblatt was the worst agent and this entire mortgage company was a rip off with unprofessionalism and down right liars!!! They misplaced documents and continued to request documents that we sent via portal and email. Even after our closing date, they continued to request the same documents and to sign new documents asking that we back date them. They put us in the worst loan ever (2 high interest rate mortgages on one home). Of course after signing all the papers AFTER CLOSING AGAIN DUE TO INCOMPETENCE, they sold our loan faster than the ink could dry. I later found when refinancing into one low rate mortgage that i should have never needed to be in that type of loan. We opened up to this guy and he played on the fact that we needed to get out of apartment living due to horrible conditions. The story is long and a lot to continue to write but the icing on the cake was the smallest and most unnecessary lie of " Thanks so much we put you all through a lot. I'm going to get you and your CPA a gift for putting up with all of us. We will see you at your closing." ..... Needless to say we never met, saw or heard from them again until they began requesting old documents and signatures that they lost and wanted us to backdate within a month after closing. Here it is 2/23/22 and nothing has been resolved. Please ignore 4 star review. To add to this, we were told from day 1 that we could only make payments with a paper check. That was last summer when we purchased our home. Needless to say it is a pain to get our bank to mail a paper check to prosperity and then wait for it to come out of our account at some point. We just found out that we can in fact pay online which we would have done from the start! This company has no idea what they are doing and we are being told something different with every person we talk to! Update: Just received another email stating that the refund process will start soon. On the 18th we were told it had already started. This is absolutely inexcusable. I was initially approved for a mortgage for a co-op property, I was even told that I had one of the best debt-to-income ratios they'd seen in a while. After the initial approval, most contact stopped altogether. I couldn't get confirmation on a closing date no matter who I talked to. I reached out to my loan officer again, only to be informed that he had retired the previous week. I was appointed a new loan officer and from there we continued business as usual; me asking for a definitive closing date and them ignoring/dodging the question. Eventually, I received a call two weeks before movers were scheduled to arrive only to be told that they could no longer provide the mortgage because of something they didn't like with the building's financials (despite the fact that it was me, not the building taking out the mortgage). Prosperity Home Mortgage was happy to take my money for all of their various processing fees at every step of the way, only to abandon me two weeks before I was scheduled to move. I would recommend avoiding this company at all costs. read more

One to 1.2 stars. Please read the bad reviews before being brainwashed. The algorithm puts the good reviews first for many companies and this company is one. They do not answer your requests for necessary documents, such as the mortgage application and do not write back to you in the home-buying process. It is virtually a fraudulent organization that approves anyone submitting an application and then chooses who they will actually continue the process of home-buying and transferring necessary documents with such as the pre-approval and mortgage application. Once your online application is approved, it will go away and all of your mortgage application information will be gone. The solution that I can come up with for this problem is taking screenshots of your mortgage application. Does having the only copy of your mortgage application via screenshots sound like the rest of the practices by the company involved would be trustworthy? Their employees are dishonest and fraudulent. If the 2008 financial housing crisis repeats itself, this will be the new Deutsche Bank and their owner, Long and Foster, will be the new FrontPoint Partners and Morgan Stanley. read more

This is for the team in Overland Park, KS, on a May-August loan saga. Use caution when using your realtor's lender. In this case, they were friends just trying to make the most money possible. After five days of trying to get a prequalification letter, I said it needed to be done that day or we were done. I provided the same documents repeatedly. The loan terms changed every conversation. I finally got my letter and went on my way house hunting. Note: The "rate lock" is allegedly good if you close by the end of the lock period. They can change the rate up to the closing date. It's one of many things you don't know until you ask. My realtor wouldn't schedule home showings, so I only saw a handful of houses. She would also send houses outside of my search area and price range. It all ended when she called my loan officer at Prosperity and told them I was no longer house hunting. Prosperity emailed me to tell me about the conversation and said they would send the cancellation over. I explained how frustrated I was and she continued to explain how much SHE did for ME by locking the rate even though that changed, too. The loan officer should speak with the client and follow the client's wishes. Now, I have a note on my credit saying it's been run too many times. read more

If I could put zero stars I would. We work on buying our condo with Glenn Benson. He is not organized and extremely unprofessional. We reviewed the money needed for the down payment one and a half month before settlement and he assured me that I had enough money. We received the final closing disclosure on a Thursday at 20h37 when we had the settlement the Friday at 15h. And what a surprised to see an increase in the closing costs by 20%. Obviously we did not have that money. Glenn had asked earlier for my credit card infos to pay for a condo questionnaire. What I did not know is that he kept my credit card infos and tried to use them to pay the appraisal fees in order to lower the closing costs. I never ever authorized him to keep my credit card infos nor to use them to lower the closing costs. This is a real deal regarding his professional ethic. All through the process Glenn and his assistants (Faith and Jackie) were not sharing any timeline and not responding to any of our concerns and questions. They also don't share information between them which cause us to resend the same papers sometimes 3 times. We received the final closing disclosure after the settlement because there was a lot of errors in it. I will never work with them again and never recommend anybody to use their service. read more
