His strategy was sound and he was initially very enthusiastic and active in the process. We were happy with the marketing campaign and, although there were problems closing the sale, Tony brought us offers that exceeded our goals. After receiving the buyer's offer, we were moving forward with due diligence when a neighbor made a claim by notice of adverse possession. In the end, a survey was conducted to clear the title for sale and the price was negotiated to compensate for the disputed land. After the dust settled, the price we received was still above our original goal so the story has a happy ending. To get to this ending is a story of its own. When the neighbor's claim was brought forward, Tony was adamant that we hire an attorney. It became apparent that his plan was to step aside until the claim was resolved with the help of our legal counsel. Tony stopped answering questions and discussing strategies and referred everything to the attorney that we had hired on his recommendation. During this very critical time, Tony ceased communication for over a week. Our attorney took on the role of real estate agent and offered negotiation options in lieu of expensive and time consuming legal options. We felt Tony should have been aware of these options and discussed them with us. It would have saved us a lot of money in legal fees. Eventually the attorney (that Tony referred to us) began a strategy that Tony didn't like. This is what motivated Tony to get back into the process and close the sale. After Tony repeatedly told us a survey was not enough, it turns out that it was. After Tony repeatedly told us we needed an attorney, it turns out that zero legal action was taken. After Tony repeatedly put off negotiations, it turns out negotiations between real estate agents is what closed the sale. In our opinion Tony is a fine agent as it pertains to marketing and strategy but was quick to step aside during a bump in the road.
