As an out of town seller, Asa assured me he could find local subs to take care of some minor, cosmetic repairs; "afterall, that is what you are paying me for". It has been 2-1/2 months and these repairs have not been made. With these repairs incomplete our home has reduced appeal, and likely confidence, for buyers and their agents to visit a property with these simple cosmetic issues left unrepaired. Any honorable real estate agent would be embarrassed with this situation. In this hot real estate market, we find ourselves with an offer at 10% below asking price (mid-point of Asa's research value). As there is no buyer's agent, Asa has increased his fee split % since "I'll be saving money vs having to pay a full fee". I have balked at this, stating his failure to find subs to make these repairs and demanded a reduction of his fee to the typical split (stated in our contract), and to reduce it more if he fails to find subs to repair the work during closing period. In response, we have received a revised offer which includes in the sales amendment the Selling agent's increase commission, as well as having 0 days in the Seller's Right to Terminate (30 days typical). This will guarantee Asa and Sterling Johnston a higher, and undeserved , commission while providing me no protection from upcoming failure to perform on their part. I feel I am in negotiations with my own representing agent rather than receiving representation services I am paying for. I expect Sterling Johnston to perform their work as promised, and at the commission per our contract.

During my one-year tenancy, the problems started immediately. Within the first week, the refrigerator stopped working, and it took approximately two weeks to get a replacement. In the meantime, I had to purchase a small refrigerator to keep our food from spoiling and was never reimbursed. The stove later stopped working as well, and again, it took weeks to be replaced. I repeatedly reported sections of the backyard fence that were falling down and submitted multiple maintenance requests, but they were ignored. The property was advertised as having a dog-friendly yard, yet because of the missing sections of fence, I could not safely keep my dog in the backyard. The gaps were also large enough that neighboring children would tease my dog through the fence, which contributed to her barking. Unfortunately, the situation with the neighbors made the experience even worse. Ann provided her personal phone number to surrounding neighbors, who frequently contacted her with complaints about my dog, the number of cars in the driveway, and smoking. We felt constantly monitored and harassed throughout our tenancy. The security deposit was another major issue. I paid a $4,800 deposit and ultimately received only $658 back. It took more than 90 days to receive that amount. I was not provided with adequate documentation, receipts, or evidence supporting the nearly $3,000 in alleged repair charges. Overall, this experience was extremely stressful and disappointing. Communication, maintenance, and the handling of the security deposit were all serious problems in my experience. Based on what I personally experienced, I would not recommend renting a property managed by Lori Gil and Associates or Ann Ashford. Prospective tenants should do their due diligence and carefully document everything before and throughout their tenancy.

With the exception of the owner Eric, the rest of this office is a total joke. They have hidden fees all over the place and the maintenance guy is probably the most incompetent at home repairs as he does things halfway and with shortcuts. The only good thing that I experienced with this company was that they were so bad it forced me into buying my own home to never deal with people like this ever again! Think twice before renting through these guys!

In the meantime, the yard is over growing, my old neighbors are calling me wondering if the place was abandoned. Their excuse: Oppsy-It just fails between the cracks. I have tried to call Matt on several occasions in the 1.5 years of working with them. He never once returned my voice mails. When I emailed Emily with questions about work orders, I would get short curt messages that didn't address my question at all. Just look at how dismissive they are of negative reviews here. I tried to play it cool. Then I started looking into some of the work orders. Apparently the microwave went out and they replaced it. No biggie right? However, the price of the microwave seemed a tad high. So I found the same exact model on Amazon and Home Depot for about half the price. Kind of makes me wonder if they're pocketing the extra money. Then other work orders come in, apparently normal maintenance such as changing out the HVAC filter isn't being done. The tenants aren't cleaning out the lint filters. So when that stuff breaks, who do they charge? What other kind of routine maintenance are they skipping? Are the rain gutters being cleaned out?

I was looking for a rental home. After touring the property I spoke with a representative who…read moreconfirmed I was the only one expressing interest, so I proceeded to submit an application and work with the credit/application specialist, Brian Seutz. Brian is not someone I would want to work with again. About an hour after I spoke with the first rep, Brian advised that there were "multiple applications" in for the property. After convincing me to still proceed with the application, he made it clear on multiple occasions that he would proceed with the better qualified applicant. This was stressed after I already spent $100+ on application, credit and pet fees, based on both representatives' recommendation. Ultimately I was rejected due to a "late" rent payment. I asked Brian to review because I had supporting documentation confirming on-time payments, but he responded with "Another applicant has already been approved". This was all in an hour??? I found the whole process to be a scam to make money off application/credit fees. Fortunately, since I met the strict requirements to rent from this company, I was able to proceed with a home purchase. Potential renters looking for long term housing, and that meet this company's rental requirements, should consider purchasing instead.
