Although we had never built a "custom" home before, we had purchased several homes and condominiums over the course of the last 30 years or so. It did strike us as odd that, although the price per square foot was much more than we anticipated, everything we inquired about doing was always "too expensive," per Craig. Fast forward to the bank appraisal for our construction loan, which came in woefully short, over $150,000.00 short. This, of course, was a giant red flag for us and we were considering not moving forward, even though we had already paid Craig $2.15 per square foot for the( mediocre) plan he designed. The fact that my husband then lost his job was the final blow and we decided not to proceed with building the home. Now keep in mind that not a shovel of dirt had been turned at this point . . . When we told him we were not going to proceed he wouldn't let up. After several phone calls he got the point, but told us we had to meet at his office to "terminate the Building Contract." When we arrived he presented us with papers he expected us to sign, which essentially screwed us out of the remainder of our deposit ($5,000.00) and then tried to extort an additional $32,700.00 from us if we built on our lot within the next 3 years, presumably to compensate him for what he would have made if had he built the house. Throughout our negotiations he touted his "open book" policy which, we found out the hard way is a complete farce. On numerous occasions we requested a breakdown of time and charges to reconcile the remainder of our deposit, but were only given an invoice of ridiculous charges which were actually double billed under different categories and, unbelievably, margin fees of varying amounts were added to each and every charge. The only entries in his "open book cost tracking report" were for project planning and business management fees, besides the invoice for printing charges, to which "LaDuke fees" were also added. The end result is that Craig LaDuke charged us $5,000.00 to tell us what it would cost to build our home, in addition to the $5,000.00 plan fee. He will absorb NONE of his costs of doing business and will pass each and every one along to the buyer. In our opinion, Craig LaDuke is an unscrupulous business man and not to be trusted.
