DO NOT RECOMMEND. I've used Joel for several projects. He does good quality work but he's very unreliable, and drags projects out for weeks to months, often scheduling days he'll work, then never showing up. He requires payment in full up front for most projects. On the most recent project, he never came back to finish the work. I will not be using him again. read more

Joel spotted some problems with my office asphalt parking lot. In several areas the asphalt was crumbling, mostly due to heavy garbage trucks that serviced our building. He built a concrete pad in front of the dumpsters that would hold the weight of the trucks when loading. He also removed some cracked asphalt and replaced it with new asphalt to build up an area that was uneven. He then seal coated and striped the entire parking lot. I was pleased with his work. "Dow was a good customer however i painted his home installed two windows replaced siding on fireplaces, shed .there were a few other things he also wanted done i agreed to do them no charge ." -- To be clear, Joel, you are speaking of the 'no charge' items that came up awhile after our original agreement had begun. Because the originally agreed-upon work had gone on for *so* long at that point, you suggested you would not charge for labor on some new/added items but that I would pay all materials costs - yes. I did not request you do anything for 'materials cost only', but I did agree to your offer to reward our patience with you. At the same time, I mentioned more than once that I thought it important to finish the original set of work before moving to the newer items. That was just as much for your benefit as it was for my preference. ------------------------------------------------- "When the work was completed on the contract he wanted hold on to the remaining money on the contract until the free work was done did not think that was fair" -- Respectfully, Joel, this is absolutely untrue. The originally agreed-upon set of work is *still* not complete - even at this point. I'm not sure what would lead you to say/believe otherwise. More importantly, there is no part of me that would hold anyone working on our behalf to finish 'free labor' tasks they had offered before paying them what had been previously owed for their labor and materials. Further, I would never even suggest that. Early on, before the latter checks we wrote for what you said were more materials that had been purchased and some that would be purchased soon, we had given you checks totaling $3600 or more toward the original set of work. I have those cashed check copies if you would like to see them. A number of contractors have performed various services here over the years for many different reasons, and all have been paid on-time or earlier than their contract required. The most common was half up front and half upon completion. I voluntarily exceeded that proportion with you early in our agreement. ------------------------------------------------------- "A list of the free work included installing gutters with DOW'S help exterior electrical outlets" -- I am not sure why you mention these as shining examples here. Though you did suggest you *would* do these things for 'materials cost only' in the latter set of work, the gutters and adding an outlet to the front porch are among the things that either didn't get finished or were never begun. To this day, we have neither a porch outlet nor any gutters, though we wrote you checks in January and March of this year that you had requested - in order to be reimbursed for materials and to purchase more materials, including the gutters you said would be installed the day after the March check. You explicitly stated the monies were for purchases, did not mention any contract or other installments (as we had paid $3600 or more already), and personally assured me that you would furnish receipts for the amounts given you on those two checks. We have never received a single receipt from you for anything, barely saw you here in the two months between writing those checks even though we were often available, and have never seen you since writing the second of those checks. Our payout to you currently totals $4650. ----------------------------------------------------- "paint and install old garden window in shed the sheetrock work inside home" -- We appreciated you moving the old garden window to the attached shed, even though the city is potentially making us redo it so that we can pass an upcoming code inspection. As for the spot sheetrock repairs you started, they are all still unfinished, but thanks for making progress on them. In addition to the outside paint overspray and stray brush marks that I'll need to correct at some point (I can send pics if you like), there is also texture overspray inside on the smooth closet door next to the small foyer wall you started but never finished. You also have the one can of paint I gave you from the foyer wall, and you left it unpainted and left us without the paint color name or ID number....so I have a difficult time replacing it as it was years ago that we bought that. ------------------------------------------------------ "$1,100 payment it was $900 & for me the only receip needed was for gutters" -- Total of $1050, actually: check #1252 for $350 on Jan 23rd and check #1254 for $700 on Mar 11th. Wouldn't you agree that it's important to provide receipts for the entire amount on a bill, rather than just a third of the amount that a client paid, explicitly for materials? read more

My mother and I contracted with Zachary from Southern Painting to paint my 2200 SF home. Looking to save a little money, as I'm a single, working mom, I elected to have only the walls painted, leaving my existing white ceilings and trim untouched. Naturally, color matching and expertise around that issue was critical. I wanted to transition my home from a tan wall/white ceiling & trim to a clean white all-over look. Zachary recommended a white (Snowbound) that he claimed would easily work in all areas and would not cause a visual disconnect between my ceilings, doors and trim. My mother and I trusted his very clear statement that the color would work. Was a test wall painted? Yes. Did we approve the color based on that? Yes. Unfortunately, the test area was not a good representation of how the would look applied across the house, against doors and in less naturally-lit spaces. The recommended color is blue in undertone while the rest of my painted surfaces are yellow in undertone. If you understand undertones, which I now do, this is a big problem. Caveat emptor always applies and I know this as a consumer, but when you hire an "expert" painting service, ask the right questions about color matching and pay thousands of dollars, one does not expect to have the simplest issue of blue or yellow undertone in a white application be a problem. When my displeasure and concern over the very obvious color incongruence was shared with Zach, his offer to repaint my home at the same price was hardly a satisfactory response. I simply could not afford that option. I see now that a correct white color choice, for someone unable to paint ceiling and trim, would be to match the ceiling color (yellow undertone) and apply that across the walls. It would have created the desired white effect without the terrible color mismatch. I've learned this the hard way after one experience. I would have expected my expert painter, with years of experience, to be able to identify such a simple solution. To the contrary, I was assured multiple times there would be no issue or visual disconnect between my existing white and the white recommended. To add insult to injury, the patches made to my walls where photos hung prior to painting, are terrible. Overall a very poor experience and I cannot recommend Southern Painting or Zach based on the outcome of my home. It's taken me this long to write the review because I've been so depressed about the overall look of my home. I hope this review can spare someone else an outcome they just have to live with and that, if you do choose to go with Zach and Southern Painting, I would strongly recommend the additional expense of a decorator that understands color matching.

They had the best discount at the time we hired them (after getting 3-4 other quotes), so we opted to hire them. Mark was our go-to contact for the North Austin area. We had the entire outside painted with a few repairs, stained shutters, painted all interior ceilings, trim, walls, and newly renovated areas. They worked with us and our timeline (waiting on other projects to finish or gutters to arrive, electrician to finish over several months, etc.) and were not demanding about receiving payment prior to job completion. We did have to call them back several times to clean up paint off floors and touch up areas, and they returned quickly and at no extra cost. Our home buying and renovating timeline/process was really stressful, but Mark and his crew were very dependable and professional. I would hire them again for future projects.

Our experience with Eric and Sergio with Capital Painting and Refinishing was just that - PERFECT! We ordered brown cabinets when we had our house built, then wished we had gotten a lighter color. For seven years we went back and forth on whether to spend the money to get them professionally painted or take a nice vacation. This year we decided to do both! My wife carefully selected from five different contractors - each one seemed to be adequate, but after meeting with Eric at Capital Painting & Refinishing, we were convinced they were the right company to remodel the cabinets for our kitchen. Everything was professional, they were on time every single day, tidy, and able to accomplish everything we asked for. Communication was excellent, as they let us know when they would arrive and how a couple minor issues could be dealt with. They painted 30 cabinet doors, added glass to 3 of those, 9 drawers, and 7 side panels plus all the frames. They also installed soft-close hinges on cabinet doors that did not have them. The original side panels were made of cheap veneer, and the paint was not adhering properly, so they replaced them with wood AT NO EXTRA CHARGE. We also had a couple shelves that had warped from the heavy weight of dishes, which they also replaced for free!
