Here's where the professionalism goes to another level - Peter builds relationships with his clients, throws mixers, and checked up on us a couple of times per year. And, he DIDN'T ASK US FOR THE NEXT DEAL each time he subtly checked in on us over 5 years! He and his team cares about you - long term not just to get a sale. After 5 years of relationship building, we called Peter and the Red Cedar team for support. He came over. His contract sale terms were the best in the market. He was willing to redo and update my photos three different times without any pushback, as we originally listed in March and wanted to show more greenery. Brad was very responsive to both text and calls, throughout the sale process. Unfortunately, I had to request multiple times that certain property pictures be removed and the order changed so we could put our best "money" pics first and I also ended up rewriting at least a 1/3 of the property description myself, to effectively explain my home improvements to justify the substantial price increase since our recent purchase. Unfortunately, the end result was not good. Brad didn't show up for one showing or open house, as promised during our flashy initial meeting. He also ended up pushing me very aggressively to accept a low offer vs fighting harder for me for additional $. I also told him no less than 3 times through both text and conversation that there were brand new RH outdoor furniture items, fire pit and chairs and some interior accessories that were not to be included in the sale, ($17k) but he included them anyway and also told me that accessories were classified as furniture in MD, and we agreed all "furniture" would convey. Total BS. In addition, his team approach to service creates a delay and diminishes the quality and accuracy of information exchanges. For example showing feedback is delayed and inconsistent from team member, with at least one showing scheduled two weeks prior being never communicated until two hours before. In the end, in my opinion, Brad genuinely believes the market will determine the price and that he doesn't influence it, especially in a down market. I believe Brad is all about just closing the transaction and he believes that, in itself, is a big success! Very disappointing experience, although I will admit that the market conditions did not help.

Brad cancelled our only appointment, never got back to reschedule and he asked that we never call him or our agent. Why? He was paid by me 5% through the sales commission and I have never talked with him. We were left on our own to navigate some tricky situations with the sale He must be worried about the circumstances surrounding this transaction? What professional says to his client, "Don't ever call me" through one of his office staff?

He shepherded four 22-year-old recent college graduate boys through the process of getting their first lease on their first post grad adult townhouse, sight unseen.. That is not an easy process, and we parents were trying not to micromanage, so unfortunately the bulk of the work fell on poor Lance. My son and I actually referred to him as "poor Lance" because of all the questions that he answered..
