I hired Ernie to sell my home because he was my neighbor and someone I thought I could trust to…read moreguide me through the process. Unfortunately, that trust was misplaced. I found out the day before closing that he was representing both me and the buyer. I realize now that I must have signed something disclosing this, and that's on me--but at no point did Ernie ever clearly explain that he was working for both sides. Explaining this to your client should be done in person and clearly -- not hidden as a sneaky waiver buried among other paperwork. When I asked him about it, his only response was, "Maybe you just don't remember me telling you." He didn't seem to understand why representing both parties is a serious conflict of interest. The conversation was unpleasant and left me feeling taken advantage of. Ernie clearly has experience, which is why I chose him in the first place, but based on my experience, I would never recommend him. When you hire someone to handle something as stressful and important as selling your home, you should be able to trust that they're acting in your best interest. I walked away from my sale feeling disappointed, violated, and questioning every part of the negotiation he handled. It's also important to mention that Ernie allowed the buyer (his client) to enter my home without his supervision. I had been under the impression that the walk-throughs were being done with their realtor and a contractor present, but it turns out the buyers were in my home alone. He also omitted an important part of the negotiations from our contract, which resulted in both the buyer and me receiving conflicting information. Because of this mistake, he ended up having to pay for a property cleanup out of his own pocket. It was framed as a "courtesy" on his part rather than an error in handling the negotiations -- a clear example of why most people advise against dual agency when buying or selling a home.
