Even when he has zero authority. He will not remove the lockbox after the home is sold even after asking. He will not update the listing to sold and keep it as pending. Which brings people to your house thinking the house is still available. He will not look up open permits. When informed of open permits he ignores that too. You risk buying a house from Jim that has open permits because he can't be bothered. Jim does not pay a professional photographer and his listings don't market well which includes inaccurate details like advertising hardwood floors when a box of pergo snap lock was visible in the closet. I cannot recommend Jim Dattoli of Remax to anyone looking for a competent and ethical real estate agent. His listing contained inaccurate details, advertising the home as having hardwood floors when it was actually Pergo snap-lock. He also failed to follow up on open permits until repeatedly reminded--only closing one on the day of closing. If my proactive realtor hadn't stayed on top of this, I would have been left with an unresolved permit issue on my new home. Jim's communication style is unprofessional. Rather than advocating for his client, he makes unauthorized comments and demands, creating unnecessary tension between buyers and sellers. Instead of facilitating a smooth transaction, he adds unnecessary obstacles. His approach to repairs is another red flag. He does not provide receipts for repair work, raising concerns about whether he is using professionals or just hiring friends. Any post-inspection repair requests are met with hostility, and he refuses to accommodate follow-up appointments, making it difficult for contractors to access the home. More concerning, he engages in unethical and potentially illegal tactics. He threatened to remove a home from the market and relist it--despite it already being under contract--simply because of a repair request. This behavior violates real estate ethics and could cause legal complications for both parties. Additionally, his marketing is subpar. He takes his own photos instead of hiring a professional photographer, does not provide a floor plan, and writes inaccurate and vague descriptions. The result is a low-effort listing that does a disservice to the seller. Even after closing, his lack of professionalism continued. He refused to update the home's status as sold, failed to remove the lockbox, and ignored multiple communications about keys, fobs, and the garage door opener. These basic responsibilities were met with complete disregard, forcing multiple follow-ups to get them resolved. In short: expect a cheap listing, resistance to any inquiry, and no receipts for repairs. If there's an open permit, he won't take the initiative to close it. Sellers beware. Thankfully, my realtor was proactive--otherwise, this experience would have been even worse.

Fast forward a few years later, we have rented from them again and they were professional and detailed in the process of renting the beach home. Sometimes a bit direct when you speak to them, but fair. They have an online portal to search rentals, make payments and learn more about their company. They are also very responsive via email if you have questions, concerns or need to speak to the their establishment. Considering they are a fair and reputable company in town, I do give them 5 stars for this service.

And then told us she rented it so she's not showing it anymore???? She should have let us know instead of leaving us high and dry waiting on her.
