Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse.

Flooring repairs were started at my rental, but the work was left incomplete after demolition. The kitchen sink, cabinets, and dishwasher were removed and portions of the flooring were taken down to the subfloor. The home was left in a partially unusable condition for over a month. Despite multiple phone calls and written requests, I still have not received any response from the property manager. Work is now being scheduled, but only after continued follow‑up, and there has still been little to no direct communication or accountability from management. If repairs are required, be prepared to advocate for yourself and document everything. Communication should not be this difficult when a rental is left without essential living facilities.

All went through smooth without many surprises. I didn't expect/want to have insurance/taxes in an escrow account, and that happened in the final closing doc. But Tyson explained that, and why it was done, and it made sense. May be able to change that later if I want, depending on servicer that buys the loan. I'm okay with that change. I like their online portal - it helped me see where things were along the way, and made it easy to submit my paperwork as needed. Tyson helped me on which credit card to pay down a couple thousand dollars to get the credit score up a few points quickly to get a slightly lower rate. No complaints here, and the re-fi will help improve monthly cash flow considerably as I start to look at semi-retirement in a year.

I have expended a vast amount of time and effort with no end in sight. They are STILL requesting documents four weeks later (most are duplicates, of course). I also discovered other mortgage companies want their own appraisal so you're going to be out several hundred dollars and multiple weeks to start over with a reputable provider. I have an 800+ credit score, house appraised at $500K (refi for $260K) and never had this difficulty with a mortgage before. I would NEVER recommend them. It was a nightmare being shipped from one representative to another and assigned a "customer advocate". That's a huge joke. There is nothing about this business that is customer oriented. They are no different than any other mortgage broker. Sales ploys and promises that they don't keep with absolutely ZERO customer individualization. Disappointing all around; they suck.

In reality, the countertops were painted and the paint is now chipping like crazy and looks horrible, the buyers took the stove (which was included in the listing), damaging the countertops more, only one room has hardwoods, and the heat/air unit was undersized for the home, leading to daytime temps of 82 degrees with all the doors and window blinds closed and us having to purchase a new unit at a cost of over $7,000. The agent's response was that the seller said we need to keep it VERY COLD in the house at night so that the air can keep it cooler during the day, and the previous homeowner used window units. My children and I should freeze all night and still have to deal with almost 80 degrees during the day? And window units?? The Broker-in-Charge, Sabra Romeo, assured me it would be taken care of, then wouldn't respond to calls or emails the following week. I don't appreciate being lied to. The people in this office do not follow the Keller Williams Values and should be ashamed of themselves, and Keller Williams should look i to their business practices. We had to finally get an attorney to resolve these issues for us, which is absurd.

Unfortunately, CMC Funding bought my mortgage…read more Late November 2013 I received a letter saying my escrow account was short by $501. One of my options was to pay the shortage and increase my monthly payment. I pay all my bills online through my bank, so I paid the $501 shortage on December 11th. Starting January 2014, I increased my payments to the amount specified in the letter. On the February statement, everything was screwed up!!! I called and found out they applied the $501 as a mortgage payment and then did not apply the January payment at all so a late fee was generated. I THOUGHT I got everything straightened out with this first phone call. March 25th, while I was on VACATION, I started receiving a lot of calls from CMC. I finally picked up suspecting that everything was again screwed up on their end. Their complaint was that my mortgage payment was too low. I went through the whole fiasco with the CS rep explaining what had happened, and that I indeed was paying the correct amount after paying the escrow shortage. Since I needed to be at home to find the letter to confirm that I was making the correct payment, this process took 2 days and a few phone calls on my behalf. In the end, CS rep again told me everything was straightened out. I requested a followup call to make sure this was true. I never received a call, and as I later found out on April 25th, the call that they made was dropped....so of course nobody called me back!!! April 25th - I look at my statement and see that there are now 2 late fees!!! REALLY? I review my online bill pay service to make sure there were no late payments (there weren't!) So AGAIN, I call customer service to find out what else has been screwed up. Turns out, since they didn't apply the January or February payments that they RECEIVED FROM ME ON TIME, they decided to charge ME a late fee. LOVELY!!! Each time I called CMC Funding, I asked to speak with a supervisor in hopes that they would be able to sort out their screw-up. ALL 3 TIMES I WAS GIVEN THE EXCUSE THAT A SUPERVISOR WAS NOT AVAILABLE. On April 25th (today), I again requested a call back, so we will see if that happens or not. I asked the CS rep "What agency would I complain to if this doesn't get resolved?" She proceeded to give me their complaint resolution which only involved sending something in writing. I clarified that I wanted the name and number of the outside agency that regulates them b/c if it was not straightened out by the time I see my next statement I would be filing a complaint. A great example of giving CUSTOMER UN-SERVICE!!! It's unbelievable that I paid the escrow shortage ON TIME, and made the new payment ON TIME, and 4 months out, things are STILL SCREWED UP ON THEIR END!!!! You wouldn't think mortgage / loan servicing would be rocket science would you??? ***BIG HUGE SIGH***

Finding a partner and company who is going to be patient, answer all of your questions, work hard to find what's right for you and fulfill your requests regarding pursuit of your next home; these are all critical for a successful home-buying process! Look no further than Allen Tate. Specifically, this is for Team Honeycutt with Agents Cate Marks and Wendell Rummage. Fate would have it that I was able to work with two outstanding agents looking over every detail in the process and we found the perfect home for us at a great price in a great neighborhood. Wendell did a fantastic job determining some great homes to look at, and we ended up working mostly with Cate during the escrow period up to closing. She was very proactive in getting questions answered either from services (such as home inspectors, utilities, surveyor, etc..) to the Sellers' listing agent. Communication was efficient from start to finish and I'm really happy with the results. Being in my mid-20's, I have a lot of friends, family, and co-workers who have described the home-buying process as what's seemingly a nightmare. Jenifer King is the absolute best! I'm not sure my review is going to be sufficient enough to…read moreconvey just how much my wife and I appreciate her; but I'll give it a shot. Buying a house today is pretty crazy, much crazier than when we bought our first home. There's so much more paperwork, so many more requirements from lenders, so many hoops you have to jump through, etc. Then there's the massive growth, the new location, the wide variety of builder quality, etc. Throughout the entire process, Jenifer was absolutely essential! She not only went above and beyond helping us find a home, but she advocated for us, guided us, answered questions, roped in all of the parties of the process and fostered communication, and just had our back every step of the way. She is a person of action. But more importantly, Jenifer is a very genuine and caring person. Our closing got pushed to just days before Christmas. We had sold our house, packed up our life, our children, our pets, our cars, etc and made our way to what would soon be our new home. Then last minute, everything began to fall part (at no fault of hers). We began hearing from the different parties, while in our sketchy tiny budget motel with a zoo, 26' truck and trailer parked outside, movers scheduled, truck return scheduled, etc... that we may not even close for a few weeks; To say the least, my wife and I found ourselves in deep despair. Jenifer not only went into overdrive to put all of the pieces back together (a job she didn't have to do), but she reassured us, prayed for us, and kept our focus on what mattered. Everything went down to the wire and behind the scenes, Jenifer was there making it happen. Suffice to say, I genuinely believe that the Lord placed her in our life. To us, she's like family... she treated us just like one of her own and we cannot recommend her enough!
