I have had a few positive experiences with Henderson as well as a few negative ones. All are outlined below. Positive experiences: I have been treated with politeness and patience each time I've called in or emailed the assistant community manager. Setting up an account and payment information is complex, but they have helped with every step. Negative experiences: My car was involved in a hit and run in the parking garage that Henderson theoretically should maintain and manage. Henderson contracts the management of the parking garage to another company. There are no cameras, which makes me feel really unsafe. The employees that I have spoken with have been nice, but that does not change that I have sustained thousands of dollars in damage to my vehicle in their building. The community manager came off unsympathetic and responded with an "I certainly understand that this incident is troublesome". Troublesome? I could have been seriously injured in the incident and now cannot even park in my own condo's facilities without feeling worried about being mugged or followed or hit again. The same week, the ceiling in a shared hallway between condo units leaked so badly, we had to contact emergency maintenance. Going through Henderson's Emergency maintenance line was a nightmare, myself and another resident were sent to voicemail and never got a callback. We had to contact a member of our HOA board to get help. Emergency maintenance didn't show up until 3-4 hours after we first frantically contacted the service, during which time the leak grew and got so much worse. read more

I do not recommend Henderson Properties based on my experience with communication and handling of repairs. Flooring repairs were started at my rental, but the work was left incomplete after demolition. The kitchen sink, cabinets, and dishwasher were removed and portions of the flooring were taken down to the subfloor. The home was left in a partially unusable condition for over a month. Despite multiple phone calls and written requests, I still have not received any response from the property manager. Work is now being scheduled, but only after continued follow‑up, and there has still been little to no direct communication or accountability from management. If repairs are required, be prepared to advocate for yourself and document everything. Communication should not be this difficult when a rental is left without essential living facilities. read more

I have called to follow up on the email multiple times. Zero follow through and no response to my messages even after I spoke with someone to ask for assistance. If the rental you are considering is managed by Henderson, RUN! Unless it is a really minor or basic maintenance request they provide terrible service!! They blame everything on the vendors they hire to do work versus owning communications and quality of work. It is clear they do not value renters and my guess is over promise their clients (property owners) to get their business. It is sad that I respect the property more than they do! WARNING HOAs/LANDSCAPERS: Henderson was acquired by RealManage - they haven't fully paid our landscaping company in two years- and HOA just found out last night! They continuously switched out/misinformed/mishandled our HOA and we are 40k in debt to our landscaping company. RealManage Rep at tonight's meeting was sweet and promised to replace the most recent inept POC- but damage is done. We trusted RealManage to provide consistent, correct information to our HOA and their staff turnover/incompetence is now our crisis. read more

I moved into a Henderson Properties rental at 505 E Hudson St on Dec 28, 2021, and within two weeks (by Jan 15th, 2022) I reported moisture coming up through the floors. What was first described as a minor leak turned out to be a major sewage leak under the flooring that contaminated the home. By mid-January 19th, 2022 the entire backyard was dug up, by January 23rd, 2022 the floors had been removed, sheetrock was cut 10-12 inches up, and industrial blowers and heat (set around 85°F) were running nonstop. I was displaced to a hotel for what I was told would be 1-3 weeks, without a kitchen or laundry, and had to pay several nights out-of-pocket before a plan was arranged. Ultimately, repairs were expected to take 6-8 weeks or more. Henderson offered three options: wait for repairs, move to another Henderson property, or end my lease. Because no suitable units were available and even the neighboring duplex was affected by the same sewage issue, I ended the lease after only one month and had to move twice in 30 days. I did receive reimbursement for hotel costs, spoiled groceries, damaged items, prorated rent, and my security deposit. All was agreed to with Jennifer who was working with me. The lingering issue--and the reason for this review--is the utility bill. I was instructed not to disconnect power so their commercial blowers, heaters, and contractors could work. I was also told Henderson would transfer utilities back into their name and handle any outstanding charges on the account. Years later, when starting new service, I learned that a $136.69 utility balance from the repair period and time frame I was displace living in a hotel, was never paid. I never received a bill, notice, or credit report entry. This amount reflects power usage that occurred after I vacated, entirely due to repair equipment and construction crews. It more than doubled in less than a month leaving this balance. I'm only asking Henderson to cover that portion--just what I was assured would be handled. I'm willing to pay for the small amount of electricity used while actually living there. I hope Henderson resolves this last piece as they stated at the time; it would go a long way in closing out an already stressful situation. I have spoken with 3 different Property Residential Representees, and Nick in Maintenance. Nick confirmed everything I have stated, he found the logs and requests, dates, and times, he even agreed I should not have to pay that, and he would put this in front of accounting ASAP and have them take care of it. That was 3 days ago and now he will not answer calls, or respond to voice mails left. They will not return calls, emails, set up a time to meet in person, they even lie to you when you can come into the office and when the property managers will be available to meet with you. Even after emailing them proof, videos, time stamps of the videos, every thing I can find, they still refuse to pay a utility bill on a property they manage when it was unlivable and they had their on restoration, and construction crews in the property using the power 24/7. I have done what I need to do to report them appropriately in hopes they will make things right. But I'm also not holding my breath as I can see clearly why they have so many 1 star reviews, do your homework! read more

When I tell you this is the worst company I'm not lying, i promise you I'm not writing a bad review to just write one. This company lied and said the apartment was messed up after moving out. I cleaned for days and got professional cleaning like they REQUIRED before i moved out and it was completely spotless. They completely lied. They tried to charge me 3 THOUSAND DOLLARS for dust left in the kitchen drawers and other insanely tiny things!! Please do not use them. There are so many horror stories from people like myself. They also DO NOT answer their phone. So unprofessional. Went without a trash can outside for weeks and they never could fix it. Leaving this review to save you! Do NOT waste your time. After applying for a townhome, we were told we should hear a decision within 5-7 days. Three of us applied which totaled $240 in application fees which are supposed to returned upon approval. We are overly qualified renters. Excellent rental history and more than enough combined income for this unit. Three weeks later, we are still waiting to hear back on whether we are approved or not. We have called numerous times and most of the time have to leave a voicemail. We have sent many emails to no response. Three times we have been put through to speak with the leasing agent. She regularly acts if she does not know our names, information, or any memory of what we have spoken about. They continuously ask for the same documentation that was previously provided and seem highly unorganized. Each time we have spoken on the phone they say "I'll call you back by the end of the day or tomorrow morning." Obviously, that never happens. I will call every day until I receive an approval or denial because as consumers, we each paid $80 which buys us the ENTIRE application process, Henderson Properties does not get to accept application money over and over and not give responses to their inquiring tenants. This is a terrible, horrible, no-good, very bad company. That being said, if you want a highly stressful move, you're in the right place. RUN! read more

Very corrupt company, only after money, no empathy or compassion, toward their tenants or other clients,so I am having to file civil charges against them in State Court, contacting the 3 major local TV. Stations and filing a complaint with HUD for Housing because I am Jewish. With this company, It's all about greed since the company was founded 1 October 1989, and became a corporation 6 July 1998. I will state this there is one employee in the Leasing Department named Jordan, that is truly a nice and professional person that has tried to help me settle this Legal conflict to the best of his ability, sadly he is the exception not the rule.The real problems comes from Grant, Adam, Shelby, and Joe,who is no longer with the company. (Joe left a few months back).,and the Owners, Philip and Shelly, which you can easily look up their info on the N.C. Secretary of State web Site and the BBB web site. It's all public record. As stated above also having to have HUD involved for Religious discrimination against me because I am Jewish., and I also am having to have at least 4 employees investigated for alleged criminal crimes committed against me as well. . ‍Don't really hear from no one at a reasonable time when we have a maintenance issue, & the resident benefits package is a lie (which we paid 35 a month) & they don't hold their end we didn't get our filters delivered to us since we've moved so 4 months it's been, they don't report the credit payments ON TIME which is also apart of the benefit package...there not filling the service & doing what they said they would do. We were also told that our filters are only going to be sent every 90 days that's frugal af...anyone professional would say 30 days even 60, 90 days sounds cheap Then they had the nerve to tell us to email them the size of our filters and they'll get back to us while blaming it on the third-party. Months later our parking lot still looks like a junk yard! Nothing is being done and yet this is what we see everyday! Several unit owners have complained in writing for months. This is just the 3 that are near my building. Apparently there are others all over the complex but I don't think of them are wrecked like there's! Who wants to come home to cars with boulders on them to keep the cover from blowing off to show the tags are invalid and the cars wrecked, completely smashed in car and flat bed truck with expired tags. Someone can take those same boulders and smash peoples windows! Violating the HOA rules and yet all Henderson does is give the reviews on here lip service about they're working on it. Trashing and devaluing our property values overall but I'm sure all they care about is their HOA dues! Unprofessional. Please call the name to Henderson Mismanagement Properties. There is an EXTREME lack of communication when it comes to this company. I have lived in one of their properties for 7 months and 6 of those I have spent without a working dishwasher. I am currently paying for this appliance I was promised that DOES NOT WORK. We had to contact maintenance multiple times to even get the dishwasher ordered, and once it was ordered we did not hear from them again. After that, multiple dishwashers were delivered that were so damaged Lowes would not install them. We have reached out in search of compensation on our rent and have heard NOTHING. If I could rate zero stars, I would. DO YOUR RESEARCH BEFORE DOING BUSINESS AND RENTING FROM THIS COMPANY. During our entire tenancy we received such poor communication. If there was a problem that needed tended to in our rental they usually wouldn't respond and we would have to take care of the issue on our own. The only time they did take care of the issue (a leaky faucet) they did not notify us they were coming and simply came in the house without hesitation. They also didn't notify us when they were finished. Our contract stated they would provide air filters every three months. They only provided us an air filter ONCE throughout our entire 12 month tenancy. After our tenancy was over, we thoroughly went through the move-out list to ensure we did everything correctly. We did as much as we could, granted we did not cover everything on the list we will take responsibility for that, but we were EXCESSIVELY charged for things we did accurately. We spackled and painted with the paint that was provided in the shed (now they are claiming they do not have to provide paint). The paint provided was very close to the right color but just a little off, but we figured it must be the right one since it was already located on the property. They charged us over $1000 in painting charges. They also charged us for imperfections that were present before we moved in (such as hooks on the wall, toilet seat covers broken, and broken toilet paper holders). At the end of our tenancy I accidentally overpaid in rent. After immediately reaching out to them, it took them over two months for them to send my money back to me. Ultimately I feel scammed and disrespected. They are incredibly unprofessional and do not care about their tenants at all. DO NOT RENT FROM THIS BUSINESS. read more

I have contacted Kristen Mullinex on one of the issue earlier and she guided me to pay the due and said she forwarded my case to Barrington association management review but I never hear back anything from association or from henderson associates and my finally my account directly sent for collection and demanding to pay higher.. its a very poor communication where I have to suffer with out any further notice. On june 28,2023 this is the last and final communication Kristen has sent and nothing heard back from them - "It was my pleasure assisting you. I have completed the fee wavier packet and forwarded for Board review. Please allow 45-60 days for a response from the Board. The customer service here is terrible. No one answers the phone, and if you're lucky enough to hear back from someone, they provide excuses instead of solutions. I have multiple open maintenance requests, one of which has been ongoing for over 9 months now and yet to be resolved. The attached picture is of the ceiling over my shower head. There was a leak in the unit above mine before I even moved in back of December of 2022, and the pipes were not replaced until September of this year. Since then, the maintenance and front desk staff have ignored my calls and emails about scheduling the rebuild. It's a shame that the management is so lackluster because I love the location of my apartment, but I'm hesitant on resigning since none of my maintenance concerns have been taken seriously. read more

My experience with HP was great during the honeymoon phase....taking my "deposit" and signing the listing...that's where it ended! We listed our condo in the center of Southpark near the high end of Brandon Davis's recommended price range. He said it was taking them 21 days to rent a property like ours, on the average. In the three months we had it listed, I heard from the manager three times requesting a 10-15% asking-rent reduction each time (see attached photo). They never showed the property even once during that timeframe and said they'd never even had an inquiry. In my opinion, they either do not advertise or they use ineffective means. I was very disappointed in their lack of effort. Three weeks have passed and I still don't have my keys back or what's left of the deposit after their healthy "cancellation fee". Been with Henderson property for a little over a year. Was referenced by my real estate agent... Which in hindsight should not have done because I knew they were getting a kickback... About a week in I knew I was in for it because George Roman said "You need to spend money to make money" after slapping me in the face with a 7000+ "repair" bill. Glad I got a second opinion and it was 750.00. The next item that was forced upon me was the automatic garage remote opener. I told him twice on the phone it was already installed but they went ahead and installed another one without telling me because it was under the threshold that we agreed on. Of course after a few months they just happen to find the remote to the old one and refuse to refund me for their charge. Finally after the renter complained about a brand new fridge making noises, I sent over a document showing that anything wrong with the fridge was covered under warranty, and of course they had their own people go in and "repair it". Nothing was wrong but me being the owner still had to pay for the visit. The charges they are are nonsense so please beware before allowing them to look after your property. I know I will not continue doing business with them because of the headache and the money pit that is not necessary. read more

Update: We are now in November 2018. The roof leak was TEMPORARILY FIXED after almost five months of complaining. By temporarily fixed I mean they put a tarp over the leak. I imagine it's only a matter of time until that no longer keeps the leak at bay. As for the ceiling damage and black mold, still awaiting for it to be treated and fixed. The mold has grown and so have my respiratory issues. My sister had to move out of the place as the black mold was constantly irritating her eyes and throat. It has been about 6 months now that this entire issue has been going on. Additionally, our bathtub faucet broke and was pouring out hot water as it could not be cut off. I immediately contacted maintenance and the woman I spoke to said they were treating it as an emergency situation. Well, the emergency situation took almost 3 weeks for someone to come out and fix it. My utility bill was through the roof but I will say Matthew Brooks, the guy who manages my building on behalf of Henderson saw that we were reimbursed for the high bill in a timely fashion. Matthew Brooks is the only person from Henderson that has been helpful of this situation. He was very thorough in explaining why it is taking so long to get the problems fixed (Henderson cannot fix these issues without the pesky fox ridge condominium HOA board to approve-they're a whole other story/piece of work). He has always made sure to get back to me and follow up. In my three years of renting from Henderson he is the only employee that has been like this. I left the home in the exact same condition it was rented to me, but I guess Henderson Properties expected me to make repairs they didn't bother to make before renting the property out??? They STOLE $110 from my security deposit because they had to "tighten" a toilet paper holder and replace another. There's literally nothing wrong with one of holders, and you can clearly tell the other one wasn't even drilled into the wall to begin with! It's actually so old, the paint has started to wear off!! Mind you, they do inspections throughout the year, and I received a perfect inspection every time. My roommate and I lived in our property for almost 2 years. The property was great but Henderson was awful. Our washer and dryer broke and it took 6 weeks for it to be replaced due to their failings. They blamed us and we had to call over and over. It was so frustrating. I have called Mr. Henderson myself when I was so upset. He basically did not care at all when I told him my concerns. I laid them out and his response was so how can I help you. The front office girl Margarite was so incredibly rude. They created a lot of unnecessary stress and frustration. During my move out process I spoke to the homeowner and she said they did an awful job and painted us in a horrible light to them. I loved the property but was so glad to move out and to not have to deal with them. Do not rent from them. read more

Henderson was acquired by RealManage and both companies serve their own interest and not the community. They do not respond to homeowners concerns and more recently, they changed their payment process and I had issues with clarity, quality of work and restitution for mis-information they provided. More specifically, I mailed a payment to an old address so I put a stop payment on it. But as it turns out they tried to cash the check and now are making me pay the returned check fee. Honestly. It is only $35, but it was their mis management all the way around. read more

I've worked with dozens of HOA management companies and Henderson is easily the worst. They give zero notice when HOA dues change. They deliberately hide information from homeowners to gouge them for money. They're impossible to get in touch with, and their customer service is the worst I've personally encountered. The staff at Henderson is very poorly trained and the level of customer service is zero. If you manage to get their operator on the phone, the person you request to speak will not return your call. The couple of times someone did follow up, it was several days later. Their antiquated practices and business model are designed to drain HOA funds and their staff has only one fiduciary interest: namely their own. They don't meet their SLAs, manipulate agreements to their own benefit, lack complete integrity or customer service and have the most unskilled staff I have ever witnessed. But it is no surprise since it is a reflection of this company's leadership. Despite ample mistakes, not once did leadership have the decency and integrity to do right by the customer or humanize the experience. They add no value to the community and will nickel and dime you. Then the plumber or you are lying. Nothing was removed that you wouldn't normally find in a sewer pipe. We've done nothing differently and still no clogs. If anything the rain was so heavy the tank filled with water and couldnt drain. It is a pump system it cant drain on its own. But good try read more
