If your shopping around my recommendation is to be specific so an establishment like this doesn't get you for your money before rendering any services or direct answers. Here's the general questions I was asking that "need research" ... 1. what is a 60 day notice If a 60 day notice has been presented are tenants obligated to move? If upon my purchase tenants have not moved, do I need to re-issue a 60 day notice 2. What is eviction? Who Can and cannot be evicted? 3. Whats the difference between eviction and 60 day notice ? 4. Is COVID still restricting owners from evicting or raising rent in Los Angeles County? 5. Upon purchase if tenants are already present how much am I able to increase the rent? 6. How long can tenants live in the home without paying rent? 7. If home is delivered with tenants what's the quickest way to get rid of them ? 8. What counties is COVID affecting as far as Los Angeles, Orange County Ventura county? 9. Can existing tenants sue me for wanting to remove them or increasing the rent? 10. What are the air b n b restrictions in East Los Angeles? 11. How much do you charge for evictions? And does this guarantee that they will be gone?

Charles is as honest and transparent a lawyer as I have ever met, and I have worked for some big shot lawyers in my career. He is almost painfully honest. He will not mislead anyone about the possibly back-breaking cost of litigating a case, no matter how strong the merits of the case. People outside of the legal profession often think in terms of black and white. The legal profession deals in gray. It is subjective. It is moody. It can be unfair. More importantly, and sadly I must add, it acts to benefit the deepest pockets. Goliath will methodically use the legal system to deplete the resources of David. Goliath usually doesn't settle. My case is a good example. I had to clear title on my property. I had an extremely strong case against a corrupt local law firm and HOA (please feel free to look up my case), Farmers Insurance and a huge management company in Southern CA. It took me two years to get a preliminary injunction order. This is an order a Judge issues when he strongly believes one party will win the case. It is also a signal to the other party that settlement talks should probably begin. A year later I found myself attending my trial. The Judge strongly advised a settlement. Settle we did. The case took nearly three years to litigate. I didn't even recover one-third of my nearly $200k spend. Charles reduced his fees and absorbed many costs himself. Should I have settled with such a strong case? YES. They would have appealed me to death and I didn't have any funds left to defend myself. This is usually what David has to do. What many people look for is the "right" answer. The answer you want to hear. Some lawyers will give you that sales speech. Honest lawyers with integrity probably won't. Charles is a fighter and will fight for his clients to the end!! And, through this painful time he was my advocate and defender, and even though we've had our moments in the pressure cooker, he never lost sight of his mission. Now, he is my friend.

I searched…read morehigh and low for an attorney that would eat, breathe, and sleep the law -- he came through. He won't baby you, he's direct and to the point. He doesn't tell you what you want to hear but the reality of your case -- even if it's hard to swallow. I appreciated his honesty even if it was hard to hear because ultimately, he saved me money where other attoneys were willing to bleed me dry. that said, he found a remedy to my case that avoided litigation and I appreciate that. I would definitely use him again. while all lawyers are expensive, I found him to be affordable given his experience. His paralegals are great and kept me informed which I appreciated. I read the review below, Charles might be tough but remember he's just as tough when he's fighting FOR you.
