If your own property looking for a management company, this is not the place for you. They have horrible customer service. The owner. Rick is arrogant and a liar. The only time in five years I saw anything from these people was when I signed my lease. they never came to fix anything, all they did was cause confusion and separation between the owner and myself as a tenant. Rick sent me a three day pay or quit when I deducted maintenance work from my rent that I had done in the past several times then he told the owner not to speak to me two calls confusion. Rick then wanted to do a walk-through. I had no problem but they decided to show on a day when I was at work and then wanted to charge me $1250 because they came without giving me a notice. After they increased my rent and then I served them with a 30 day notice at the end of my 30 days they told me that I had zero deposit coming back to me when the place was left cleaner and better state than when I first moved there cause like I said they never fixed anything. I did a conference call with the owner, Rick and myself to which Rick ended up hanging up in the middle of the call because his argument was weak. He couldn't go against me toe to toe with my truth because his was filled with lies. Now he may seem OK if you're renting for a week or two on a vacation stay but as a landlord tenant situation this is the worst management company ever don't waste your money. Let me start by saying how unprofessional this business is Rick Bella and Luis will lie to ur face. I was a tenant at one of the propriety they managed lil over 2 years I never called to repair things just did them myslef.but when it came to receiving my deposit back .it became a real problem. First I found out I over paid rent almost 2 years ago that they never informed me of.had to fight to get that back .after emails and texts messages that went under answered for a week I finally was able to pick up that check.then it came time to pick up my security deposit. I was told many different lies first the owner has not sent the money to us .which she did .then it was they sent a check to my house which never came then it was we sent u 200 but they owed me 3200.luis then called me Said I would have a check in a week.but this to would of been another lie because the owner Rick Garcia is on vacation in Mexico where he is most the time .after long messages and many bs statements being told not to text him or call him .which I did not stop Rick decided to wire me my money from his private acct .because I would not go away quietly. This company is very unprofessional and stay on them to be paid.i had been texting and emailing them over a couple weeks to be paid Rick informed me he had no clue about this situation until today which is also a lie because I emailed him personally. Only after he found out I knew the owner of the home and knew she already gave them the money .was I paid. Please if they owe u money keep on them .this company wants u to give up on your money so they can keep it. Please be very aware of your rights and ur money.since Rick want to post let's update this .the owner of the home sent my money to them on the 9 .of this month I've reached out and email him and his staff and called I kept getting the same no response or them saying we sent u a check which they never did.Rick also sent me a copy.of what he said the list office sent him.telling me it was in my post office box .I don't have a post office box and the paper he sent me does not have my address on it. These people knew I over paid my rent for over 2 years and never told me .and when informed I wanted my money back.he didn't get me paid right away I told him I would get a lawyer and then.all the sudden he could get me paid and then I had to drive an hour plus to go pick up.a check . Now by law they have 21 days to get u paid it's been 26 days and the Luis informed me I would have to wait another 5 days for my check and I said no I wasn't waiting anymore then him and his staff would not answer my.calls so I call from a friend's phone guess what they answered then .then all the sudden Rick was on my phone stating he won't be home until.june 10 and I told him I wasn't waiting until then to be paid .then he was I'll wire u the money.Rick staff told me I was being paid waited 5 days wasn't paid then called back and was told I was gunna wait 5 more days and only then did I become mad and lost it with him.and his unprofessional staff. I will never do business with this company. We applied for a rental in Murietta, paid $60 for two adult applications ($30 each) and were approved for the home. We paid almost $2600 for the deposit with the anticipations of moving in aprx 12 days later. Two days after paying the deposit we received a phone call telling us the homeowner was pulling the listing. It has now been three days and we've had nothing but excuses as to why they cannot give us our money back. Today they wait until five minutes after our bank closes to tell us they didn't realize the banks closed at noon. We had been dealing with Luis who became nonresponsive and instead the owner Rick started calling, texting, and emailing. His offer was that he would write us a check but we had to drive an hour away to pick it up or he would get it in our bank. He had the information yesterday but conveniently did not see the email with the information until after our bank had closed for the day... Seeing a theme here? Totally irresponsible of them to list a home for rent that it turns out they had never stepped foot inside of prior to listing for rent, AND taking our money for a deposit and our application fees as well as every other person who applied for this location. Perhaps the most irresponsible and unprofessional business practice I have come across EVER! Edited to add: He on the other hand suddenly was able to provide a screenshot of the transfer of the deposit as well as the application fee we paid for this property today after numerous texts to me, many in all CAPS which reiterates what I said about him being unprofessional. I stand by what I say in my original post, and find the reference to the plumbing company is completely irrelevant and a threat to that companies well being. That plumbing company is not owned by either one of us so why mention it in a reply to my YELP review? I suggest you remove it, or continue on that path at your own risk. read more

A little context- I inherited a rental property from my father, and at the time he had a nightmare of a tenant. She refused to pay rent, and absolutely destroyed the property. When I say destroyed, I am talking over 10k in damages. Every single door was broken as was every single window. The kitchen was trashed, the bathrooms were torn up and had mold issues. She also left her three huskies on the property when she moved out. Oh, and to top it off, I live on the east coast- 3k miles away, so managing all this is a stressful logistical nightmare. I decided to do some research and look for a property management company and found Rick Garcia at Express Property Management, who had glowing reviews. I decided to give him a call, and I immediately knew that this man knew what he was talking about. I hired Rick and his team to first fix the property. It was a huge job, but he had his right-hand man Luis lead the project. First, let me say both Rick and Luis are top notch guys. I found them to be very communicative- updating me every step of the way. They took photos, and explained everything that needed to be done, which was a lot. I appreciated the fact that Luis was always very cognizant that this was an expensive project, and kept his eye on the cost, while also focusing on the quality. He also helped me rehome those poor huskies that were abandoned (talk about going above and beyond). He gave great advice, and we definitely built trust with one another. The rehab of this property took about 6 weeks, and I could not be more pleased with the results. The property was restored to something my father would have been very proud of, which means so much to me. We now have hired the team at Express Realty to manage the property. They collect the rent and deal with any issues that arise. When it is time to sell the property, I would not hesitate to hire Rick and his team. Express Realty has a team of hard working, trustworthy, respectful people. I could not recommend them higher. read more

I hired Express Property Management to help me find tenants for my investment duplex property in Desert Hot Springs and also manage the property. The company did a good job finding the right tenants for me. They did all the necessary screening and checking procedures to select only qualified candidates. I gave 4 instead of 5 stars due to some miscommunication that resulted in slowing down the renting of the second unit. I am a tenant. Looking at one of their ads which talks about evicting people tells you whose side they are on. I have lived in a house in Hemet for nearly 2 years. I really like the house. I really dislike the property management company. Let me explain. When I moved in the place was not ready. It had an insect problem - earwigs, roaches and ants. The dish washer was disgusting and non functional. The cooker looked like it was 30 years old. There were no locks on the bathroom doors or the bedroom doors. I called the property manangement company and they too a long time to get back to me. It was clear to me that getting them to do anything around the place was unlikely. Still, i am handy so i thought i would do some of the work and charge them. I did some of the work and they were willing to pay although not for my labor. I replaced the cooker with a brand new one and one of the "realtors" called Luis got mad at me over the phone. I have no idea why. I think he is a control freak. I asked several times about getting the dish washer fixed. Still waiting. Luis did send around a couple of his guys. They said they would be back the next weekend. On the assigned day they called me up and said "We cannot make it. We might be able to come next week" . Excuse me!!!!!!!!!! The paint job in the kitchen is appalling. I am continually sweeping up flaked paint. There was a leak inside the garage. They ignored it. The electrical sockets all need replacing - the plugs fall out. They ignored my request. I do not mind doing the work but I feel my labor should be reimbursed and I doubt it will be. Then Luis came and banged on my front door one Saturday evening at 6 pm and got angry about something I had done which he did not like. My wife, who has got cancer, got quite scared. I had this company to manage my property, and let me tell you.  You can not find a single honest person in this company. The owner rick will do anything to steal your money.  The company does not honor its contract agreement.  I sign a contract with them and there were $500 dollars tenant placement fee and a $99 dollars monthly service fee, but rick the owner decide to charge me $975 dollars for the tenant placement fee and they also illegal charge me beyond our contract agreement for another 7 months and now he is refusing to return my money.  They also do unauthorized work on the property. In my case, one of the employees Delors contacted me and told me that she is going to send an AC  repair guy to check my AC unit and she will let me know before the technician worked on my AC unit, but the next day I received a text from her saying that the technician fixed the AC and she sends me the bill. I email the owner (rick) and told him that I did not authorize the work, but he said that the company is authorized to spend up to 300 dollars without the owner's agreement. Trust me the owner will do anything to steal your money. They are also causing problems between the property owner and the tenants. Especially when there is work that needs to be done on your property and you don't use the company vendor. They do not look after your property. All they care about is how to get your money. I had a tenant who smoke in my house and broke my dishwasher, and the company was not even willing to send a letter to the tenant for violating the lease agreement and smoking in my house. My experience with this company was a nightmare. Spend a few extra dollars on another company and STAY AWAY FROM THIS COMPANY. read more

I don't trust just any company, so before we did business with express realty we did some research, asked Rick, company Rep, a lot of questions. asked property rentals owners, as well renters how was doing business with Express Realty. Their answers were very positive. After carefully reviewing all the information, we visited their office and made the contract for one year. As expected, payment received timely, auto deposit is very convenient, email contact is great, and if you have any questions they always answer the phone and offer solutions. My girlfriend and I have been going to Las Gaviotas for the last few years and love staying at Rick's unit 1104 and 1204. It's nicely furnished with all the amennties for a fun and romantic getaway. The oceanview on the balcony is so beautiful!. I love surfing in the mornings and then play pickleballl with the GF at the the tennis court. In the evenings we walk across the street to the local restaurnat and enjoy the delicious tacos and craft beers along with live music. Or we can drive 5 minutes to Puerto Nuevo for the best lobsters meals ever. I highly recommend staying here for the incredible accomoations and good prices too! read more

This is my second time staying at one of the Las Gaviotas properties that Rick manages. It's so nice here that I don't want to leave! The apartment is well equipped with everything you need to be comfortable. The location is perfect as it's so close to the beach access, walking distance to some nice restaurants and a quick drive to Puerto Nuevo with many more restaurants and shopping. This review is for Las Gaviotas in Rosarito, 17 unit 1. First, let me tell you this place is breathtaking. I went with my boyfriend for Labor day weekend. This is a private community. Directions: We came from Los Angeles and from the border we took a taxi to this place and all we had to put on navigation is Gaviotas. It is a mile before Puerto Nuevo, so if you reached Puerto Nuevo you passed it. The community is on your right side, look for the rock wall and a big sign that reads Gaviotas. If you pass it, you will have to drive about a mile to be able to return back. Check-in: You have to print out the documents Rick sends you and show them to security. Once they confirm they will direct you to your condo. When you reach the condo, entry is on the right side of the building. There is parking only for one car. Condo: You are told to find Pelicano 17 but the building reads Casa de Cronkys. It is a two-floor condo. Parking is for one car only. Unit 1 is the top and unit 2 is the bottom, so first, come get the parking. You can try to park in other places but most places are booked with other guests. We got the top unit and once in there... WOW!. It is a one-bedroom condo. It has a huge living room, dining room with a table for 6. The bathroom is a decent size. Hot water takes a while to come out, just a few mins. There are two balconies. One in the bedroom with a view of the street. The street is a bit noisy but it's manageable. The second balcony is the view of the ocean. Here they have a bbq pit, but it was a bit dirty so we didn't use it. It is gas and it's already hooked to the gas line. Back to the bedroom, it has a WALK-IN CLOSET! The TV though isn't connected to cable or apps so there is only one channel you can see. The Kitchen is big enough to do your cooking. They provide pots, pans, plates, utensils, mugs, and cups. All you need is to bring your food. If you don't, then you can drive to Calimax (Grocery store). It is about a mile away. BTW, they don't have bags so bring your own bag. Community: There is a tennis court close by and there is a pool for the whole community. In the pool area, they have two areas where they sell meat tacos and fish tacos. From there you can walk down to the beach. The community is very peaceful and not a party scene. By 10 pm, no noise is allowed. Overall: Overall this place was wonderful and we will return back again. The reason for 4 stars is because there is no AC, only fans, the electricity went away for a few mins, and the dirty bbq. We were hoping to do some bbq on the balcony at night but didn't happen. FYI: They offer early check-in starting at 9 am, but you need to pay an extra $50. They also offer late check out until 7:00 pm but that is also an additional $50. Keep in mind, it depends on availability. Ask Rick first. read more
