If you want an insiders view on the real estate market, go with Josh. I say this as someone who originally started out with another agent recommended by a friend. I am a novice in real estate but I quickly realized that not all real estate agents are equal. Actually, most aren't even on the same playing field as Josh. We began asking what I would consider relatively simple questions to my original realtor. "What do you think the outlook is on a house in this neighborhood? Do you see anything about this house and its construction quality that concerns you? What would you do to improve the value here if we were to buy?" Our original realtor couldn't tell us anything that we didn't already know. Finally, I became fed up with the idea that we were paying this person who wasn't offering anything we couldn't provide for ourselves, except that he physically had a real estate license, and I pulled the plug on our relationship. Fast forward a few weeks and we, by chance, bumped into Josh. Let me tell you guys that Joshua Spotts is THE GUY and to look no further! We had a wonderful home in Central Gardens, but decided we wanted a different floor plan and to be closer to work and school. We used our previous realtor to list our house. After a month or so we found a terrific property in East Memphis, but our old house was still on the market. After weighing our options, we decided to bite the bullet and grab the new house before we lost it. I have to say, that I was pleased with the negotiation of our new house by our first realtor, but we still had a long way to go. We still needed to sell the old house. I mean, it was a seller's market and we had a wonderful house that had been taken care of and had loads of midtown character...but, another month passed. Two more months passed. Then three. What the heck was going on?! Of course, some of our friends chimed in and said we had it listed too high, but this is not what other realtors were saying and not what our appraisal and comps suggested. We're just not going to give it away! Interest rates were low, people are flooding back into Memphis, other houses were being sold within 24-72 hours, every other house on our street had sold and we had positive feed back from realtors and potential buyers....So what was the deal?! We were paying two mortgages, a bridge loan, two homeowner's insurance policies, two utility bills and had projects that needed to be done at the new house so we started hemorrhaging money. I started to question the method of how our house was being marketed. Basically the only things that had been done to sell our house was to have it listed and have open houses. I wondered if we needed to have it on social media platforms or if we needed to have something done to the house, but we really didn't get any answers except that maybe our troubles were because we had a corner lot. Some people dislike them and others, like me, really like them. So, I didn't accept that as a valid excuse. My last three houses have been corner lots! Realtors would ask us why our house hadn't sold and what was wrong with it that we were not revealing because there had to be something. They could not believe it was still sitting there. Our house was blacklisted or stigmatized because it sat for so long. Seven months passed and we were in panic mode. All we knew is that we had to do something different even if it was wrong because THIS was not working and we were headed south fast. Enter Joshua Spotts...... I spoke to a few realtors to see if they could shed any light on our situation and Mr. Spotts was on our list. We heard about him through a few friends and he had recently sold a comparable Central Gardens house within a couple days of being listed. I could go into all the details, but it would take another 10 paragraphs. The bad news was that he said although he understood we were behind the eight ball that we really needed to put down some money to do a few things to the house to transform it and give it the appeal it deserved. But the great news was that he was going to list it even higher than what it was listed for the first time! After Mr. Spotts left, we talked about it and he had just really given us a new confidence and a sense of calm that swept over us. We just both knew that if anyone could sell this house, it was him. We signed on with him shortly afterwards and followed the directions of his customized plan to a T. He has an incredible network of contacts in every aspect of the business and he makes things happen in an instant no matter the road block. We sold our house in 21 days after re-listing with Mr. Spotts and hit just shy of our list price! We had more showings in those 21 days than we did the entire 7 months prior.
