    Mold

    Poor quality, seems the builders don't care, not only have they left my back yard a mess with nails, trash, and a bunch of what seems like concrete chunks from something they ripped out or replaced. After the blue tape walk through they left things I asked to be fixed laying in the yard from wooden post with long nails and other wood piece with nails that thankful though hidden by the snow at the time my dog didn't step on them. The worst part is we wanted to replace the carpet and laminate in the dining room kitchen area with Vinyl since have kids and animals, when pulling up the laminate around the kitchen and breakfast bar area we found active growing mold and had been in the house for about 4 days since closing. It was a fight to get them to do anything which they eventually sent a mitigation team who cleaned the area and the air surrounding the mold but not the whole house. They refused to do a mold test to see what type or further testing to make sure it was all cleaned and gone beyond an air test. We had a test run our selves and they found active growing mold in the areas they they cleaned, disinfected and supposedly cleared. We have a newborn who has had positive respiratory test come back from his doctor at 2 weeks old.

    This is the garage where one of the holes is from a water leak! Remember we are only 2 months in this new mess of a home.

    If any of you other journey home owners are interested in slapping a class action suit LMK, something needs to be done to stop this madness. We've been on our new journey money pit for only 2 months and already seen sink holes so bad our fence had to be redone and gate wouldn't/couldn't open, a water leak in master bath, deck steps falling , concrete outside of garage replaced ( which is happening to I'd say 90% of the homes here) , the list is long and I'm getting angry just rethinking it all! And the warranty guy is a complete arrogant l, rude person. Constantly telling me he has over 900 other homes to take care of, as if that's my problem. Maybe if journey would slow down and take some pride in what they do. They through these homes up in about 24 days, and if twice one thing I've learned from having so many repair men in to fix things is that journey is the worst and they have (EVERY ONE OF THEM) told me journey puts the homes up too fast and don't care about the out come. Funny thing , well not funny , the owner lives in a $15 million home.....how want to bet that home has zero problems! I would love to start a class action suit , if anyone had more info and would like to be part of this please contact me.

    I'm posting here because I think Baessler is somehow able to delete Google reviews…read more Although I am happy to own a home and Baessler employees are nice as other reviews have mentioned, there were/are many things I've had/will have to deal with that I don't feel I should because Baessler Homes produces a quickly thrown together product. They seem to lack quality control and I'm not sure how much the construction management team actually manages the contractors throughout the build. I've had a few issues that the 1 year warranty has covered. Examples of this have been: inches deep water pooling in the corners of my garage after rain or snow (this was only fixed after months of follow up and insisting it be fixed), front landscaping that completely sunk in after a big rain because they didn't compact the dirt under the sidewalks of front yard areas, and them having to rip up the whole back driveway because they didn't connect the sewer lines. I feel I lucked out as neighbors had much more serious issues (a wall that literally moved because the framing wasn't nailed in, walls totally out of plumb, sewer smells for the better part of a year, a hole in the floor under carpet, water leaking through lights on the first floor, the list goes on...). There are also many things that I haven't been able to get them to fix, the most concerning being the HVAC. When the weather is above around 75, my upstairs is regularly 8-10 degrees warmer than my downstairs (even with buying heavy curtains, closing off registers, and buying vent register booster fans for upstairs). It's miserable in the summer when I have to make my downstairs temperature 65 degrees to have a somewhat comfortable temperature upstairs to sleep. I worry if my AC unit can keep up with trying to accommodate for the poor design. Their warranty contractors try to gaslight you and say your issue isn't that bad or not an issue at all, while knowing they've gone to multiple other addresses with the same concern. Another headache is that the cheap baseboards are not primed or painted on the bottom, so if you get them the slightest bit wet (think mopping, stepping out the shower, spilling a cup of water anywhere near the edge of a room), they sponge up and are completely ruined. If you do choose to buy with Baessler, make sure you have the time and energy to commit to holding them accountable for "warrantable" items (months of emails back and forth, arranging to be available for their warranty contractors, sometimes the Baessler tech or contractors don't show up, so rescheduling, having to remind them that there's still an issue, having to convince them that the issue is truly an issue, etc.), and understand that this list will likely be longer than it should be. If you're the least bit handy, you can also probably do a better job than their warranty contractors, especially on anything cosmetic. Non warrantable items, which should have been done correctly, will be up to you to live with or fix yourself.

When I interviewed her (over the phone), she confirmed what I had been reading, that she is very intelligent and extremely knowledgeable about real estate. I was an out-of-state buyer, but she made the entire process almost as easy as buying the house next door! For example, she used FaceTime to show me homes via video and was happy to allow me to stop her at any point to answer my questions or my requests to zoom in on something in the home. She also enabled me to use computer signing on 99% of the documents during the entire home-buying process. I chose to travel once to see the house I was buying during inspection, but I could have done the entire purchase remotely! I was a first-time home buyer, but Angie was very patient with me. She volunteered to thoroughly go over the purchase contract and later the closing documents with me. Angie is very busy because she's naturally in high demand, but she never failed to answer my emails, text messages, or phone calls promptly. If she was too busy to talk right away, she was happy to schedule phone meetings with me, where she made sure I got the answers to every single question I could think of. One of the reasons I chose Angie is her reputation as a good negotiator. This paid off for me because she got me a very good agreement with the sellers to pay for almost every maintenance issue my inspector had identified! At short notice, Angie was able to get repair estimates over a weekend to support her negotiation with the seller on Monday. Angie volunteered to do countless things that benefited me during the home-buying process. Some that I can remember are as follows. She volunteered to keep in touch with my lender so there wouldn't be any delays in the closing process. She inquired about an unknown fee she discovered on my settlement statement to ensure I was required to pay it. She attended closing on my behalf, collected the house keys at that time and connected with my daughter later to give her the keys. She contacted the title company to get a tax certificate that specified a zero balance, so we were ensured that all the sellers' property taxes had been paid. She worked with the title company to get us an out-of-state mobile notary at a good price. She even told me what was especially important to look for when reading the HOA documents. Angie continued to volunteer great advice even after the sale, such as how to sign up with utility companies and how to avoid title/deed scams. She even gives her customers a "Valuable Contacts" list, which is a gold mine of trusted painters, roofers, handypersons, etc. I highly recommend Angie Spangler for anyone buying a home in the Fort Collins, CO area!

I highly recommend her. She has a keen eye for detail, wants to keep her clients happy and creates community wherever she goes. She is sharp, pleasant, forth-coming, detailed. We will not hesitate to use her again.
