From the first call to receive a free estimate through to completion, Maria, Ivan and the Pittsabana team were a pure delight to work with. Their knowledgeable and professional service made the potential headache of major home repairs dissolve. I initially contracted Pitttsabana to remove the ineffective box gutters from my 1900 home that had been poorly repaired in what some might call a 'fix and flip'. I called for the estimate on a Friday of a holiday weekend and Ivan showed up first thing Monday morning to take drone imaging of the gutters in order to provide the most accurate estimate. I was provided two estimates: one to repair the existing box gutters and another to remove them and install a seamless aluminum gutter system. In the end, I chose the second. However, upon removing the box gutters, Ivan' team gained access to the attic for the first time as I have no internal access and discovered considerable water damage, NO Insulation, and shingles slapped on top of other shingles to hide the actual state of the roof!! (No wonder my gas/electric bills were so high!) Ivan contacted me immediately with images and knowledge of how to go about fixing the roof, and again I was provided with multiple options to choose from. Ivan was willing to come to the house and patiently walk me through my options, explaining the differences between the plans, as much of this was new to me. This allowed me to pick the plan that best fit both my aesthetic and my budget! Ivan's team arrived early every day, worked diligently, and adapted their work schedule to meet the needs of my family (ending earlier than they otherwise would have one day). They thoroughly cleaned the area every day to ensure that my yard was safe for my dogs. AND they went above and beyond, fixing some 'poorly flipped' items they discovered along the way! By the time all was said and done, I have a functioning gutter system, a STUNNING new roof with proper ventilation, properly lined and capped chimneys, and a crew I would consider friends! 20/10!

We recently purchased a 100 year old house with a slate roof that appeared to be on its last legs. Though at first we thought we had a few years left, we quickly discovered multiple leaks. When we started calling roofing, several said that repair was effectively impossible for a slate roof of this age (quoting an astronomical sum for a replacement), and additionally that because of the existing slate, even replacement with an asphalt shingle roof would be extraordinarily expensive. One company that only did slate roofs even looked at the job and refused to bid because the replacement was "too large for them." One of our big goals was to keep the house in touch with the aesthetic of the neighborhood -- which meant that slate or tile was really required. While they did bid a full replacement as well, Robert's suggested that a repair was also possible -- effectively writing a contract that would repair all damaged slate that they found including damaged underlayment (but not structure damage). They noted that they preferred to repair the roofs since it was overall less wasteful and can get significant extension on the roof life. They also had a decent quantity of "pittsburgh weathered" slate that was in good condition, based on other jobs they had done in the area where they had been able to salvage the slate. This reduced the difference in the appearance of the replaced slate when the job was done (though our job was large enough to need additional "new" slate as well). Their bidding process was by far the most professional we saw of any company -- they used a drone to evaluate the roof, and as we moved towards signing a detailed typed contract one of their foremen came out to evaluate the roof directly and ensure they would have enough material to complete the work (in our case, this did result in revising the contract price up slightly). Other companies literally wrote up a handwritten itemized scrawl for their 6 figure replacement cost, based on evaluation from the ground only. Along the same lines, both during the bidding process, as well as during and after the project, it was always easy to get someone knowledgeable on the phone -- regardless of if it was a question of cost or a technical question about the install or replacement. Additionally, Roberts was able to supply several addresses and photos of in progress repairs they had done. I do wish that they could have had a number of these ready to go (they should be proud of the work they do!), but it took a few days for them to supply them. That said, it was reasonably easy to see repairs they had done that looked quite natural. They also help to arrange for a subcontractor to replace dormer siding on top of our slate roof without a mark up. While the work was underway the crew was very professional. The site was impeccably clean every day after they left. They also patiently spent time with me answering questions about progress every day. During the work, they did, indeed, discover that several rafters had failed necessitating emergency structural repairs. They did the work to immediately effect the repairs and left the roof watertight all within one day. Obviously this is a highly stressful situation for a homeowner, but their crew and central office both demonstrated a zen-like level of calm and focus that was extremely comforting. To do this repair, they did need to tear some holes in the ceiling of our finished attic -- and did some additional damage inside the attic due to how the tarps were taped to the ceiling plaster, but they also connected us with a contractor they trusted who was able to repair all of the interior damage. As the work proceeded, it quickly became clear that there was significantly more damaged slate than they had originally anticipated -- all in, it was approximately half of the total roof area that needed to be replaced. However, they kept their commitment to take the burden of the cost of that overage, and we paid exactly what was quoted, plus a comparably modest sum for the unanticipated structural repairs. Since the work has finished, we've been able to rely on them for advice about other related projects on our roof, which they don't do directly (notably, questions about various tradeoffs on our gutter system that they weren't able to subcontract). Several months after the repairs, we noticed some of the underlayment in the garage appeared to have been split/damaged during the installation of the roof. With basically no questions asked, Robert's sent out a team and made the necessary repair. Though no project of this scope is without minor issues, Robert's clearly went above and beyond my expectations from a roofing company to deliver a solid repair and have demonstrated that they are committed to the happiness of their customers. As we had been living in the house (an old house in Bloomfield) for some time, he offered us a fresh perspective, which we valued immensely. He informed us of some issues that we were unaware of (such as an old electrical line coming into our meter from the street, loose roof shingles, etc.) that should be addressed. This provided us with a helpful starting point for setting up a schedule of necessary home improvements. Andy took his time to answer all of our first-time home buyer questions and impressed me with his knowledge of the construction, electrical, and plumbing trades. He walked our house during the Covid pandemic, and followed all proper safety procedures. We added on a pest check sub-contracted through Griffin that was fast and thorough (and luckily revealed no termites). We were able to schedule an appointment within a week, despite a crowded schedule, at a very reasonable rate, and received the inspection report within a few days. Andy was professional, friendly, and efficient. I would highly recommend him for your home inspection needs.

I'm a curious person, so I asked LOTS of questions throughout the inspection and Andy was very generous and patient in explaining his inspection to me. He is knowledgeable about Pittsburgh-area homes and what to look for based on the time period in which a home was built. Our home was built in the early 1900's and he talked us through how our basement and home structure was a product of that era and what we could do to best maintain it. His inspection was thorough and we received a well-organized, detailed report on the home within about two days. He communicated very well throughout the process and really helped put us at ease about the home we are purchasing. I would recommend him to anyone!

    If I could give a 0/5, I would. Very quick to sell you a job, in my case roof /fascia/gutter…read morereplacement. However, never advised that a permit is required in City of Pgh. Never obtained permit for dumpster as required in City of Pgh. Started "2 day" job in mid December 2020. Paid half down before they started. Never advertised. Violated every ethical cide of conduct. Says he's local (Sharpsburg) but is based out of Ohio including crew. Says they themselves would do job. First day goid. Second day, no call, but owner and 1 crew member showed up late and explained that cew is "sick", meanwhile I have half my roof off. Promised not to worry, they will take goid care of me. 2 guys on roof for a few hours then said they'd be back. Went to get ladder, etc. No one came back/called. Owner then said he was going away for 3 weeks and rest of cree not coming back because of serious personal issues. That was a tuesday. No call/no show til Saturday when I hear 4 guys outside. Bob Romea hired 2nd rate sub team that did property damage, mails everywhete. Garbage etc. They worked a few hours. Said they were "too cold". Left without explanation. By 12/24, I call another roofer to step in. Bob Romea (3,000 miles away) insists his sub team can and will complete the job. I wanted to hire another roofing company because their work was so deficient in every way and just eat the $5k I gave him. He absolutely refused said he sue me. Then it's raining/snowing in my attic where all my electrical is. Positively raining at night in a dark attic you could see it, on electrical/wood/insulation etc. Did damage to my bricks. Tried to oaint flashing instead of replace it as contracted. He threatened to sue me if I bailed and went to another roofer. Roofer examined and wrote report on so many defiviencies. Every lawyer I contacted said to sue him. All that I wanted was a quality job which I said from beginning. Turns out, F rating by BBB. 3 unresolved complaints. He wrote a statement that if rood didn't pass inspection, he would rip it out and start over. Mailed me statement then denied then said he couldn't find anyone to inspect roof. He tried to make so many corrections but job is horrible. Another consultant wrote another report, deficient. Took 6 weeks to complete a 2 day job. He yelled at me the whole time. I almost had a nervous breakdown. Got cited by City of PGH, no permit. It was hell. Swore this never hapoened before, but had serious xomplaints against him. I filed a complaint against his insuranxe company for all of the property damage. They "lost" it. Still haven't hears. I documented everything. Took pics. Can prove everything I say. Worst part was hiw he treated and yelled at me when I was so stressed out. Only goid guy was Chris, but he got pulled from jon so second rate sub crew could finish. Still problems with roof, no inspection, etc. Now he refuses my calls even though I paid him the entire amount. I regret hiring him. They did absulute crap work and never completed contract. I would rate a negative number if I could. My experience was horrendous with Bob Romea Roofing Middle Street Sharpsburg pa. What good is his warranty if he wont take my calls. Stopped trying months ago. Stay away!!

His previous construction expertise, combined with his home inspection experience and friendly demeanor, made for an extremely smooth and enjoyable process. I received his inspection report quickly and while certainly comprehensive, it was still very easy for a lay person to follow. I feel much more confident in my home purchase having hired O'Leary Home Inspections. (I did elect to have the radon & pest inspections done at the same time).

Well, here's one more because Tim is a rockstar. My wife and I are first time homebuyers and the process of finding a quality inspector was daunting to say the least. I found Tim as a recommendation on a Pittsburgh Reddit post. Having worked in sales for over 20 years, his website was what sold me initially. "When - and if - you speak to my competitors, you'll notice some of them practice the "High Pressure Sales Pitch." They'll dance around your original question: "HOW MUCH DO YOU CHARGE." They don't want to let you off the phone until they've made a sale. I don't believe in that: I'll answer ALL of your questions, and if you want to call me back later, that's fine with me." Tim was very communicative about the process, offered discounts for bundling inspections and paying cash. The day of he explained everything thoroughly as neither of us know anything about the structure and quality of a house. His report was color coded and very detailed. We knew what was urgent, what needed to be fixed in the future, and what would be normal upkeep. He answered every one of my questions and was patient with me. It is beyond evident that Tim loves what he does and that shows in his work. He didn't scare us but rather prepared us. He also recommended Joe Blume for a sewer and drain inspection and we trusted recommendation. They are a great team and we're so glad we trusted them to help us with this process. We're glad we could support a small business owner and if we ever buy another house, Tim will definitely be our go-to inspector. Don't think twice, Tim is THE inspector you want. THANK YOU, TIM!!
