Development Contracting - In this 1930s home, we removed the wall between the kitchen and dining room to create a bright, open space with modern style.

The experience was all positive, and the work was second to none. We initially had a leak in the water heater which caused water damage in the bathroom located on the ground floor entrance. Joe and Serge came to the house and wrote up a proposal for the insurance company which was approved almost immediately. They replaced and painted the drywall, installed flooring in the bathroom and replaced the toilet. The job they did was so good that we decided to have them do the upstairs bathrooms, and the laundry room in the hallway with new flooring and toilets. The kitchen was the next project which we had them do with new quartz countertops. They sent 360 countertops to measure everything and fabricate the materials we had bought previously. The work was done in three days. The floors were done after that, and everything exceeded our expectations. I cannot say enough to express how happy we are with the finished product. I would highly recommend these guys for any home improvement projects, and I will reach out to them in the future for any additional work we need. Two thumbs up to Joe and Serge who both went the extra mile to make sure we were totally satisfied.

Joe had some great ideas on how to get more money approved so that the project could be properly funded. Once the funds were acquired, his team worked fast and efficiently to complete our project. They went above and beyond when it came to the project. And when we moved back in and found some little things that needed fixing, they were there the next day to correct them. I will definitely be contacting Joe the next time I need contracting work done on my house.

The bathroom needed a complete overhaul, including new plumbing and wiring, as well opening a window that had been partially covered in the previous remodel. Other areas that needed substantial repair included a water closet with a single toilet on the basement landing, tiling in the kitchen, a microwave installation, ceiling cracks in the living room and dining room, chipped wall paint in hallways, the aforementioned kitchen ceiling leak, and replacement of outdated wiring and plumbing in the basement. It was a sprawling remodel-and-repair job. JDL came highly recommended and did not disappoint. They patiently spent a lot of time with us up front on the overall design of the project, from the attic to the basement. They laid out the cost of the project, including options, in great detail. The price wasn't cheap, but it was fair, and we feel we got more than our money's worth. These folks are professionals. Once JDL started the actual work, we were impressed with the overall project management, the exacting craftsmanship of both their own employees and the subcontractors, and the way they treated our house as respectfully as they would have treated their own. They cleaned up after themselves every single day, communicated about their progress regularly and made all significant decisions in consultation with us. The result is a bright, modern bathroom that nevertheless blends in perfectly with the 1915 style of the house.

When we had to readjust our projected budget downward due to money lost to an incompetent planner, they worked to complete the project with fewer dollars. We are extremely happy with the result. Joe Lyons is scrupulously honest, as are employees Teresa, Dan, John and Trevor. It was a pleasure dealing with JDL. I would recommend them with the highest possible accolades.

Their understanding, and professionalism throughout all obstacles with my home repairs, (they know what I'm speaking of). They kept their cool. At least in front of me. Phone calls after phone calls as I was out of state. They took on this monster, without any grief but with guidance . In the end the buyer and myself were very happy. Thanks again, PDX Green Team! You're the best. If I ever buy or sell anything again in Portland you guys will be my go to A-N-G-E-L-S! I could write more, but I did when you asked for your last request on your E-mail, the letter of recommendation was longer than here to eternity, unfortunately, I think it erased and never sent. But they also took the time to ensure I understood what each step involved and didn't just do it all for me. I appreciate that! I would happily recommend them to anyone!

Bobbi helped us define our requirements and really helped us crystalize what we were looking for - asking questions we didn't think we needed to know the answers to - but ended up being highly valuable and helped us narrow down our search criteria. Now, that meant we were looking for a goldilocks house that was just right for us. But we were in a position to bide our time and learn what areas and layouts we liked and didn't like. Bobbi helped us through all of it and was thorough, professional, and thoughtful. We truly believe having Bobbi and Alicia as our buyers agent gave us an advantage in the market. Bobbi negotiated excellent concessions and helped us have confidence we weren't buying a lemon. It was surreal when we finally got our keys, and we couldn't be happier with our new home. The design and build process went fairly well and we got pretty much what we asked for. The small details are what we didn't know to ask about and things you think are obvious are not. For example, 2 outlets in the master bath instead of one. We made a change before plans were approved, and were told it couldn't be done. Our Realtor helped us with that one and we got the change at an added cost. I would highly recommend using your own realtor to help guide you and not let you get pushed around. I also recommend using your own mortgage broker. The recommended one would have cost us more than the discount. The build team was pretty good. Amanda was truly amazing and Stonebridge is lucky to have her. Eric was frustrating. I'd ask questions and he'd say he would check with the builder. Really, that's you!!! When it came time to close and do the walkthrough, we got delayed a few days and needed to close before our interest rate lock expired. Give yourself plenty of time to get all the walkthrough items completed before you sign. Take your time and look at everything! If it's cosmetic, they won't fix it at the 90 day. We had paint touch up done at walkthrough, it was very obvious in one place and were told it would fade in. Nope and they almost didn't paint the entire wall at 90 day. I know this may seem a bit nit picky, but it's a brand new house and it should be right. So, get it done before you sign the paperwork. The 90 day went fairly well. It does take time to schedule the work and you do have to keep on top of it. One of the repair guys did say to me that Stone Bridge is really one of the better builders out there and that does give me confidence that I do have a good house. It was a learning process doing a new build. I've learned some lessons and know things that I'd add next time. Given my experience, I would be comfortable buying another Stone Bridge built house.

However, our experience since that time has been very poor. We've had multiple issues with the home including the hot water heater and the garbage disposal going out. Stonebridge homes consistently refuses to participate in any repairs. They also offer a one-year warranty. However, after that point they take no responsibility for anything going wrong, including major appliances like the hot water heater. They also created issues while building the home including putting on the wrong countertop and putting doors on backwards that made travel through the house. Very difficult. Fixing these issues cost quite a bit of money and was added to the cost of our home. Well it's very helpful to have a company that lets do semi-custom homes. The service is very lacking and they need to reconsider their stance on follow through and their honesty with the quality of their homes.
