    We found black colored wall and contacted within warranty and they ignored. They ripped off tiles and wall but they didn't fix them.

    One of the WORST Builders around. They talk a good game but do NOT follow through with their claims if it's the least bit inconvenient for them. We purchased a new construction home which had been sitting for sometime. We unfortunately were stuck with little options at the time and thought we would be moving shortly anyway until the Pandemic changed those plans. As others had mentioned when walk-through or warranty issues came up, they would make all kinds of excuses saying they were Building or Industry Standards and not do anything. We were told on one issue that nobody ever looks there so they didn't fix it. We started finding other parts wrong. They claim about "Behind the Walls" construction is so great but when you actually look "Behind the Walls", or even on top of the door or window frame, that is when you find the truth of the matter. First thing that was defective was the Vertical blinds they installed as part of the Sales agreement. These were some of the flimsy P.O.S around. We struggled to open and close them and finally the rod broke off and we couldn't move them at all. The Subcontractor's response was to replace with the with the same poor quality blinds or pay $1300 for a different style of blind we didn't like. No other option was presented and since we couldn't use this sliding door to access our backyard, we called another company who came right away and installed a much nicer looking and quality that actually worked the way vertical blinds should operate. Next the backyard was poorly landscaped with the bark dust causing slivers in our and our dog's feet. The grass was not leveled and my wife twisted her ankle a couple of times. Stonebridge's solution was to poor sand over the entire yard to smooth out the bumps. Unacceptable. We ended up hiring someone else to do the work. Next 3 doors were rubbing or sticking with one so bad we couldn't open it. The repair person noted the trim board was warped and instead of replacing it, just pounded in a bunch of nails to try to flatten it out. Top Notch repair work......NOT!! All the trim around windows and doors was not painted on the top portion of the trim. Stonebridge's response: "Nobody looks up there" and "Industry Standards". In the end, they did nothing! The Access door handle from house to Garage, literally fell apart in my hand when trying to open it. Ended up repairing it myself! The ceiling light fixtures would not come apart to change LED light bulb that went out shortly after moving in. Stonebridge refused to come out and fix it and told me to "pound on it with a shoe" to open it up. One worked this way the other, started to open then the whole fixture detached from the ceiling. Luckily I had good reflexes to catch before it dropped and broke. The Hot water is intermittent and takes forever to heat up and it's not that hot. The Furnace runs almost all the time! No energy savings here! There is water underneath the house! Here is the most hazardous and lack of proper workmanship of them all! The Master Bathroom wall next to the walk-in shower started having a stain appear just after moving in. Stonebridge would not come out to look at it due to COVID. When they finally did arrive, the first contractor said "Not my problem". 3 weeks later a different contractor came out and said "Not my problem". After the 3rd time this happened, I said it's someone's problem. A co-worker suggested I go to the State of Oregon Contractor's Board. When I informed Stonebridge of this, magically a group of people showed up. This group determined what they thought the problem was and started tearing up the wall and the tile floor as the tile floor had cracks in it. They found out the tile was discontinued and were going to replace it on the floor only but would not replace the matching backsplash because the problem wasn't there. After a heated discussion, they finally agreed to replace the backsplash too. During the demolition, they found MOLD under the tile covering a majority of the bathroom. They called in an "expert" told me to leave the room "for my protection". I could hear him and the Stone Bridge person talking. The expert said 2 fixes. One permanent and one band-aid. Guess which one Stone Bridge presented me? You guessed it. The Band-aid fix. I said unacceptable and this is where it sits. After 2 years of battle with this company, they said there was no warranty in the first place. They said there is no cover for mold problem! They didn't give us copy of warranty document. We acquired from lawyer. It says not responsible for mold or sickness from that. There is no massive mold if there was no construction problem. This is how they can scam you. Be aware of it! We found out later this was Don Morrisette involved company. When we looked at his reviews, we saw a lot of complaints and some of those for the same issues we are having. Name changed, still poor quality and Customer Service!

I, along with my daughter and her husband and countless others, maybe hundreds and thousands in Oregon and Washington (and elsewhere), have been duped out of what is owed. After "investigating" this company, I believe their conduct is fraudulent and that they are engaging in unfair and deceptive business practices through their reward program. Just do the math-if my rewards over the length of the loan were 40 thousand dollars, and if 200 people had similar amounts, that is $8 million that they don't have to pay all the people they sold these loans and rewards programs to. It could be a PONZI scheme. Of course, they will tell you the Rewards Program is a separate entity. It may be legal, but that is going to be a weak defense, because if they benefit from the program, which they can't disclaim responsibility for when it fails! By the way, the Rewards Program is in the same building as Direct Mortgage's corporate office! Besides, all the Rewards Documents include the Director's Mortgage Logo! I requested this information over six weeks ago from Direct Reward Representative, Jennifer Easton, regarding the DR business entity, the jurisdiction in which the company is incorporated, and the name and contact details of their registered agent, and I have not heard anything to date! As others have mentioned, my loan was sold to a servicer within days of my loan closing. A company that has thousands of complaints! I encourage all people to file complaints with the appropriate state regulators: DFR Consumer Complaint Form (Oregon) Federal-Consumerfinance.org Oregon Attorney General's Office Do a review on Google as well! For some, if not all of you, complaints can be filed against Directors Mortgage and Direct Home Rewards! May the Force Be With You

Requests for any needed repairs were addressed quickly, communication was good and Behzad was very kind. We lived at this property through the pandemic and when our businesses were forced to close with no notice, he worked with us to be able to manage rent during that time, for which we were so grateful. We would have continued our relationship for years to come, but the owners decided to sell. When we moved out, our full deposit was returned. He will respond to your emails. We walked through the home together at the time to sign the lease and he told me where the flaws were and to write them down. When I had an issue with the rental, he did not ignore it and worked with me to resolve the issue. He cares about the condition of the properties and wants to keep them maintained. Basically, just having the opportunity to talk and establish a relationship with the person you are renting your home from feels very nice - like the old days.     I found our buying agent, Brian Migliaccio, through the nation-wide lender (of the property I owed…read morein CA) who had a relocation connection with Hasson. While my relationship with the lender went down the drain during the pre-approval process, we began to develop a relationship with Brian already so we decided to go with him, out of three researched/recommended realtor options we could have gone with. We had a great experience with Brian and after two bids on two different properties, the second seller went w our bid which Brian strategically helped us with. The first bid fell through due to that seller's inability to resolve an inspection of significant changes... in the end, where we ended up is sooo much better! Furthermore, he seemed to communicate well with the selling agent and our loan broker, as everyone was on the same page during escrow. Brian was awesome and very communicative of the buying process here in OR. There are some minor differences from CA that we're new to me... how a buyer can get an offer accepted but have buyers remorse (or similar) and come out of contract in 12 (or so) days! That's rough for sellers imo. Brian had worthwhile recommendations for contractors, inspectors, and local food/activity options. He was personable, honest, clear to explain the process and our options, and prompt with communication and his schedule. I felt he had a good gut-sense on the two selling realtors, and gave us his professional opinion of each bid and the feedback we got from the seller's agent - this is invaluable to me. Out of three property purchases I've gone through in my adult life so far, Brian was by far the best buying agent I've ever worked with. I would (and have) recommend him and would use him again, if we move again (hopefully not anytime soon - packing stuff sux!!) Also, Alyssa at Hasson helped us get the support we needed to relocate up here from the Bay Area. She provided details on the different levels of service we could use and made it clear on the process. While I did think the relocation would have been more hands-off for us initially, in the end it was probably better for us to deal with the moving company and auto transport vendors first hand, rather than have an middle-person/coordinate for us. All-in-all Hasson was a great resource for us in so many ways for us to voluntary relocate to the area (we were not sponsored by our employers). Buying property is a stressful life event as it is, but I felt we were taken care of and respected. Thanks so much, Brian and Alyssa!!

And the photographer captured the beauty of the condo and the surrounding area. And that was all included in the commission! She also helped my ex-husband find his home and helped my son and daughter-in-law sell their home in Southwest Portland and find their new home in Sherwood. I highly recommend Sophia.
