What stands out most is how they handle the relationship between landlords and tenants. It would be easy for a property management company to simply favor whoever is paying their fee, but SPM doesn't operate that way. They advocate for both sides, making sure landlords' investments and interests are protected while also ensuring tenants are treated fairly and their concerns are taken seriously. That balanced approach builds trust on both ends, and it shows in how smoothly things run day to day. Their transparency is also worth noting. I've never had to wonder what's happening with my property. Expenses, lease matters, and maintenance decisions are communicated clearly and without ambiguity. When requests come in whether from me or from a tenant they handle them promptly and effectively. Nothing falls through the cracks. Maintenance gets coordinated, questions get answered, and issues get resolved without me having to follow up at all. That reliability alone takes a significant amount of stress off the table. Overall, SPM strikes an awesome balance between being professional and staying personal. I'd recommend them to any landlord, or on the other hand, to any friends or colleagues who are looking for a rental.

When we moved in, the carpets were in unacceptable condition--they had a strong odor and visible urine stains throughout multiple rooms. It was clear they had not been properly replaced or remediated prior to our move-in. This made the home feel unsanitary and not truly livable from the start. We started cleaning the carpet and there were mounds of cat hair that came up as well as baking soda, assuming it tried to be treated superficially before we moved in. We reported everything right away, expecting a reasonable solution. He sent a company to clean the rugs, but the next day the odor and hair was still there. We reported the photos and smell again, and Instead, we were told by Brian (the owner) that they would only replace the carpets if we agreed to extend our lease AND pay for half of the cost--even though this was clearly a pre-existing issue. He would not come visit himself or send anyone to experience the issue first hand either. It is incredibly frustrating to be asked to financially contribute to fixing an issue that should have been addressed before the property was ever rented out. Basic standards of cleanliness and habitability were not met, and the way this was handled showed a clear lack of professionalism and responsibility. We could not afford to move out and pay that cost of moving, plus a deposit on another home, so we had to split the cost and sign the lease. They just had the carpets replaced and the padding underneath was completely stained and visibly destroyed. Overall, this experience has caused unnecessary stress and left us feeling unsupported as tenants. I would not recommend Schambs Property Management based on how this situation was handled.

    potential property owners and tenants, for the love of GOD do not do business with these scumbags…read more recently completed a two year lease with these clowns for a 3500 sq foot property in Cary. I will say they were fantastic right up to the point i moved in. with in weeks i had a water leak from the master bathroom requiring the master bath shower and tub to be removed and replace, (a three month process). (they knew about the issue before i moved in and did not address it, but painted the ceiling to cover the damage before i moved in.) they will conduct a 6 month review on the property. i get it, no problem but the old man that showed up came with a 360 camera. the same setups that relators use to show case a property. when i refused to let them use the camera they gave me attitude. they kept saying it was in the lease so i asked them to show me where i agreed to this. then they just conducted a walk thru and found now issues. also, it those two years, the washer failed three times and they finally replaced it. then the microwave/oven unit failed and they replaced it after a few weeks. at move out i requested a walk thru and they refused to complete one with me. i had to call three times a day for over two weeks before some idiot answered the phone and told me i would get any part of the deposit that wasn't used in 60 days. but he couldn't tell me what they were going to charge me for. please, rent from anyone else in wake county. absolutely anyone else.

It feels like they completely ignore their customers.Theyve sent unprofessional, unwanted vendors to my home to handle cosmetic issues I never requested, and in the process left me without access to a shower for several days despite me specifically asking them not to proceed with that work at this specific time. When my AC went out in the middle of summer and my thermostat was reading 84 degrees, I practically had to beg them to send someone to fix it. On top of that, my rent increases every year, and there are random additional fees that are never clearly explained. While I truly love the townhouse itself, I am choosing to leave solely because dealing with this company has been such a nightmare. On the rare occasion you do get someone to return your calls or follow up they are rude and completely unhelpful.I strongly recommend avoiding this company at all costs.

    I stuck with this property management company for five years, paying them every month. The one time…read moreI actually needed them, they completely abandoned me. My tenant had an unauthorized cat in my home which is an undeniable lease violation. Professional cleaners found cat urine on the baseboards and cat hair all over the house. They provided a written letter confirming it. I already know what MozeZen is going to say. They'll claim there were no damages which is irrelevant. The $400 pet fee isn't for damages, it's for simply having a pet in the unit. They'll probably also try to hide behind the fact that the tenant was allowed to have service animals. Doesn't matter. By North Carolina law, a cat cannot be a service animal. Instead of doing their job, they refused to collect the fee and told me to go chase the tenant myself. This whole situation reminded me of insurance. You pay them for years, then when you actually need them, they're useless. The broker in charge, who made this decision, wouldn't even speak to me. I was told she had more important things to do. So, imagine you have an issue with a property management company you've been paying for 5 years and the decision maker won't even take 10 minutes out of their day to have a discussion with you. Five years of loyalty for that disrespect? If you just want a basic property management company and never have any tenant issues, they may be okay. But the moment something actually goes wrong, you're on your own. Save yourself the headache and go with someone else.

Due to an oversight by their Accounting Team and Ashlee Malone, I received a threatening email saying they will be taking legal action against me. My house flooded twice and 0 sympathy was given by their team. I am now out a $4,000 rug and they are threatening legal action over a $600 security deposit that they sent twice that they clearly saw had been deposited. This feels like a scam as they saw it was deposited. I've never dealt with a more unprofessional and inconsiderate team than MoveZen. I hope and pray nobody else has to deal with them or go through a similar experience I have gone through.

    We worked with Acorn + Oak for roughly 3 years managing our rental property, and unfortunately our…read moreexperience steadily declined over time due to poor communication, constant turnover in points of contact, and lack of follow-through. The final issue that led us to terminate management involved landscaping/tree work that perfectly summarized the broader problems we experienced throughout the relationship. We requested quotes for landscaping work in mid-March and did not receive them until we followed up weeks later. When the quote finally arrived, the pricing didn't add up correctly and had to be clarified after additional follow-up. We approved what was described as trimming and cleanup work, but communication throughout the process remained inconsistent. Scheduled work dates were missed, partial work was completed without updates, equipment was left at the property, and both we and the tenant repeatedly had to ask for status updates. Most concerning, a large holly/privacy barrier on the property was cut back far beyond what was communicated in the approved scope of work. We were later told after the fact that the vendor believed mildew/mold treatment required such an aggressive cutback, but that was never explained to us before the work was performed. Had that been communicated upfront, we would have had the opportunity to discuss options and understand the actual scope of work being approved. The larger issue, though, was not just the landscaping situation itself -- it was the ongoing lack of proactive communication and oversight. Over the course of our time with Acorn + Oak, we went through multiple points of contact and consistently found ourselves needing to follow up for updates, quotes, scheduling information, and basic responses. Even our tenant expressed frustration with delays and communication issues. For a company charging a 10% management fee, we expected significantly better service, coordination, and accountability. Instead, the experience often created more stress and work for us rather than less. The Broker in Charge ultimately allowed us to terminate our agreement early, and we are now self-managing the property while evaluating better long-term options. I rarely leave negative reviews, but I think it's important for prospective owners to understand that communication and consistency were major issues in our experience.
