Karen King Property management was one of the worst experiences myself AND a large number of my neighbors have ever had. We had repeatedly made formal complaints of high heat in the buildings. And were gaslit saying it was our individual units and our problem and that nobody else was complaining. The parkade was consistently running at 30 - 33 degrees, the common hallways and stairwells were running at 31 degrees and of course the residual heat brings unit temperatures up. Main floor tenants were experiencing temperatures of 26 - 30 degrees in their units throughout all seasons. The maintenance company they had hired are just as incompetent as they are. This is a huge health and safety concern, and it feels like health lawsuits waiting to happen. We have many pets, elderly, children and individuals with immuno compromised systems and being exposed to constant temperatures like this is hazardous for a healthy individual. The last administrative assistant they had answering emails did not care in the slightest, and would consistently dismiss any concerns. They had recently stopped maintaining land which our condo fees were paying for, this is another safety concern at this was happening in the winter as well as other seasons. There are so many layers to this very problematic company. We have recently gained a new management company, and have high hopes they will properly take care of our areas. Please DO NOT hire them, and before buying a property please see who the property management is. They are horrific. If I could give them no stars, I would. read more

As a long-time condo owner, I've had years of experience dealing with Karen King & Associates Inc.--none of it positive. This company consistently fails to follow through on basic property management responsibilities. Despite repeated complaints about noise violations, unauthorized tenants, unapproved renovations, and health and safety issues, they respond with deflection, delay, or worse--counter-complaints against owners trying to maintain the quality of their investment. We've experienced unresolved noise disturbances from adjacent units, guests smoking in shared areas, repeated door slamming, and garbage smells left unchecked. When renovations above us caused a leak into our ceiling (paid for by the condo fund, not the responsible owner), management did nothing. The same renovations also reduced the soundproofing in our unit--making everyday life far more disruptive. And when we reported these issues, we were either ignored or met with antagonism. This is not just my experience--Karen King & Associates has 26 negative reviews out of 27 on Yelp, is not accredited by the Better Business Bureau, and has a troubling reputation for lack of professionalism, transparency, and accountability. Calgary has many property management companies that offer better service, clearer communication, and more respect for residents. This is not one of them. Karen King and Associates might be the absolute worst provider of customer service of any kind. They truly are atrocious to deal with. The person assigned to manage our condo (Ryan) must be related to someone who runs the business because he would surely be fired anywhere else based on his remarkable levels of incompetence. Not only is he lazy, but he has a habit of gaslighting tenants into believing he has actually done the things they have asked. But this comes only after days (and sometimes weeks) of ignoring your emails and voicemails. Once you do get him on the line or he replies to you, he assures you he's done the task that clearly has not been done and says he'll 'look into' what happened. Not only did his incompetence almost cost us the sale of our condo (did not provide condo docs in a timely manner), but he also delayed us in replacing our flooring because of an argument that was wrong but he was not bright enough to know it, or at least look into it as we requested. Our flooring company was astounded at Ryan's resistance to listening to an expert or showing proof that he was indeed right. Finally, when moving out we requested several times to book the elevator. He finally replied late in the afternoon the day before the movers were to come that he was sure he did reply and that the elevator key was available for pickup at the office but that it was closing soon. After arguing, he finally agreed to meet us at a gas station to give us the key - could not even be bothered to come to the condo. Turns out, the key did not work and again, it took forever to get ahold of him, to which he asked if we were using it right. We asked for him to come to the condo to see for himself that it didn't work and he replied that that was not his job. Oh yeah, and then he threatened to charge us $75 if we did not return the key to the office. To any condo board out there looking for a unit management company, I would heavily suggest staying away from these clowns. And if for some reason, you must go with them, beg for someone other than Ryan. read more

Karen king & associates took over 2 months ego from our previous management, over 2 month they have done nothing , except complaining to home owners, how discuss ting our balcony looks , full of illigal items, Shelby making sure they can steal 100$ from our bank account, that's how much fine we have to pay to Karenking , management is worst then before, this 2 years old condo building full of holes on the common areas, elevator never fixed properly, cleaners are terrible. Hired contractors digging 6 feet deep holes around back yard , leave them un covered for a month , so small kids can play around and fell in. God save us from this management, 100$ fine if you have a balcony like ours. read more

Karen King and Associates has been fantastic to clean condo buildings through. I own Glass Castle Services and currently clean 2 small buildings for them. Here is what I like so far. 1. Karen king and associates seems to run a good ship as Alan Ribano and Justine Dzierzon make sure I'm paid on time or even early. As a small business this helps a lot. 2. They get back to me promptly on building issues and concerns. 3. Many people at the sites I clean let me know that Alan does a great job. NOT THE ATTITUDE KAREN KING ASSOCIATES GIVE .They are useless if something needs repair and the buildings are always broken or in disrepair. Too many rental units allowed in buildings with owners. AirBB being run outta there buildings putting residents safety at risk and building managers do little about it. No one to complain to for noise complaints so have fun sleeping. I had dealings with Karen King & Associates thru Andreanne Gaudet recently and was very happy with the response. There was an issue with ice build up and I emailed and got an immediate reply and prompt service. They have been the management company for Candlewood Estates for awhile and I have found that they always address any problems in a professional manner. read more

the worst management company I've ever had to deal with. they have gone and left many mobility challenge seniors whom need to use walkers and scooters trapped on the fifth floor of our complex without the use of our elevator. we have now been stuck for 4 days with Christmas evening being tomorrow. our manager Ryan just ups and leaves us a email late on Friday night, stating the elevator is down for repairs until Heaven only knows when. Now we find out Ryan won't be back until Jan. 30th. we the owners are absolutely disgusted and fed up with this shabby scum company. one poor owner on the fourth floor is crying and so upset because she relies on the elevator so she can get to our parkade to go to her cardiologist appointments as she just had a major heart attack a couple of month ago. If any condo corp out there is considering signing a contract with this company, DON'T and save yourself a whole lot of misery. And trust me, they have caused us a whole lot of grief In the last 5 years. We may have to lawyer up to get rid of them and file a lawsuit against them. read more

We have had Karen King and Associates managing our condo complex for a little while now, and I am increasingly dissatisfied with their service. I will come right out and say that I do not trust them. I am not one to write bad reviews online for all to see. It takes a lot for me to do this, and I believe this is a necessary review to write, to warn other condo owners about them. A while back, I was laid off from my job and fell behind in my condo fees. I stayed in regular touch with our board and property manager (different PM at that time) to let them know I was working vigorously to find both part-time and full-time work so that I could cover those arrears as soon as possible (something I have been doing for several months now, making monthly payments that are higher than my condo fees). I found part-time work first. Before I had a chance to find full-time work and start paying back the arrears in any significant kind of way, they hired a lawyer to write a letter threatening to sue me, and they added the cost of that lawyer's fee to my arrears. I was devastated by this because, to me, legal action like that should be a LAST RESORT used against someone who is avoiding you. It should never be a FIRST RESORT used against someone who is trying to work with you, especially in the economic climate we are all living in right now where people are being laid off left, right, and center. Anyway, since then, staff from Karen King & Associates have sent me legal bylaw documents to sign and return to them with some changes they want to make to our bylaws. They have sent me this four times, and all four times, I have asked them to clarify these bylaw changes before I will sign anything. Rather than answering my questions with any kind of clarity, they always just reply to say, "Well, if you are in arrears, you cannot vote anyway. So, just get paid up first, and then we'll explain the bylaws to you." In the meantime, they want me to sign these legal documents without any clarification so they can use my vote toward the full condo vote once I have paid back my arrears. They even sent me a letter saying that I am obligated to sign these. No, Karen King, people are NEVER obligated to sign legal documents without clarification. You are wrong in this regard, and this is highly unethical treatment from both you and our condo board at Treo @ Beacon Heights. I want to warn other condo owners about this type of thing. Any time anyone, especially your board members and property managers, expect you to sign legal documents, they had better be prepared to explain them properly and fully. You should NEVER sign anything without that full explanation, and you should NEVER sign anything you are uncomfortable signing, especially when that property manager is telling you HOW you should vote with sentences like this: "Please ensure you select the 'yes' option of the resolution." NO ONE, not your condo board, not your property manager, not any of your fellow condo owners, should ever try to tell you how to vote. But that is exactly what Karen King and Associates did. I have provided a photo to prove that along with this review. This company's staff tried to tell me how to vote while also refusing, several times, to explain the implications of me voting that way. read more

Karen King and Associates manages the condo building in which I am a tenant in down town Calgary and to be honest the quality and attentiveness of their management services has been very disappointing. This summer there was a dead squirrel laying on the side walk next to our building for approx. 2-3 weeks, rotting in the hot sun before it was finally removed. Their office is located in a living room of a house which I found to be very strange and unprofessional. Very inflexible and unhelpful when dealing with a disagreement. They withheld my parking pass from me due to some sort of dispute they had with my landlord. Nobody was empathetic or willing to help me resolve the issue. A woman in the house had the audacity to tell me to "watch my mouth" while hiding around the corner out of my view, possibly making a snack in the kitchen area of this office/house? As per Karen King's website: "(...) I realize the importance of specialized attention. I am responsible for coordinating with owners, contractors, and tenants to ensure successful building operation" There was ZERO coordination in my circumstance, ZERO willingness to help and ZERO empathy towards my situation as a tenant. Specialized attention? Not in my case, I was shooed away and treated as if my concerns do not matter. I was not given any real answers or alternatives, just told to leave despite the reality of me having nowhere to park my vehicle upon my return. No one cared. Overall: Rude, unhelpful and unprofessional. read more

They recently took over our building and within a few months had reduced our expenses by thousands of dollars, which meant I could tell our owner that for the first time in 10 years there are no condo fee increases. (I pushed for a decrease but our condo manager pointed out we needed the money for our reserve fund. Fair enough.) read more

Not just the worst building management company I have ever dealt with, but the worst company, period. A renter moved into the unit above us in a Karen King "managed" building and allowed her dog to use the balcony as a toilet- as you can imagine this resulted in our balcony and everything on it becoming soaked in urine and feces- Karen King would not do a thing to help us. After a nightmarish few months of documenting every disgusting detail with photos and video, constant emails, and even an official 3rd party inspection that proved unequivocally what was happening, we had to move because Karen King was dedicated to doing nothing. Hundreds of dollars of our things were ruined, and we spent hundreds more on moving. We had the misfortune of dealing with Justin Oborne and Karen King while trying to correct the issue and I cannot say whether their ineptitude is caused by an extreme bad attitude or low intelligence. Either way I urge you not to hire this company- it is not worth the hassle, and your home or rental property is too valuable to be put in the hands of incompetents. read more

As a property management company they do not have competent people in property manager roles and lack basic communication skills to ensure our condo board and owners are kept up to date on ongoing projects. Its property management company's like this that make me question why we even hire one; our condo board and owners often have to take control in order to get anything done. I gave notice to break my lease with Karen King and Associates on August 28, 2017 as I purchased a condo sooner than expected. I sent three emails with no response and finally got a hold of them by phone on August 30. They did not list the property for more than a week, never showed the unit, and refused to acknowledge comparable units in the building being rented for hundreds of dollars less per month. After paying a $500 fee to break the lease, which I was told was the cost required to cover their time and expense to find a new tenant, I was able to secure a new tenant at my own time and expense (posted my own ad, provided a two month rental incentive to make the unit competitive, showed the unit myself). The agency signed a new lease with the new tenant for a longer period than my own, then they came back on me demanding lost revenue for the extended period of the new lease. When I contested the charges as punitive and illegal, I was sent an email asserting that the charges were for inconvenience and frustration and that I shouldn't challenge the agency on "such a small amount." Karen King and Associates are unprofessional and unethical. At no point in time did they do their due diligence to maintain the unit, they attempted to apply punitive and fraudulent charges, and they regularly ignored repeated emails and attempts at communication. I will NEVER do business with this company again and I am shocked that property owners are still using this group to manage their property. read more

We terminated them due to issues with service, lack of communication and many mistakes in our financials including paying approx. $40,000 of bills that were not ours. I will be posting a more detailed review when we have completed the transition to our new property manager. I am extremely disappointed and cannot recommend them. read more

Unfortunately we have had a very poor experience with Karen King and Associates. We have experienced a lack of transparency, repeated mistakes managing fees, even with multiple reminders emails and phone calls. They are incredibly difficult to reach with inquiries and responses are somewhat rude. Disappointing to say the least. Hope other experiences are more positive. read more

They are a terrible condo management company. They forget condo owners are their clients. Board member minutes aren't gotten to owners in a timely manner. They run behind on maintenance. Dave argues over whether something is working properly when it's reported to him. I'm hoping their term is over soon and we get in a good management company. I do not recommend this company read more
