Scheduling was not a smooth process, however, and more than a week after they were contacted, we still had not been given an appointment. We contacted Nick at Colonna Consulting and easily scheduled a date for the assessment. We were also finally given a date by the first company, which was one day earlier than Nick's schedule. Their contract stated that reports were usually ready in 2-3 days, but that this was not guaranteed. Nick told us we could have a report the same day and that he would work on the architectural drawing over the weekend (appointment was on a Friday afternoon) if we needed one. We are very happy that we decided to go with Colonna Consulting. Nick arrived on time for our appointment. He was very professional and spent more time than we expected explaining what he found and the appropriate remedy. He was extremely patient and answered all of our questions. We did need an architectural drawing, which was completed over the weekend and sent by email on Monday. He sent the original directly to our contractor for submission with the permit application. Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.
