If you are a first-time buyer like myself, it should be the only choice you make. It was the best decision I made during this process. John is an independent home inspector, which means he is not working for your bank, he is not working for your real estate agent, and he is not working for the seller. No, John is working for YOU. You will realize this right away as he begins to explain the issues with the property you are having him inspect. His impartiality and objective analysis will allow you to determine whether you are buying a dream home or a money pit. John will also go into detail explaining the consequences of ignoring the observed issues. The only thing he doesn't do is start making phone calls to contractors to find out how much fixing all the problems is going to cost. That part is on you. If John finds mold, he will ask if you want to perform a mold test. I am glad I did - the analysis only took a few days, and revealed a plethora of specimens living in the basement. I also had him perform a radon test, and refer me to the environmental company that will do a tank sweep. Do not look any further. Johh Martino is the guardian angel/inspector you need. He's in no way the cheapest, but there's a reason for that. John inspects every inch of the property, top to bottom, inside and out. Every button is pushed, every knob turned, every plank walked. Our inspection took 4 1/2 hours yesterday. The longest our well-seasoned agent ever sat through. And it was well worth every penny spent. John may be the inspector that selling agents fear -- the potential deal killer. But in all fairness, he also provides suggestions for improvements rather than leave the buyer stuck for solutions. And when an inspector is that thorough, a buyer can also feel assured when an area is deemed "satisfactory" and a home purchase-worthy. After yesterday's inspection, we chose not to move forward with the purchase of the house. Based on John's findings, we knew we'd be looking at another $80K just to get the house in an acceptable move-in condition, never mind all the tiny repairs that were required everywhere. And that's not counting all the necessary additional inspections we'd have to add-on and pay for. It was clear that this house was no longer a great deal. Interestingly enough, I never had to submit my concerns to the attorney. Once the sellers learned how thorough John was, their attorney offered me the out first thing today! Quick synopsis: Can't imagine a better home inspector, he really seems passionate about doing home inspections and gets joy out of explaining things to home buyers. I could tell my agent didn't like him because he was so thorough Full: I found John through the online reviews. I looked for an inspector on my own because the listing agent was dual representing us so I wanted an independent review. John had pages of positive reviews on google and I felt that he would be a good option. When I arrived he was there already taking pictures of the home. Coincidence would have it that he was already at this home 3 months prior because a previous buyer had also hired him to look at the home. He had the unique opportunity to re-do the entire home inspection for the very large 4500 sq ft house sitting on just about an acre. He was able to check if items from the last inspection was fixed or not as the seller said everything was fixed. John was able to determine that many items were still not fixed. He has a very friendly demeanor and had nothing but nice things to say about the owner. He would pull me over when he saw i wasn't busy taking pictures of the home to explain in detail what he had found so far and what I should do to maintain things or what things i should do to the house even though it was not inspection related. For instance, he suggested a remote switch for the gas fireplace and putting a glass on it so that my kids wouldn't burn themselves. He spent 9.5 hours inspecting the house and my agent mentioned that she has never seen an inspector take so long! John responded, "Yes she has, i was here 3 months ago!" Whole home buying process is so stressful, within this whole process until you get home inspection done you don't know what you trying to get. So take your time don't rush the inspection, based on size of the house it will take anywhere from 3 - 4 hrs. After inspection from John, I feel very confident on what I'm getting from home. Excellent home inspector This is my first experience buying a home and getting a home inspection. I looked around thoroughly for a good inspector who was professional and detail oriented. 1st time home buyer here. Like some of you, i went on google/yelp and searched for "best home inspectors". Just want to thank everyone for writing a good review, one of the reason why I chose him vs others. Can't exactly compare his inspection vs others but was not disappointed. First of all, he replies back quick. He'll spend time discussing any concerns i had prior to the inspection. I was 10 mins early on the day of inspection and John was already there, geared up, and practically done with the exterior inspection. He was detailed throughout the inspection process. Best part was, he was constantly teaching you as he inspects so you fully understand what should be done and what things need to be done. He was always there to answer any questions I had. Loved how he gave rough estimate so i can understand what i will be getting into. As others mentioned, report was detailed! I received mines the next day...it was 116 pages, but i sense this is considered one of the shorter reports he produces. In summary, John goes above and beyond to help you understand the condition of the house to the best of his abilities. He inspects as if his own child is buying the house. A client recently told him it was hard to hear him thru the mask and face shield, he goes out and buys a microphone and speaker. Definitely a sign that he listens and cares. read more

this is my first time buying a home and John Martino spent a good 3 and half hours walking me through the house and pointing out things that I never saw. He took the time to explain to me everything he was looking at and what he was looking for. And he went everywhere in the house from the crawlspace to the attic. Even though he pointed out a lot of things he was able to explain to me what should be replaced pretty soon and what should be replaced or keep an eye on for later. I have heard horror stories from people saying thier home inspector did very little or made it sound like you were buying a ticking time bomb. John was neither of those extremes. He even had his report to me within 48 hours of completing his inspection. One piece of advise, try to have your inspection done in the early part of the day. Especially if it's a hot day. read more

John is a super nice guy and he performed a very thorough 3-4 hour long inspection on the complete interior and exterior of our house. He provided a very detailed inspection report as well. There is a lot of information in the report, but this includes absolutely anything he could identify, whether it was a big or small issue. Even though we have now closed on the home, I will probably continue to refer to the report from time to time, just to keep an eye out for the minor potential issues he pointed out. I'm in the process of buying my first home and I'm doing it without an realtor so I don't have anyone to ping questions off of with basic questions. John was extremely helpful explaining the inspection process and letting me know exactly what to expect before, during and after. He thoroughly answered the MANY questions that I had. During the inspection he explained everything in way that 'dumbed it down' enough that I could understand what he was talking about even without any context, and if I didn't understand the first time he would explain it another way so I had no confusion. I admittedly didn't ask many questions during the inspection and John even pointed this out after the fact but I think that's because I'm buying from a friend who I can call if I can't, for example, figure out how to work the thermostat. He did tell me from the start that if I wanted him to explain how anything works he was happy to show me, I just didn't need it. Also, since I'm buying from a friend I already knew about many of the minor and cosmetic issues with the house so I was considering the home inspection a technicality at that point, but John found a few things that even the owner (who is a full time electrician and part time contractor) didn't even know about. He also identified a few "at risk" items that I should keep an eye on and provided me estimated repair/replacement costs of those items when I asked. The report I received from him explained everything he and I discussed during the inspection and there were even a few things included that we didn't discuss because i had to step away at the time. To that previous point, I don't know if it's usually the realtor that walks around with the inspector or if it's an inspectors choice, but i was told by many friends that you don't walk around with the inspector and they just send you the report to review afterwards. John had me walk around with him most of the time (I could walk away when I wanted/needed) and talked through everything he was looking at... and he dumbed it down enough that i understood what he talking about. I would definitely recommend John to do your home inspection! Plus it's a small business so you know you're 1) supporting a person rather than a huge corporation and 2) getting a personalized experience.
