Accurate Inspections and Michael have a reputation of a very thorough inspector, which sometimes causes controversy, so I hope I can clarify the situation a little. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it. read more

This inspector is by far the worst person any buyer or seller would want to use. He ruined the deal for our buyer as the things he reported were so far stretched that our buyer backed out. I have been told this is very typical of this man as he then gets a second inspection and gets to make more money. He actually said our furnace was leaking toxic poisonous gas and if that was the case we would have died years ago. Our furnace was also tested by a professional with no issues. He then said our garage was going to cave in at any moment and again it was checked and this too was a lie. The best one yet was he said our entire house smelt like mold and was most likely full of mold. Pretty amazing that I was a health inspector for over 30 years and know a little more about mold than this moron and on top of that my home was completely renovated within the last 5 years and we never ever had mold. If you don't perform a test how can you even state such a thing! I could go on and on with the nonsense that this man comes up with to make himself look like god. Our buyer backed out after trying to get us to lower our price substantially for issues we knew were not legit. In the end we ended up with a better price and buyer so it was a win for us and a loss for the first buyer who lost out on great house and probably overpaid for a second inspection. This man should have his license removed and will be reported to the better business bureau. Do yourself a favor and do not waste your money on this guy. No house is perfect but there are plenty of other inspectors who are not alarmists and liars like this guy! What a joke! read more

Wow!! Amazing! After a terrible experience with another home inspector I decided to do a second inspection on the property after the closing just to be sure the home was safe. I had used Accurate in the past and knew he would be fair and honest. The only reason I didn't use him initially was because he was booked up and I called too late, so please book early, he's busy! Unlike the prior inspector, Michael spent nine hours walking every inch of the home and property with me, explaining where everything is located, what needed attention/repair, and most importantly pointed out quite a few very dangerous issues in the home that were missed during the first inspection. He was thorough, fair priced and had my incredibly detailed and organized report to me within hours after the inspection. Can't say enough! This is the guy to use. read more

I recently had a home inspected by Mike. Scheduling and talking with the people on the phone was seamless. Mike was well prepared for the inspection, he brought his own ladder, gadgets and tools. From the beginning, he let me know that he is working for me. He told what was wrong, why its wrong, how I can make the wrong right, and tell if I'm lazy and i don't do anything about it, what will happen. I really appreciated that, since I am dropping my life and saving on a home and always lazy. Even though many of the items he pointed out are working, it was still good to know that once i become the owner what I will need to lose sleep over. Only problem was the insect guy they scheduled for us. The exterminator didn't take the time to walk us through of his finding like Mike did. It was a very hot summer day during the inspection and he took his time and checked every area for us. He was on the roof, up in the attic, lifted ceiling tiles, and in crawl spaces. Okay, so back to our experience during the inspection: Mike walked us through every room of the house that had nice new modern shiny fixtures and finishes. He wasn't distracted by that at all. He found the homes secrets which were BIG ticket items (I MEAN BIG). I mean, the defects were so bad he would keep checking in on us to see if we were okay. His check-ins made such a disappointing process much more palatable. Side note: when you hear such horrible news during an inspection for a home you love, Mike will (respectfully) tell you the truth, NOT what you want to hear. Home buying is an emotional process. When you step away and look at the objective evidence presented to you, you'll feel appreciative and grateful you had someone in your corner telling you the truth and not feeding into what you want to hear to move things along. This helped us make a reasonable counter to account for structural damages and eventually helped us easily walk away from a shiny apple with a rotten core. Okay, back to the inspection.... Mike also let us get involved in the process. For example, he pointed out issues in the attic and carefully guided us up so we could see exactly what he was talking about so it would be easier to explain to the sellers in the negotiation process. I personally got down on the bathroom floor to look at the level of pooling in the shower and saw how dangerously close the water was to overflowing into the rest of the bathroom space. These are little details that really made the experience worth it. The most valuable portion of Mike's service is his knowledge. He truly is a master of his craft. IF YOU TAKE THE TIME TO READ HIS MATERIALS, EVERYTHING--YES, EVERYTHING, you will understand exactly what I am talking about! Mike breaks down exactly what is a structural defect, what should be done for proper maintenance, and what things would be nice to do to increase the longevity and use of the home. Having that tiered approach helped us tremendously with negotiations. We were able to obtain rough estimates of the minimum cost to correct the structural defects and went in with a strong argument coupled with a strong supporting report, in addition to estimates, and Mike's impressive CV. Due to the extent of work that had to be done, a meeting of the minds did not happen on this particular property. HOWEVER, we are so appreciative of Mike's thorough examination of the property. Heaven and hell is what I'd describe the home buying process. The former refers to the time when you're gushing over how your future house might look like, how you would decorate (or redecorate it) and thinking about all the nice furniture you're going to put in the home. The latter refers to the nuts and bolts of the home buying process, including (but not limited to) the financing, the wrangling and of course, the home inspection process. Home inspectors are really a crap shoot in so many ways. For those of you who have experience, you know that blindly trusting a seller or broker to recommend you someone is a big "no no". But even if you are smart enough to avoid that trap, how do you know who's good even if you're trying to find someone on your own? Fortunately our friends recommended Michael at Accurate Inspections to us. They recently purchased a home and spoke highly of Michael's reputation and his attention to detail. With that in mind, we happily asked him to inspect a home that we were planning to purchase. Even though he costs more than other inspectors - there is absolutely NO doubt he is worth every penny he is charging for. For starters, Michael is working for YOU. From the moment we met him, it was abundantly clear he is very passionate about his work and the responsibilities associated with it. He is clearly on your side and offers very up-front assessments based on his work. That means he's not going to tell you what you want to hear, but rather - what you need to know. He also does a fantastic job of explaining everything in great detail. There are plenty of stories out there of people who had buyer's remorse because of a cheap/quick/easy inspection process that by passed some obvious structural or other issues would have identified the home as a giant money pit. I am so happy that I went with Accurate Inspections when looking for a new home! We hired Michael to inspect a house. Like most reviews say, service is expensive. However, we were satisfied with the inspection. Mike speaks out loud and clear about issues whether you or someone likes it or not. Such level of professionalism shows ones dedication. He does help customer give "winning points" by analysis the issues. I asked questions before, during, after inspection and Michael / front desk answered all. Michael was present at property before the inspection and already started analyzing it. The moment we came he greeted us and immediately started walk through. He would complete a section then ask if there are any questions. He showed us show to detect the broken window seals, analyzed at evey possible accessible area, documented and photographed each area of concern. He also pointed out not just the issue but also inconvinience due to the placement panels/sockets etc. He showed us extent of water collection in sump-well, extent of rust in furnaces etc. He is definitely sharp and experience that he found issues that an expert may not be able to catch. He also gives a followup call after inspection educating about major points. We received link to report within 2 hours of inspection and mailed copy within 5 days. We paid 849 plus 40 for wood inspection and accurate gave radon for free. If you are looking to purchase a house that is not newly constructed then we recommend Michael. I am giving Michael Del Greco of Accurate Inspections 1 star only because I could not select 0. He is the most horrible inspector that I came in contact with, and my business partners and I have purchased several properties over the past 15 years. Michael was rude and obnoxious and exhibited zero professional decorum, neither to his clients, the home-owners, and nor the Realtors involved during this transaction. He also generated a 25+ page inspection report, which in essence picked the house apart and unnecessarily exaggerated non-material defects (which exists in most homes). I believe that Michael employs that strategy as a way to justify his exorbitant fee - which run about ~$500 above any other inspector. Use his services at your own risk. read more

Michael is a highly experienced inspector for 20+ years. His price was justified as I also asked younger lesser experienced home inspectors that were 1/2 Michael's price. Our home inspection took 2 hours. Afterwards I received a thick binder with the entire inspection report. I needed Michael's experience to help me determine the safety issues on a fixer-upper home in Maplewood, NJ. I was eager to make an offer to buy a very old home, but as our inspection went on Michael pointed out everything that needed to be addressed such as: Radon, Lead, Asbestos, Mold, Foundation problems, incorrect attic insulation, bathroom leaks, poor drainage in the lot, sewer line problems, trees that were damaging the property among a host of others. I quickly gained new confidence with what sort of project I was walking into. For example I was paying approximately +$8,000 in "home value" for a backyard deck that was built without a permit, not up to code, and ready to fall down. If I had bought the property I would have to spend thousands of dollars to rip it down or spend a few weekend tearing it down myself. Another issue was the +$15,000 "home value" garage that was built without a proper foundation, leaning to one side and basically rotting away from the inside out. Michael pointed out those issues and after making requests to hire more contractors and specialist inspectors I was in progress to spend another $1,950 for these specialists to come out and inspect the property further before closing. Michaels inspection proved in the end that the home needed much more work than I realized at first. After the inspection I really knew what I was getting into. I had no idea that the hidden problems with the home would cost me at least $35,000-$75,000 on top of an already insanely high offer price. read more

We hired Michael to inspect a house, he did a great job, going through every nook and cranny of the property, advising us (real estate rookies) of any issues that might come up in the future. Besides being professional, punctual and efficient, Michael demonstrated a very thorough knowledge of most issues.
