    Are you thinking of buying from this company? Please, for your sake, don't. Save yourself the absolute nightmare of dealing with their bad designs and poor workmanship. We bought a home from them in 2023. I did so aware that the quality of new construction homes from tract builders is generally not amazing and that you have to keep on top of things and hire inspectors if you want to have the hope of having a decent experience. We did all that. We still ended up with a total disaster of a house. What happened? Well, where to start! Within a year, we had water and mold in the walls by our front door because our stoop wasn't graded correctly and all the water from the roof pours down over the doorway. Most of the houses in our neighborhood had the same problem. To KB's credit, they did remediate the issue. However, the "design flaw" on our house meant we lost access to our front door, had to have loud machines running on our lower level 24/7 for a couple of weeks, and had to be home every day to allow the remediation company to check on things and to let people in for drywall, grout, and painting. It was frustrating and time consuming. We had our house professionally painted when we moved in, and KB's painters wouldn't use our paint, so we had to redo the whole door area ourselves. Oh, and did I mention the concrete company they sent out initially just tried to cut grooves in our stoop for drainage instead of actually grinding it to the correct grade? Picture of this "repair" attached. And that was just one door-related problem. From the very first monsoon season, our sliding glass door track flooded the house. Then it started leaking from the top. Then from the sides. More water damage to the walls. We reported this on June 21. It took over a month of us steady nagging on our part for an actual repair to be attempted, and I say attempted because--after ripping out our entire sliding door frame, cutting into our stucco, and opening our walls (and leaving them like that for weeks in the middle of summer, leading to our house being sweltering and invaded by black widows and roaches)--they still didn't fix the leak around the bottom of the door. They also introduced a new leak--the new door frame dumped water straight into the wall! It turns out that three different trades had don't done their jobs properly. Install attempt #3, on the door resulted in a door that still doesn't drain properly from the track. KB finally admitted that the problem was that our house, unlike those of most of our neighbors, is an end unit that doesn't have another house blocking the rain from pounding the door. The door simply can't drain water fast enough because it wasn't intended to be installed in an exposed area. KB admitted that another home owner with an end unit was having the same problem and said that their engineers were going to design and build us some kind of awning or cover to prevent the flooding. We were grateful. We waited for word on the design. Two weeks later, they came back to us and told us no dice after all. Even though they admit this was a design flaw and that they took responsibility for it, the most they would offer us was $1000 reimbursement on the patio cover we will need to build to prevent the house they built us from flooding during normal weather conditions (see actual text exchange below). We're looking at a massive expense--and having to fight our HOA for approval of a new structure--just to keep our stuff from being destroyed if we're not home when it rains to shove a bunch of towels around our door. Stay far away from this awful company. In fact, don't buy a new build.

    DO NOT buy a kb home, 2.5 years in the house, my a/c went out, buyer be ware, stay away

I have bought a previously occupied townhouse in Chicago, a new townhouse in downtown Chicago, a luxury highrise condo in Chicago, a previously- owned $1.3M-plus single family home in Arizona and a couple of investment properties in AZ. I built 2 homes in a Lake Michigan resort area of Indiana. All of them were great (or actually perfect). The home in Sedona has been nothing but a burden. The selling agent lied to me about what was included in the price of the home and there was one problem after another. The construction was shoddy and there was one minor repair after another. I just sold the house, and I can't express how relieved I am to be rid of the absolutely worst home I have every owned or lived in. I would NEVER consider buying another property from Miramonte.

What brought us to this house tracking was the value of the product. Their standard offerings are superior to most of the competition. And the cost of up grading was cheaper than most other homes in the area as well. When you shop a new home don't be fooled by low ball offerings that cost a fortune to upgrade. Look at the over all cost of your finished product. It's then you'll see the real value of the Miramonte Boulder Pass offerings. Just ask the people who live here- they will tell you why they moved into the neighborhood.
