Lennar Home Builders use trades that do care about their workmanship. We have 111 defects where they basically is taking the home apart and redoing, repairing and replacing things. What is most disturbing is everything that they have repaired!! Still was a defect on the inspection report this builder has been in and out our home since July 2024 and we still are no closer to this house becoming a home! Every time we think it fixed the repairs fail and something else falls apart. I have had to use sick days and my pto days with no Compensation for Their screw up !!! We could not enjoy the house , Thanksgiving now Christmas We haven't even unpacked all of our things because of this nightmare. The house is truly a lemon house and you should be very careful before going with Lennar as your builder. What was suppose to be the best moments of our lives has turned into a nightmare Here is only 2% of an example of the work. EVERYTHING THEY FIX OR REPAIR ALWAYS HAS TO BE REDONE MORE THAN 3 times and it still is not fixed until this day 12/2024 . I am located in Maricopa AZ

    My mother, my wife and I just lost $12k to this greedy Company Lennar which showed us the only…read morething that matters to them is money. The first part of this is the letter i wrote to everyone i could find at Lennar. It took several trys to get a response and then it was a very generic "no letter". I am writing you at Lennar today as we are left feeling rather dissatisfied and quite frankly unimportant to Lennar as a home buyer. $10k down on Lennar at Peralta Canyon since August 1st. Immediately after agreeing to purchase this home, an adjustment of $5k more was added to the sale price. The house was scheduled for 2/2023. Since we entered into this contract, Lennar has dropped the prices on homes by $20k to $50k because the market has dropped significantly in this area. We chose Lennar financing because we thought it would make the purchase go smoother and believed that they would be more accommodating. However, after the $10k down payment was made, we were left feeling like there was nobody looking out for our best interest. On 9/19/22 I contacted Kevin Noonan asked about a $ adjustment because of the changing market. At that time, I also asked about locking in a rate. Lennar was offering up to $65k in incentives and a 4.5% rate lock on completed homes in their communities. Kevin stated "Peralta is just a few homes away from being sold out and then we will all get to enjoy the 'appreciation' that comes with being in a 'soldout' community". he lives in this community and his response seemed to only be concerned with the neighborhood comps. Today, (Nov 15) Lennar is marking down homes in Peralta Canyon. On 9/27, I was told they would give us $5k towards closing. I again asked about a rate lock. On October 4th, I was finally able to lock in a higher rate of 6% with a payment of $2,619. Coincidentally our completion date was moved back past 180 days so the fees were ours to pay. Since the Core Values section of your website states that you "are committed to doing the right thing for the right reasons," we are asking that you reconsider reducing the price to come into line with the current market. We were again told no and this and the price is the price. The value of the 2 homes we were selling had dropped over 10% since August. Many homes sit on the market and continue to drop just to get ANY offer. When we listed our realtor said they just sold their first home in 37days. Another realtor said the Phoenix market is down 10-15%.. Lennar still claims no market shift even though they in January had another drop in prices as well as interest rate offers for other unfinished areas of the Phoenix market. Better deals than the one i paid $2200 for. in January, we were now told the closing was moved back to February. after they took $2200. We listed our home for probably $50k less than we planned in August. one of the showing comments stated that we were priced at market value. We did not get any offers. My mother got an offer on her home for way less than she planned when we started this. Then they withdrew the offer. She also had to have an eye surgery in January which delayed her showings. Lennar never asked or seemed to care about any of our health or price concerns. Finally i contacted the sales representative to let them know we could not purchase the home at the clearly inflated price and interest rate they were not budging from. Once it was clear they would be stuck with a house at completion, they made a "too little too late" offer. Suddenly they would pay all closing costs (which they control anyway) and offered 4.5% interest. this still had us with either no money left over or putting much less down on a now overpriced home. I asked about price and they still said no change. I then asked in an email to lennar mortgage about the appraisal. would it possibly come in under, helping us buy for a fairer price. That same day i was emailed stating it miraculously came back exactly at the August price. This must be the only home in Arizona that is worth the same as August 2022! I said we couldn't make it work without a price drop and now, after all this time , the sales rep says "float me a number" and i can ask Lennar to drop the price. Now we had no time left to adjust the price of our home and make this work even if we could. Had they given a fair price in October, we could have priced aggressively. As Feb went on, we were left alone to decide between taking a bad deal or losing 12k. this house was not built for us. We were offered it after someone else backed out. we did not pick anything. we did not cost Lennar anything. Certainly not $12k. Nobody from Lennar even pretended to care about our concerns until they were going to lose a sale. they held our $12k hostage, offered new customers better deals. the contract says its "at the builders discretion" with the earnest $. All we got was an email. Nobody even checked in with us. corporate greed. The rich got richer. Stay away from Lennar.
