    Great work in the end, but I recommend being more diligent than me when previewing cost…read moreprojections. I advise others to obtain a detailed, itemized estimate prior to contracting - there was no mention of a minimum cost for our project. The final invoice of $879 included $729 for labor and $150 for "materials" that were not provided by the contractor. The project was to lay and grout 15"x30" porcelain floor tile in an 86"x65" bathroom. We purchased tile, thinset mortar, and grout from Floor & Decor (Merriam) and obtained estimates from four installers. Ronny was prompt in providing an estimate for the total cost of the project and scheduling the job. The work was completed 2 weeks later. Emmanuel installed the tile, taking 1 day to install & several hours the next day to grout. He did a fantastic job and cleaned up spotlessly - highly recommend! However, the project invoice was for $879, which included $150 for materials - yet we supplied all materials used. When asked, Ronny revealed his minimum for a tile project is $800 and this was his way to meet that minimum price. There was no mention of a minimum price and no itemized list of costs in his original, overall estimate. Had we known, we have included additional work in our project to reach the $800 minimum. Our compromise was to pay 50% of the imaginary cost for materials, bringing our final payment to $804. Summary: * I'd hire Emmanuel again to do an install without hesitation. * The overall cost was on par with other estimates. * There was no mention ahead of time of a minimum cost for this job. * High or low, estimates are just that - the actual cost should be for labor and not for imaginary materials. * I do not plan to do business again with Ark Flooring and Trim LLC in Grandview, MO.
